The model flat gives a perfect feel of luxury living with well-planned spaces and premium finishes. Looking forward to seeing the project come to life!

Went to see One by MSN recently. first thing I noticed was how well the sales team received visitors. Everyone was polite, helpful, and willing to answer questions. Spent some time understanding the project and came away with a good feeling about the overall experience.
One of the best project in the Hyderabad, Excellent execution and strong commitment to quality. The project reflects disciplined planning, skilled workmanship, and timely progress. Safety standards and material quality are well maintained. Truly a commendable construction effort.
Had a really good first impression during the site visit at One by MSN. The whole project has a nice, open feel to it, and the layouts actually make sense and feel practical. Plus, the surrounding area and connectivity are a huge bonus.
visited One by MSN Yesterday and got to know more about the amenities. The amenities at One by MSN were one of the highlights for me. The project seems to have put a lot of thought into creating spaces
It’s hard to find a great apartment, but One by MSN gets it right. The team is trustworthy, the flats. And it feels much fancier than other places that cost the same amount.
Excited to see such a premier lake view project to come up in Hyderabad. I particularly like the design and amenities of the project. This will be a standout project in Neopolis.
I like working out of cafés few days of the week. Been doing it for about six months now in Hyderabad. Laptop, coffee, headphones ; perfect setup But almost every weekend, I end up witnessing the same little drama. A group of 4–5 guys walks in together and spreads out across multiple tables. They’re not really chatting like friends. Not really working either. Just… stationed. Like they’re waiting. About 20–30 minutes later, one new person shows up. Usually brought in by an acquaintance. That’s when it starts. “Bro, you’re lucky you’re meeting him.” “He’s my senior.” “He’s made crores.” “Ex-corporate.” “Now he travels the world.” The word business starts getting repeated every few minutes. “You just need to invest 2–4 hours a day.” “Passive income.” “Global e-commerce.” “Asset building.” “We’ll build you a Microsoft/Amazon-certified website.” But no one actually explains what the business is. If the new guy asks directly, it turns into vague answers: “Trust me.” “It’s about mindset.” “If it was that easy, everyone would do it.” “I can’t explain everything without commitment.” I’ve even overheard nudges about taking personal loans — sometimes even those instant loan apps — just to “get started.” And the best part? The “senior” is usually sitting at another table. Or he steps out right before the newcomer arrives. Suspense builds. The acquaintance keeps hyping him up. Then he walks in. Confident handshake. Watch subtly visible. Voice drops slightly. Now it’s a TED Talk in Starbucks. I’ve seen this exact script play out at: • Blue Tokai (Jubilee Enclave & Gachibowli) • Third Wave(almost all branches) • Roast (Gachibowli, Madhapur, Banjara Hills) • Starbucks (Khajaguda & Banjara Hills) Every weekend. Same script. Different cast. At this point, half the café conversations are just MLM pitches “business… passive income… mentorship… business.” Please tell me I’m not the only one noticing this. Posting this from phone : excuse the formatting TL;DR: Every weekend, groups set up in Hyderabad cafés to pitch a vague “business opportunity.” They hype a “senior” who’s made crores, promise passive income for 2–4 hours a day, avoid explaining the actual model, and sometimes pressure people to take loans to “invest.” If someone invites you for coffee to discuss “the business,” be cautious.
I'm an engineer, 2022 pass out. I didn't study at a tier one college, just one of the hundred engineering colleges in Hyderabad. In the final year of my engineering I've sat through almost 2 dozen placements and have managed to bag about 5 job offers. I didn't worry about what to do after engineering at all. Now I am graduating soon and have gone through all the offers and realised not one of them is actually a proper job. Most companies are extremely deceptive, want to pay only 10k for the first 6 months and then would decide if they want to actually give the job. Some companies will give the salary from the beginning but I'll only get about 25k in hand. Do these people even realise what the living expenses are here? I would barely be able to eat twice a day with that salary. And I'm talking about companies like TCS, COGNIZANT, ACCENTURE, AMAZON. One company which offered 70-80k a month made me go through a week's worth of assessments and interviews to tell me I've been selected but will only get 3 lpa(20k a month In hand) the first year. Why do they think they can waste our time like this? This is just so exploitative. I'm filled with anger and fear right now. PS. I'm an electrical engineering, most these companies offer roles like "software engineer" but I have no other option because only one company offered a core role but atleast told outright that they'd only pay 10k stipend for a year. EDIT I just recieved an offer letter and the in hand salary for the first 6 months is 8k(training)+ later it's 20k for a year.

That same me walked straight into one today It started with a very professionally friendly call about a business opportunity .I was a bit skeptical, but he spoke so confidently that I thought, Okay, let me just check once.Sunday ne kada Big mistake. I go thereto there home… nicely dressed people, husband was wearing formals at home on sunday, Wife offered coffee , A bamardi ( original guy who called me ) lots of smiling faces… felt legit for like 5 minutes. Then slowly the keywords start dropping , values , money etc .At that point, my brain was like , Abort mission .And then the final reveal .It’s basically an insurance policy + MLM combo . I just sat there thinking , Endira… andariki vaddu ani cheppe nenu… nene ela ikkada kurchunna ? But then… Sheldon Cooper in me woke up from Sunday slumber I went full interrogation mode: “Saar… meeku enta vastundi?” He confidently: '100k per month' Inside me: Abbooo… Then his wife jumps in: I left my permanent job… and joined my husband . I said ,Okay saar, can you show your paycheck or bank balance . Smile. Topic diversion. Classic. Inka nenu questions start chesanu… ROI enti ? actual product sales entha ? retention ela ? After a point, his face said it all 'Eene tho ayye pani kaadu' Side lo ayana wife ki signal ichadu 'inka lite teesko' And then… asalu maza akkade start ayindi Nenu na Ipad teesanu , Na wife ki ardham ayindi 'veedu edo cheyabotunnadu ' I flipped the script 'Sir, actually Hyderabad lo lands lo invest cheyandi… very high growth ' Na daggara unna digital brochures anni forward chesanu Konchem sepu mundu 100k/month ani cheppina Rao gaariki… gontu lo velaga kaaya pandindi .. Dear folks, I consolidated list of projects which i visited personally and seek opinion from owners/tenants. Please add any of other projects which i missed here. I m mentioning here projects, Few are Tier 1/1.5/2 builders. Feel free to comment out which are comes under Tier 1/2/3 builders. Aparna and MyHome as Tier 1 builders. Rajapushpa - is in that league, their older projects have been stuck in delays, and even some existing ones have faced handover delays (e.g., Casa Lux neopolis and the Mancheruvula project phase 2). Jayabheri - definitely comes into the picture and can be considered a Tier 1 builder, or you could call it Tier 1.5. Their construction quality and timely delivery pretty much match Tier 1 standards. Sumadhura - can be worth considering under Tier 1. They've executed several projects in Bangalore and Hyderabad (Horizon received mixed reviews), but their recent projects have seen timely delivery, and the construction quality has been pretty good so far. I enquired with a few owners of Acropolis, and they didn't face any issues. Garden Brooks (Gaganphad) has been good so far. it's a solid builder. Prestige - (I'm personally not a fan of it after seeing Beverly Hills and High Fields, where maintenance isn't great according to my colleagues). DSR - has a strong foundation in Hyderabad and Bangalore, and they've done large-scale projects with timely delivery. Godrej - still has to prove itself in Hyderabad, as it only has three projects (Goldmine raod, Gaghanphad; upcoming in Kukatpally). We have to see their commitment to delivery. Myscape - is a good builder that has executed multiple projects. It's worth considering alongside Tier 1 builders. (Enquired with Sancturay projects, received good reviews) POULAMI - Poulami avante decent ( as per my few colleagues) and good builder. ASBL - I'm not a fan of their larger balconies, and apart from that and the location, their projects don't offer much else. ASBL Spire received mixed reviews when i pay visit and talked to owners. Lansum - timely delivery and good quality (I've only enquired about Eldorado, but a few people were disappointed with the Etania project). Indis - I've visited only one project so far (Viva City) and enquired with owners; the feedback wasn't good. Lodha - has executed very few projects in Hyderabad, though the builder has good experience with high-rises. Never visited. MSN - From pharma background, Executing theri project very fast in neopolis. Very cash rich. Raghava - - Not delivered single project yet, But construction going on fast pace. ( Political background. May be immune to politics).- Cash rich Aurobindo - Heard, there are a lot of issues with Auro Regency (my friend bought there) and has to improve a lot and gain buyers confident.Brigade - Brand is good, but not sure why received mixed reviews about Citadel project. Sattava - Commercial executer. Have to see how they executing upcoming in neopolis. Never been to existing Sattava magnus in shaikpet Vasavi - not even under any tier. Ramky— yes, they can come under Tier 2-3 builders. We have to see the delivery of Odyssey, Astra, and One Orbit projects. Never visited any of projects. Vertex - is also known for delays; maybe consider it Tier 3 ( Nizampet project delayed much). Praneeth - quality not up to the mark. They've never executed high-rises except one under construction (Ixora)- nizampet . Candeur - has executed a couple of projects (Candeur 40, Lakescape, Crescent). As I enquired about 40, the reviews were bad about quality. Urbanrise the Bachupally project has a very bad layout and high density. SAS - in experienced in handling large-scale projects except existing SAS Crown is still ongoing). But their subsidiary SRIS IWA is going through delays and be cautious about upcoming in GOCL land. SMR - yes, they do execute projects, but it's not a good builder as it receives bad reviews for SMR Vinay when i visited and enquired. Jain - I enquired about the Chandanagar Jain Niley project, but received bad reviews. Raghuram Builders - executed a few commercial projects but no experience in handling large-scale ones. Vue Residency is under a land-grabbing case, and the Balanagar location is very bad, but the layout plan is good. Anvita - emerging builder that has delivered Prestone Villas, Ivana Phase 1, and is going ahead with Phase 2. Same with High 9. Aakriti - I've visited a few projects like Aakriti Miro; residents are complaining about the quality of construction. They've done multiple projects around Tellapur and Nallagandla. Abode - can consider if someone seeks low-density apartments. Vajra - not much idea about this builder, but Vajra West City took off very late. Pragati Developers - I've visited one project at Pragati Nagar (brick construction) and one along Gandimaisamma Road (Pragati Green Woods/Myvan). Yula - Not experience in constructing. Have to see how their commitment towards buders. Rise with 9 - Trilligt - Executing by De Blue Oak Constructions and P Mangatram Developers . Can consider. Navanami - Has strong background. But their project Navanami one delaying since they took up multiple projects. SSI - They do offer good lay out with SSI Fortune Grande and executed Sonthalia at kokapet and upcoming project in gaghanpahad. Halmark - Executed couple of decent sized commumities and theri first highrise Hallmark Treason ( few people weren't satisfied with quality). Ananda Homes - Not a good builder and on going is delay (Legacy by ananda homes ). Few were not satisfied with their quality of construction . Namashree - Heard delaying much for their project- Vrindavan by Namashree. GHR - Went to Castillo, But i feel quality not up to mark. Have to see Their neopolis project. Prosperity - emerging builder, construction wise look good. Liked the concept of sustainability and impressed they used porothem brick Hirize - Good builder. Visited their completed project (rich park) overall feedback good on this builder. Can consider hirize elysia. Vision Arsha : Decent builder. First hi rise project. Not sure on exceution and post maintenance. I personally liked 2000sft size. Western Springs - I stopped exploring this project after the Lokayukta registered a case against its developer, Western Constructions Windsor Park LLP. However, when I checked the RERA portal, there are pending cases were listed. Meenakshi - Very strong and reliable builder. ELAN is worth considering if you don’t mind the traffic chaos in the area. Bhavya’s Construction - Visited the site — construction quality is good. Main concerns: potential odour/issues from the opposite lake and the narrow approach road that leads toward South India. Avani Project Recommended to choose units with balconies facing Thulasivanam, preferably above the 12th floor, for better views and ventilation. EVora Villas (Kardanur) - Visited the site — looks promising for end-use / self-occupation (317sqyard looks good for me) . Only concern is occasional smell (builder denied it), but I couldn’t confirm with any locals. Modi Builders - Visited their Elegance project in Gajularamaram last year during a Gruhapravesham. Was not impressed with the construction quality. Risinia - Budget-friendly builder primarily focused on the Miyapur – Bachupally – Gandimaisamma belt. A good option if you’re looking for projects in these surrounding areas. Gothic Pentagon - Located just behind Pista House. Liked the larger unit sizes (especially the 2320 sq.ft. corner units). Suggest checking for resale flats as well. I may missed many other good projects. Feel free to comment. Please add if i miss any thing in the list, So that our folks can come up with Their experience. Please note, Most of projects, i personally went and seek owners/Tenants opinion. If you want to buy any flat, Do Ground work and buy Diligently Edited : Few forgot added in this list again.
2 of my friends have fallen victim to an MLM scam going around in the city. Target victims are mostly men who are in college or freshers. They promise to make you a partner in their direct selling business ( where they claim they have collaborated with 50+ companies) where with 4-5 lakhs of investment and no working capital, you can earn 5 crores in 5 years. They try convincing you that They are very choosy about their partners and that you should be greatful that the senior partners even bothered giving you their time for the screening round. The screening round is obvious bluff where they show how rich they have become, financial freedom, 9-5 is crap and how much experience hey have in start ups and all (those start ups being MLM schemes only). These senior partners have a Dev Gadhvi style insta and fb account but are quite silent on linkedin. They call you up next day to a posh restaurant , take your ID proof without proper KYC procedure and make you transfer amount from your bank account to senior partner's personal account and created an account for you in their internal software. They take you to trips in Malaysia, indonesia or singapore within first 3 months of your joining and make you feel that this thing is legit international business. But as time goes by, cracks start to appear - even though they called you a partner, there is absolutely no agreement indicating collaboration. In fact, there is no association type entity only. Their business has no name. All so called partners never reveal in their social media page that they are associated with this business. They tell you that you are a solo freelancer and the money they took from you was for the opportunity they presented to you. The agreement they make you sign is not registered, hence, not enforceable in the court of law. 2) They meet up every Sunday where they invite suited and booted influencer scammers to give motivational speeches. 3) you have absolutely no choice as to which company and which product you want to deal in. Sales happen within the network and you get a commission for it which is definitely not higher than market average. And if you complain about low turnover and lack of profits, they will give you another way to earn money - by getting more people in the business. 4) you will get proper salesman training to get people. And then they pressurize you to enrol 4-5 people every week. All the expenses of meeting in posh restaurants and all are to be borne by you only. 5) they also pressurize you to put forward a fake image of you on Instagram showing all the new stuff you are getting from the business, how you are partying with teams internationally, entrepreneur motivation. But you should never ever reveal the companies you are associated with. All expenses, again, to be borne by you. One of my friends has already put 12 lakhs into the business in one year and has recovered absolutely nothing. Forget about profits. He left his job within 3 months of joining the MLM coz they made him work and travel a lot.The products they sell are overpriced and find no buyers in open market. The only buyers are other distributors within the network. Their only response to complains is threatening and breaking down the self esteem of the distributor, followed by motivational lecture as to how his seniors or upline also faced failure in the beginning. My other friend has joined this business last month. After hearing the story of previous friend, he is contemplating how to exit with his money. My suggestion to you guys is that whenever you come across something like this, ask the other person the following in the first meeting itself- name and registered office of the business organization, the major partners/key managerial persons who take major decisions for the business along with their background information regarding their educational qualifications, names of organizations they were previously associated with and their social media accounts. emphasize that you are only going to meet in registered/ regional office of the business as no meeting ,where confidential business matters are to be discussed, should take place in public spaces like restaurants. ask for past financial data to verify their claims or prospectus containing details of the companies they have collaborated with, their business model, etc. tell them to bring along with them the draft agreement clearly showing details regarding remuneration, rights, liabilities, refund / exit policy. emphasize on the fact that all business communication and invitations take place through official email ID and not through whatsApp Or zoom chat. I feel this is the minimum we cancanask . If even a single condition is not met, tell them good bye
