Been house hunting around Financial District for the past couple of months with a budget of ~1.2 Cr. Sharing some quick observations from my weekend visits:  Tellapur Aparna Cyber 4 - Within my budget I can get a 2BHK. If I stretch slightly, maybe a 2.5BHK (~1500 sft). Project looks decent (as expected from Aparna), but value-for-money feels tight for the configuration as mid rise non mivan construction. Vision Arsha - Project looked decent. However, sales experience was a big turn-off. Agent was hell bent on asking for purchase confirmation before even showing the flat layout. Also, project completion will take time. Rajpushpa - Again, in this budget mostly 2BHK options only. Sales Agent keeps on badgering once we visit. Bricks Marvella - Layout and location seemed decent. Completion expected around March 2028. Same story budget-wise — only 2BHK feasible. Overall Impression - Honestly, Tellapur currently feels like a deserted construction belt. Dust everywhere. Minimal external amenities if you step outside the gated society ecosystem. Most projects are slightly interior.Feels like a “future bet” area — but today’s livability seems limited.  Narsingi Oorjita Vedant- Located right beside Musi River. One side faces a graveyard. Major concern: amenities are built on buffer zone land, which theoretically the government could reclaim. 1500 sft fits within budget. Bayleaf by Verdant - Better location comparatively. But only 3 & 4 BHKs. 3BHK starts around 1.5 Cr — outside my budget unless stretched significantly. Taproot Infra - Hornbill Retreat- Very interior. Construction just at 2nd floor stage, so delivery will take time. 3BHK possible if I stretch. Overall Impression- Feels like most projects are still “village zone” developments. Roads towards Narsingi Circle already feel narrow — once all these projects are occupied, congestion seems inevitable and has a danger of flooding in rainy season. Good proximity to Financial District though.  Kokapet Greenspace Celestial - Interesting pricing — around 8500/sft while nearby properties are 10k–11k per sft. The reason seems obvious: there’s a graveyard directly in front of 3 blocks. Phase 1 handover in ~5 months. Phase 2 by next year end. Overall Impression- Location-wise Kokapet definitely feels more premium and developed compared to Tellapur/Narsingi interiors.  Kondapur Solitaire Unity - Location is solid (Kondapur advantage), though the approach road isn’t great. A Hallmark project is coming up in front, so dust/construction for the foreseeable future. Didn’t like the layouts — builder prioritized huge balconies but rooms felt matchbox sized. 2BHK is close to 1.3 Cr here. Happy house hunting to everyone else in this crazy market 沈

Hi everyone, I’m planning to buy an independent home in/around Hyderabad and would love some suggestions and guidance. My requirements: Budget: ₹70–80 lakhs Type: Independent house (G+1) Ground floor: Parking First floor: 2BHK for us to live in Small garden area in front (this is really important to me – kind of a dream ) Workplace: Hitech City Commute: I’m okay with up to 1 hour of travel one way Priority: A peaceful residential area (less noise, decent community, not too congested) I know this budget may not work in very prime areas, so I’m open to upcoming or slightly outskirts locations as long as they’re safe and livable. What I’m looking for help with: Which areas/localities should I seriously consider based on my budget and needs? Any first-hand experiences of living in those areas (traffic, safety, water issues, etc.)? If anyone has reliable contacts (agents/builders/owners) you trust, I’d really appreciate a DM. This house is something I’ve been dreaming about for a long time – peaceful locality, a little garden in front, parking on the ground floor and our 2BHK on top. I’m currently in deep on an under-construction apartment project in West Hyderabad (1.5Cr for 1800 sqft) and honestly? I’m miserable. The constant stress, the hidden costs, and the thought of sharing walls with hundreds of people is killing me. Instagram is now tempting me with villas in Patancheru/North Hyderabad for around 1.8Cr. For an extra 30 lakhs, I get my own space, no upstairs neighbors, and the "villa" label. But I’m worried about the industrial pollution and being stuck in the middle of nowhere. **Real estate experts and fellow buyers, give it to me straight:** Is the "villa life" actually worth the extra 30 lakhs, or is it just fancy marketing? Is Patancheru’s pollution reputation a dealbreaker, or is it manageable these days? Would you stick to the "safe" West Hyderabad apartment or gamble on the villa? When I started looking for interior designers in Hyderabad for my 3BHK apartment, I honestly didn’t know where to begin. Every company claims to be the “best interior designers in Hyderabad,” and Instagram makes everyone look premium. After meeting 6 different interior firms across Hyderabad (Gachibowli, Kondapur, Jubilee Hills side), here’s what actually helped me decide: 1. Portfolio vs Real Execution Most designers show beautiful renders. I specifically asked for completed site photos and client references in Hyderabad. That filtered out a lot. 2. Understanding of Apartment Interior Design Designing a villa and designing a 3BHK apartment are very different. I wanted someone experienced in apartment interior design in Hyderabad — space optimisation mattered a lot. 3. Clear Costing Structure Instead of asking “How much will it cost?”, I asked for a detailed BOQ (Bill of Quantities). This helped me compare interior design costs in Hyderabad more realistically. 4. Material Transparency I asked about: Plywood brand Laminate brand Hardware (Hettich / Hafele etc.) If they hesitated, I moved on. 5. Timeline Commitment Hyderabad interior projects often stretch beyond promised dates. I asked for a structured execution timeline before signing. i am thinking to settle in Hyderabad. working in IT looking for villa options today went to Patancheru ORR area they are selling triplex villas for 2cr and g+1 for 1.5 cr is it really worth going that far and buying it, will I get return on investment and what about hospitals schools and other things if I need something in emergency no appartments hate the culture, thinking of having my own land but ORR seems to far with less connectivity for public transport

After being away for several years, I recently returned to Hyderabad and was amazed by all the new skyscrapers near Shaikpet Bridge. Some of the flats looked ultra-luxury, and there were high-end villas too — I think some were part of Ashoka near Kompally.
