Been house hunting around Financial District for the past couple of months with a budget of ~1.2 Cr. Sharing some quick observations from my weekend visits:  Tellapur Aparna Cyber 4 - Within my budget I can get a 2BHK. If I stretch slightly, maybe a 2.5BHK (~1500 sft). Project looks decent (as expected from Aparna), but value-for-money feels tight for the configuration as mid rise non mivan construction. Vision Arsha - Project looked decent. However, sales experience was a big turn-off. Agent was hell bent on asking for purchase confirmation before even showing the flat layout. Also, project completion will take time. Rajpushpa - Again, in this budget mostly 2BHK options only. Sales Agent keeps on badgering once we visit. Bricks Marvella - Layout and location seemed decent. Completion expected around March 2028. Same story budget-wise — only 2BHK feasible. Overall Impression - Honestly, Tellapur currently feels like a deserted construction belt. Dust everywhere. Minimal external amenities if you step outside the gated society ecosystem. Most projects are slightly interior.Feels like a “future bet” area — but today’s livability seems limited.  Narsingi Oorjita Vedant- Located right beside Musi River. One side faces a graveyard. Major concern: amenities are built on buffer zone land, which theoretically the government could reclaim. 1500 sft fits within budget. Bayleaf by Verdant - Better location comparatively. But only 3 & 4 BHKs. 3BHK starts around 1.5 Cr — outside my budget unless stretched significantly. Taproot Infra - Hornbill Retreat- Very interior. Construction just at 2nd floor stage, so delivery will take time. 3BHK possible if I stretch. Overall Impression- Feels like most projects are still “village zone” developments. Roads towards Narsingi Circle already feel narrow — once all these projects are occupied, congestion seems inevitable and has a danger of flooding in rainy season. Good proximity to Financial District though.  Kokapet Greenspace Celestial - Interesting pricing — around 8500/sft while nearby properties are 10k–11k per sft. The reason seems obvious: there’s a graveyard directly in front of 3 blocks. Phase 1 handover in ~5 months. Phase 2 by next year end. Overall Impression- Location-wise Kokapet definitely feels more premium and developed compared to Tellapur/Narsingi interiors.  Kondapur Solitaire Unity - Location is solid (Kondapur advantage), though the approach road isn’t great. A Hallmark project is coming up in front, so dust/construction for the foreseeable future. Didn’t like the layouts — builder prioritized huge balconies but rooms felt matchbox sized. 2BHK is close to 1.3 Cr here. Happy house hunting to everyone else in this crazy market 沈

Hi all, we (family of 4) were recently looking for villas in the south zone of Hyderabad. We are NRIs and are planning to move to Hyderabad in around 3-4 years. My budget is around 3.5 to 4.5 CR, and I was keen on taking a villa in the south zone since it seems to be growing pretty quick and I don't want to live in the middle of dust of Neopolis. I visited projects on both Srisailam highway and close to Bangalore highway. Some of them include Hallmark Oakshir, Casagrand windsor court, Vijaykalpa Khsehtra, Terminus The pointe and few more. They were okay, but I really liked Subishi Serenity, closer to Bangalore highway and took me around 10 min from ORR. I heard very good things about them from their Mokila and kompally projects, and I really liked their elevations for this project, looked much better than the other projects I visited. My question is - Is this area a good place to invest for good appreciation of the span of the next 5-8 years? They're quoting 8000/sft, and I'm assuming it's slightly negotiable, is this a good price? How do you guys see life in the south zone in 5-7 years? I was told they are building around 2000 villas along the Maheshwaram rd and are planning to develop it like they did to Mokila (banks, grocery stores, etc), I feel like this a good proposition so I'm seriously considering it. Note: I am new to reddit, so please let me know if I'm asking the right questions!!

Hi everyone, I’m planning to buy an independent home in/around Hyderabad and would love some suggestions and guidance. My requirements: Budget: ₹70–80 lakhs Type: Independent house (G+1) Ground floor: Parking First floor: 2BHK for us to live in Small garden area in front (this is really important to me – kind of a dream ) Workplace: Hitech City Commute: I’m okay with up to 1 hour of travel one way Priority: A peaceful residential area (less noise, decent community, not too congested) I know this budget may not work in very prime areas, so I’m open to upcoming or slightly outskirts locations as long as they’re safe and livable. What I’m looking for help with: Which areas/localities should I seriously consider based on my budget and needs? Any first-hand experiences of living in those areas (traffic, safety, water issues, etc.)? If anyone has reliable contacts (agents/builders/owners) you trust, I’d really appreciate a DM. This house is something I’ve been dreaming about for a long time – peaceful locality, a little garden in front, parking on the ground floor and our 2BHK on top. Any advice, pointers, or reality checks are welcome. Thanks in advance! 

I am whole lot noob, when it comes to this domain & trying to read & understand more. This is going to be my first real estate investment (working IT professional) I don't like flats with smaller carpet area & old style architecture (need bigger windows!!) My speculation is I buy the premium flat of 2.5cr, get the possession by ~2025-2027 - or can i even sell it before than that? Since the property is premium & located at a very prime location i feel this will be the best use of the money - in case i want to sell it. Alternatively i keep thinking to buy two average flats (1.25cr each maybe) - Live in one (compromise on my emotion to live in a good property) & rent out the second one. I have been living on a rent of 30K. I know i can make a lot out of stock market & I already have invested in Stock market & Mutual funds. Can you guys help me out on points 3 vs 4 - What should i do?

Hi guys, my father is soon going to retire from Indian Air Force after 35 years of service. We are a native Hyderabadi but I personally haven’t lived there as much due to the nature of my father’s Job. Now we are looking to buy a flat/house in a decent secure area. I wanted suggestions for Areas/places where we should look at … My parents are both 50+ and I am single child they have! And I might for job go abroad, so for that time being until i can get them to live with me wherever i am based, I want a secure house. We’re mostly looking for independent houses. And given country’s present communal situation, I have a big concern regarding that as well. Places I was looking for was around Abids, Himayath Nagar, Sanikpuri, etc but unsure or had little idea about the places. I would prefer a welcoming or upper middle class Muslim area or the mix would do as well. Budget would be around 1.5 CR ish. 3bhk ish requirement. Otherwise even 2 would be okay for time being. I know people of Hyderabad are welcoming, i am also one of them. Any suggestion or knowledge sharing would be helpful. P.S large part of fathers side Family lives 50 kms from Old city, few are in Mushirabad as well. My preference is not near the IT side, although I am from the background. Thank you :)

I’m planning to buy my dream house directly from a landlord through a small company representing them. The flat costs ₹65 lakhs (all inclusive), which is ₹10 lakhs cheaper than the builder’s price. Process they explained: 1. Pay ₹50,000 token advance (via a UPI ID) — they’ll then share legal documents. 2. Within 4 days, pay ₹4.5 lakhs to confirm booking. 3. Apply for ₹65 lakh loan — sanctioned ₹53 lakhs. From this, ₹43 lakhs goes to landlord (project 80% complete). 4. Pay ₹22 lakhs from my own funds before registration. 5. After 3 months, remaining loan amount comes as cheques via a work order. Concerns: • Can I trust this company? No Google reviews or map listing. • They promise receipts but payments are to a random UPI ID. • Office has ~50 suited staff and looks professional, but I’m still wary. • I think twice before giving ₹100 — here it’s ₹22 lakhs, so I’m very cautious.

I am planning independent house me working in IT budget max 1.2 cr ,currently am staying in rented house in Beeramguda which areas I can explore within 7-8 years with sufficient growth.I am not looking within city as I know it’s hard to find in my budget.In my list Beeramguda,indresham,rajendranagar surounding,shamshabad surrounding,moinabad and patighanpur . I am not expecting rentals only living with my family and kids they going school 4th standard. My priorities:good water body,reasonable middleclass schools am not that per annum 2lakh kind afford schools,from now 7-8 years decent growth atleast double my investment . I am fine even 20-30kms travel distance from IT .please advice am open for suggestions.or is it wise decision to wait another 2 years and increase my budget 1.3cr?

As mentioned in the title, I need help of this sub in deciding the location for me to buy a house. Background: I'm a 37M living in Hyderabad and working in IT industry. I currently work from home and it is not going to change unless I change the company. From my childhood, we were always staying in rented homes and it is my childhood dream to live in a own house. So, for the last year I'm trying to decide which type of house(apartment/villa/etc.,) to buy and where. My budget is 60-85 Lakhs and I have pre-approved loan till 1CR. Everyone is saying to take an apartment in one of the locations like Kondapur, Miyapur, Pragati Nagar, etc., But, I always dreamt of independent house and paying 80+lks for an apartment doesn't make sense. Also, all these areas have water problems and ground water level are 1500+ ft deep. So, I started looking at some independent houses and they are way beyond 1.5Cr. Recently, I came across some houses from ECIL in areas like Nagaram, Bandlaguda, Dammayiguda, Kundanpally, etc., I'm getting independent house in 130-180 Sq.yds Costs are reasonable, ground water level is within 200ft, less pollution, somewhat village like atmosphere, have all facilities within 10KM radius and I have a car if needed to travel anywhere. So, came here to get your unbiased opinions on whether this opportunity is correct or not making sense. Please help me here, guys.

Edit Hey folks, I’m looking to buy a 3 or 4 BHK near Financial District (Kokapet / Narsingi works too) since our office is there. • Family of 2 + a small dog (Toy Poodle) • Only Tier 1 builders projects with large or more than 1 balcony • Ready-to-move only (not considering under construction anymore) • Budget is around ₹2.5 Cr, can stretch a bit for the right place • Planning to do a full payment (no loan) We were earlier considering My Home Apas, but now strictly looking for something move-in ready.
