Worst experience with their previous project. Work experience in terms of flat handover, wrong updates and high talks and less work in reality. Don't trust untill you see the proofs. Things that are bad 1. Project handover got delayed by 6 months and yet there is no clear timelines given and no handover happened 2. Maintanance is super costly compare to myhome and rajapusha groups. Common electric maintanance is not part of regular maintanance and they charge this seperately. 3. Many issues observed in other handed over flats like some people face seapage issues and etc. they claimed they do check for quality params but in reality there are many issues. Think twice and double check the things before you proceed with this builder.

Extremely disappointing experience with the CRM team. Sales team and CRM team are out of sync providing false information. They are misleading buyers by falsely claiming ORR views from Tower C, which is simply not possible. They're pressuring customers to sign the Agreement of Sale (AOS) without accommodating requested modifications. If you raise valid concerns, they go as far as canceling your unit. A major red flag is that this project lacks approval from several nationalized banks. When asked for documentation to process a loan through other banks, the CRM team outright refuses, which strongly suggests potential issues with land ownership or legal clarity. They are insisting buyers go only with Bajaj FHL or HDFC. For a flat pricing around ₹2 Cr, or per RERA norms, customers should have the freedom to choose their financing institution. Unfortunately, ASBL Broadway has no clear explanation for any of this. If you're still considering going ahead, be prepared to live under an autocratic-style apartment management.
I booked a flat in ASBL Broad way last year and so far the experience is smooth and CRM team have been responding to my queries promptly since beginning . PRE EMI are being given with out any delays . While I understand about other ASBL project owners concern about new project of ASBL . I would like to mention that it’s better the reviews posted are related to ASBL Broadway only so that it will not confuse the buyers. I would also like to address to ASBL Management to keep their promises delivered properly and as per the customer satisfaction.

I had one of the bad experiences with the ASBL's process for the flat purchase. There are two teams (sales and CRM) and they disagree on the terms of the company. The sales tries their best tricks that customer goes ahead with the sale and then comes the scenario that this would require approvals later from the higher management. Even after going back on my purchase and notifying them the same, they still went ahead and tried to process the cheque. This is a breach of trust and is definitely not a reflection of a high trust business. I have also seen other reviews where there were complaints about construction and maintenance. Definitely not the builder to go with. I approached them because of Ajitesh and left them because of their company. A really bad experience overall.
I’m considering buying a 3 BHK flat through the pre-EMI option, priced at around ₹2.3 Cr. The main attraction is its location in the financial district. The project is yet to receive RERA approval. I am extremely disappointed with the service after purchasing a flat worth nearly 2 crore in ASB LOFT During quoting and negotiation, they promised smooth communication, but after purchase the experience is the opposite. They sent the demand letter with only 6 days’ notice and did not respond to my request for 14 days’ advance. They don’t provide proper assistance or correct PAN details for TDS payment. No one answers emails or calls unless it is payment related. Overall, the post‑sales support is very poor and frustrating. Thinks 1000 times before investing in to ASBL
ASBL is gaining reputation to be the in the list of worst builders ever. They don’t stick to the promised handover dates, the communication from the ground team and the leadership is out of sync, the social media campaign showcases a well organised builder but the ground reality is something else. If you are considering buying a flat here, keep in mind your flat handover will be delayed, after handover you will have seepage issues and quality issues for which ASBL will take their sweet time to fix, be ready to encounter the worst CRM and handover team there is with their inconsistent communication and false promises.

Since it's under construction, my review is based on the buying process and what I could verify: layout, project plan, specifications shared, and clarity on payment milestones. Overall, the experience has been very professional and structured.
Very bad builder. Cancelled the flat for asking right question around the inferior specifications and now I am raising RERA to make sure they get penalised. Thanks Ajit for being a marketing guy rather than a true builder
Avoid this builder if you value transparency and accountability. Despite promises, there’s a complete lack of digital infrastructure—even basic utility billing is handled manually over WhatsApp, which raises serious concerns. While construction quality is largely vendor-driven and consistent across the industry, what truly differentiates a project today is the livability experience. On that front, this builder falls short, placing them firmly in the Tier 3 category.
