Data centers will use million litres of water..which will make the land unusable or desert after 2 decades..it has so many side effects on land and environment still real estate people are selling land at south hyd with the name of data centres..etc etc Data centers will make the land unusable for agriculture or housing once used and govt and real estate people are hyping up SOUTH HYD in the name of these which common people have no idea about..in AP too this is happening.. Data centers are not like warehousing it make the area unlivable slowly so choosi enquiry chesi land mida invest cheyandi who are exciting about Amazon, microsoft data centers setting up near future in places like shamshabad etc etc..

I had a genuinely distressing experience with Salasar Developers. When I booked a flat at Imperia Residencies, they verbally agreed to handle a few specific modifications as per my request, but once the booking was done, they completely went back on their word. There was almost zero transparency throughout the process. I was not given proper receipts for my advance payment, and their customer service was shockingly unresponsive. Most of my calls and messages were ignored, leaving me anxious and unsure of what was happening. Because they did not fulfill the commitments made at the time of booking, I was left with no option but to cancel. Despite this being entirely due to their failure to honor their promises, they still deducted ₹50,000 from my advance. This felt extremely unfair and added to the emotional and financial stress. To make matters worse, getting the remaining refund was a nightmare. It took nearly six months of continuous follow‑ups, repeated reminders, and a lot of mental harassment before the balance amount was finally returned. On top of all this, the project timeline itself has been very disappointing. I was told that possession would be given by October 2025, but construction is still not complete even after the grace period. This raises serious doubts about the builder’s reliability and professionalism. Based on my experience, I strongly urge potential buyers to get every single promise, modification, and assurance documented in writing on the builder’s official letterhead. Do not trust verbal assurances, no matter how confidently they are given. Also, be mentally prepared for poor communication, delays, and trouble in getting your own money back. Please proceed very cautiously with this builder.

“I had a very poor experience with Salasar Developers. During the booking process for a flat at Imperia Residencies, I was assured that certain modifications would be handled as requested. However, once the booking moved forward, the builder failed to honor these commitments. There was absolutely no transparency—receipts for the advance payment were not provided, and customer service was extremely disappointing. They rarely responded to calls or messages, leaving me completely in the dark. When I decided to cancel the booking due to their failure to meet the agreed requirements, they deducted ₹50,000 from my advance payment. This was particularly upsetting because the cancellation was caused entirely by their own breach of trust. It then took nearly six months of constant follow‑ups, stress, and mental hassle to receive the remaining refund. Regarding project timelines as well, I was informed that the flat would be handed over by October 2025. However, construction is still ongoing, and even the grace period has passed. This only adds to the frustration and reflects very poorly on the builder’s reliability.” I strongly advise any prospective buyers to ensure that every promise, modification, or commitment is documented formally on the builder’s official letterhead. Do not rely on verbal assurances. Be prepared for poor responsiveness and delays, especially in financial matters. Proceed with caution.

Hi all, we (family of 4) were recently looking for villas in the south zone of Hyderabad. We are NRIs and are planning to move to Hyderabad in around 3-4 years. My budget is around 3.5 to 4.5 CR, and I was keen on taking a villa in the south zone since it seems to be growing pretty quick and I don't want to live in the middle of dust of Neopolis. I visited projects on both Srisailam highway and close to Bangalore highway. Some of them include Hallmark Oakshir, Casagrand windsor court, Vijaykalpa Khsehtra, Terminus The pointe and few more. They were okay, but I really liked Subishi Serenity, closer to Bangalore highway and took me around 10 min from ORR. I heard very good things about them from their Mokila and kompally projects, and I really liked their elevations for this project, looked much better than the other projects I visited. My question is - Is this area a good place to invest for good appreciation of the span of the next 5-8 years? They're quoting 8000/sft, and I'm assuming it's slightly negotiable, is this a good price? How do you guys see life in the south zone in 5-7 years? I was told they are building around 2000 villas along the Maheshwaram rd and are planning to develop it like they did to Mokila (banks, grocery stores, etc), I feel like this a good proposition so I'm seriously considering it. Note: I am new to reddit, so please let me know if I'm asking the right questions!!

Biggest concerns: • Huge gap between market price and registration value. Why is white-money buying still so difficult? • Early investors book at pre-launch and flip during construction, making 20–40% returns. Sometimes it feels like investors are earning more than builders and landowners — without adding real value. • Artificial scarcity? “Last few units left” but prices keep rising. • ₹1 Cr apartments with average construction, small rooms, and high maintenance. Are genuine end users funding investor profits? Is this real demand or investor-driven inflation? Is renting smarter than 25 years of EMI stress? Must-haves: 3 BHK +, private parking, small garden/open area, peaceful locality. Nice-to-haves: proximity to good schools, grocery access, and reasonable commute to IT hubs (Financial District / Gachibowli / Hitec City). What I’m looking for suggestions on Which localities or projects offer good value-for-money villas under ₹2.5 Cr? (e.g. Kokapet, Narsingi, Mokila, Tellapur, Kollur, Bachupally, Shamshabad side, or others?) Any reputed builders or communities in this price range you’d recommend—or avoid? For villas in Hyderabad, is it better to go for resale or new construction right now? What are the common red flags (documents, RERA, illegal layouts, fake HMDA approvals, etc.)? If you've recently bought a plot and are planning to build your first home, here's one piece of advice that could save you a lot of money. Don't rush to start construction just because the plot is ready. Most people spend months choosing the right location and negotiating the plot price, but very little time planning the actual house. A few things that are worth deciding before construction begins: Where will your wardrobes actually go? Will your kitchen be comfortable for daily use five years from now? Do you need a home office or study room? Are enough electrical points planned for today's appliances? Will your parents be able to use the house comfortably as they grow older? If you have children in the future, will the current layout still work? Is there any possibility you'll want to add another floor later? Changing any of these after construction starts usually costs much more than deciding them beforehand. Another thing many people overlook is comparing quotations. Instead of asking, "Who is the cheapest contractor?", ask: What exactly is included in the quotation? Which materials are being used? What work is excluded? How are unexpected costs handled? How are payment stages planned? Two quotations can look almost identical in price but include very different scopes of work. If you're in the planning stage, spend a little extra time asking questions now. It's far easier to change a drawing than to break a wall after it's has been built. I'm curious: If you've recently bought a plot in Hyderabad, what's the first thing you're trying to figure out right now? Construction cost? Floor plan? Permissions? Finding a reliable contractor?
