I have officially looked at 200+ projects, consumed enough caffeine to power the Financial District, and drank two random buttermilks along the way. I’ve narrowed it down to three final contenders based on strict criteria: Commute to Financial District (Mandatory, because my wife said so, and I value my life). Rental potential (In case my Bangalore-to-Hyderabad shift falls through). Appreciation (Need to make back the money I spent on all that tea). Project Density (I prefer human-sized spaces, not dystopian ant colonies). Here are the finalists (Prices are all-inclusive base rates): Project K2 (Kollur): ₹6,700/sq.ft. Raghava Halo (Kondapur): ₹7,800/sq.ft. Sky 49 (Tellapur): ₹7,500/sq.ft. Which of these is the actual winner, and which one is a trap? Help a tired man out. Other projects Vision Arsha: I see many bad reviews about the delay And also people commenting to DM, please feel free to post your projects in the comments and let anyone in the same boat as mine benefit from it
Trying to chose between Rise 9 (11,555per sqft) Brigade (12,200 per sqft) My home grava (11,500 per sqft) Really liked the Neopolis area, Want to use them as investment for now and a long term home for back to India plan in a decade. What are sub thoughts on this vs appreciation comparing a villa out skirts (Kollur/tukkuguda) in 10 year horizon. Are the high prices worth it? Which one of these 3 builders have better reputation
I was originally looking at villas in the Pati area near the ORR, but the prices there are honestly getting out of reach I am thinking to close Subishi Breeze in Mansanpalle I am now getting 400 sq yards for under 2.6 Cr (OTP price), but I’m hoping to negotiate a 50/50 plan to help with the budget - Did anyone try 50/50 with Subishi- Is Mansanpalle too far, or is it a good 10-year bet (it’s for personal use, not investment)- Any other projects in that price range I should be looking at instead- The entrance is in a different HMDA layout, I read it’s fine, but is it a deal breaker Appreciate any leads or advice I’m ok to move to 200 sq yards too, but can’t move my budget

Hi everyone, I am looking to purchase a flat for self-occupancy in Hyderabad and would appreciate your leads or advice on finding the right property. ✨ Core Preferences Budget: ₹1.5 Cr – ₹2.0 Cr Type: Standalone apartments only (No high-rises/gated communities) Status: Open to both ready-to-move and under-construction units Key Requirements Connectivity: Easy commute to major IT hubs/workplaces Utilities: Reliable water supply and minimal power disruptions Infrastructure: Good roads with zero to low water-logging issues Environment: Some greenery is a preferred bonus Areas Explored / Ruled Out Shaikpet: Ruled out due to proximity to burial grounds and known water-logging/power issues. High-Rises: Not interested, even in low-density projects. Help Needed I am currently considering Kondapur, Nallagandla, and Manikonda but am finding it difficult to track down quality standalone projects. Sourcing: How do you find under-construction standalone buildings? Brokers: Is hiring a local broker mandatory for these types of properties? Leads: Any specific builders or streets in the above areas you would recommend? Thanks in advance for your pointers! PS: Used AI to improve readability but the thoughts & content are provided by self
Good construction and completed in given time line. I felt comfortable design and better semi gated with limited units.
We are senior couple relocating to Hyderabad. After living in Delhi for 6 decades we are coming back to native place. After selling Delhi house we plan to purchase a 2.5 or 3 bhk just enough to manage maintenance. I have shortlisted Aparna Zenith, Zicon, Zenon, Prestige Tranquil and RP Provincia. Aparna Zenith and Zicon are within our budget but we are prepared to stretch for Tranquil and Provincia. Any advise please?
