I am flat hunting in Hyderabad and see many availability in Myhome Bhooja. How are so many flats available for rent, sale in a most wanted premium apartment? Also, I am guessing maintenance must be high too. Wouldn't people who can afford to rent there be rich enough to own? Who exactly are buying/renting at such premium prices?

Hi everyone, We’re currently exploring 2.5 / 3 BHK options under ₹1.7 Cr and wanted to get some community feedback before making a decision. So far, among the well-known builders, MyHome Vipina and Akrida seem like viable choices: Akrida: Closer to office (near IKEA). Vipina: Though farther, ORR connectivity makes commute time almost similar. We’re trying to understand the development prospects of the areas around both projects – in terms of infrastructure, upcoming commercial hubs, schools, hospitals, and overall livability in the next 5–10 years. We also checked out: Anvita Ivana – but the approach road feels too narrow right now, which is a concern. High9 – heard rumours about litigation issues and IT raids, so we’re hesitant. Any known issues with approvals, litigation, or builder reputation for these projects? Are there other projects in this budget range worth considering that we might have missed? From a resale perspective, which of these projects would hold value better? P.S.- NOT INTERESTED IN OTP OPTIONS AT THIS STAGE.
I am a finance professional, 31 years of age, and currently own a 2 BHK (1245 sft saleable area; ~1000 sft carpet area) flat at My Home Jewel, Madeenaguda. The flat is occupied by three of us in the family – my mother, wife and myself. This was a resale property we bought in mid-2023 at a good bargain, and we are generally happy with the purchase. While the size of the apartment more than adequately suffices our requirements today and is expected to for the near foreseeable future, we anticipate we would start to run out of space once we plan a family and have kids grow up in the next 4-5 years or so. I am anticipating this being the right time to start to think about and scout for our next house – ideally a larger 3BHK in a more modern society, in a ~10-15km vicinity of the Hitec City area. This would ideally be an under-construction property in an upcoming gated community by a reputed builder with limited execution risk. While we would be flexible with delivery timelines given no immediate need for a new house (would plan to sell this existing property concurrent with delivery of this new flat), I would like to ensure that the construction quality and amenities are top-notch. What are my potential options? Am I thinking about this correctly, or is this too early to plan?
Please share your thoughts on which is a better option between My Home Akrida and Aparna Newlands, in terms of quality, location between the 2, maintenance and aging, layout. To give context, Akrida is on main road but Newlands is on inside road. Newlands is almost 800-900 per sft more than akrida. Flat density of newlands is around 130 and Akrida is around 150. Newlands has hardly any east facing balconies for direct sun in morning. Not considering water issues, traffic in the area as it will be common to both. Also, not looking for any other alternatives.
My Home Krishe's smaller community and current quietness are positives. However, an interior road location, needing to go via Wipro Circle, is a daily hurdle. Your worries about surrounding undeveloped land are valid. New construction brings noise and dust. A stagnant lake means potential mosquito issues. Seepage reports or cramped parking are also worth considering. From what I've seen, 3.5 Cr for 2780 sqft, even with interiors, appears on the higher side given these specific concerns. Many newer Financial District projects often provide more direct ORR access and planned, extensive amenities, which might offer more clarity on future surroundings.
We’ve decided to buy a 3BHK flat that’s currently under construction and are considering two options — Aparna Newlands and MyHome Akrida. Newlands: 1866 SFT (Carpet area – 1231 SFT) Akrida: 2012 SFT (Carpet area – 1339 SFT) Density: Akrida – 12 towers (G+39), 8 flats per floor, total 3780 flats (151 acres) Newlands – 8 towers (G+41), 6 flats per floor, total 1976 flats (133 acres) Price: Aparna is ₹8 lakhs costlier than MyHome, as Akrida doesn’t have registration charges due to the MOU under Tellapur Techno City. Just wondering, if you invested purely as an investment with MyHome or Aparna projects, what was your experience? Did you make any money? My assumption is that they command premium, top-of-market pricing with little to no OTP or discounted deals. Considering standard CLP options, high entry prices, and holding costs, I don’t think they work that well as an investment(correct me if I am wrong)
