Nice small community with good people and reasonable prices. Good club, small but clean and nice looking swimming pool.

I’m currently scouting for a flat in the West Hyderabad area (Tellapur/Kollur) and looking specifically at the One-Time Payment (OTP) route. I’ve shortlisted two projects: Rajapushpa Sierra: Quoted base price is ₹6,400/- Anvita High 9: Quoted base price is ₹5,800/- Given the current market and the risk involved with OTP, I’m trying to decide if the ₹600/sqft premium for Rajapushpa is worth it for the brand name and construction quality, or if Anvita High 9 is a better value play. For those living in the area or familiar with these builders: How is the construction progress on both sites? Does Anvita have a solid track record compared to Rajapushpa? Are there any other projects in the ₹5.5k–₹6.5k range (OTP) I should check out? Thanks in advance!
Very good place to leave for people working close to Financial district. With easy access to ORR road its ideal place to live. It’s considered to be a high end gated community and one of the oldest community in the developing area of Kokapet.
Nice eminity, and peacefull
Nice location
Good villas along the ORR. Nice views from the balconies.
Excellent villas for rich people very costly
Awsome villas at kokapet
Premium gated community with all amenities.
Hi Folks, I am planning to buy an apartment in a gated community and looking at Financial district and Neopolis/kokapet. Context: NRI planning to come back to Hyderabad in the next 5 to 6 years and buying this for end use but also want to be safe in terms of property appreciation long term. Also, doing one time payment, so negotiating for decent prices since both communities are in starting stages. My spouse would most probably continue working in IT, so would want to stay close the IT areas. Also, want to buy something in soft launch/pre launch phase and wait for a few years, since no immediate need. Confused between two choices (Price points pretty much same for both): Cynq by raghava - 4 bhk , 3600 sqft. (Handover December 2028) Pros: Location - walkable to google, Amazon, Nvidia, wipro circle etc. Modern designs, luxury etc. only 4 apartments per floor and 5 elevators each tower. Amenities - Each tower with its own amenities to account for high density and a central club house. All houses in community same size. Cons: 1. Density - 1200 apartments in 7.2 acres (but do additional amenities in each tower compensate for density ?) Upcoming high rise in Kokapet near neopolis - 4 bhk , 3850 sqft ( Handover - 2030) Pros: Location - Close to my home 99 and rajapushpa pristina, not sure if it comes under neopolis or Kokapet. Density and Open space - 1300 apartments in 12 acres and a huge central landscaping area with lot of green spaces. Good Amenities Cons: It’s on Kokapet neopolis road - proposed 100 feet road but has lot of nala issues and not sure when the road will be developed There is a small village/slum opposite the community, so not sure if it will impact safety etc. not an issue if it’s a village but might be bad if it’s a slum. So many high rises coming up in this area, not sure if it will impact some day when I want to resell. Right now area looks empty but the bet here is on the rise of neopolis and Kokapet in the next few years. Please do give your suggestions and let me know your thoughts on the Kokapet/neopolis area vs financial district comparison. Edit: Price is around 8500/sft for OTP for both communities.
We are looking for a house with private corridor kind of units, real useable balconies, good carpet area ratio and spacious projects (like My home Tridasa/Vipina/Udyan projects i.e, like 15-20 acres or more), handover in next 3-4 years.. Went through almost all projects in west, and I had to reject few projects listed below- Prestige Golden Grove - very nice payment plan personally for me, but coming at almost 10k per sft all inclusive, felt not worth for that area..- My Home Udyan - Nice project plans, specs and typical my home layout ofcourse, but adjacent railway track is a sure an issue to live in future.- Anvita High9/Ivana - Specs looks great on paper, but somehow not convinced with floor plans.. Rest all other projects nearby are smaller than these in overall size and not going with those based on family preferences.. So I happened to visit the Rajapushpa Sierra.. somehow it looked good for me, in terms of overall project layout (21acres, 9 towers, 8 flats per floor, with 8 lifts+service lift).. and for 2100sft with the carpet area is 77% (i.e 1622sft) and being the corner and kind of private corridor layout .. Price wise similar to My home Udyan at 7500 per sft base price (with negotiaion a bit that I did not try).. Is it a good project to consider for purely end use ? That being part of lifestyle city, makes any difference ? how is the builder credibility, construction quality, and am ok with tolerating a bit of delays in handover..
It's nice place and easy access from ORR to anyone....
