The area has good future appreciation potential due to ongoing infrastructure growth. There are still some construction works and road finishing activities happening around the project, but overall the location looks promising for both homebuyers and investors. If you are planning to buy a flat near IT hubs in Hyderabad, this area is definitely worth visiting once.❤️

I strongly advise prospective buyers to reconsider purchasing apartments from Sumadhura. I have been residing at Sumadhura Horizon for one month, and my experience has revealed serious discrepancies between the advertised build quality and the actual construction standards. Within 20 days of possession, a significant Plaster of Paris (PoP) crack developed on our kitchen wall (photo attached). A service request raised via the NoBrokerHood app was kept unresolved for several days, and after the maintenance team changed, we were informed that repairs would need to be carried out at our own cost. Such defects appearing within weeks of occupancy indicate poor workmanship and are entirely unacceptable. Additionally, the hardware quality used throughout the apartment is substandard. Bathroom fittings began rusting within a month of installation. Essential infrastructure such as optical fiber internet connectivity was not provided at handover and required repeated follow-ups. The main balcony drainage system is faulty, rendering the wash basin unusable. Furthermore, the sauna in the clubhouse has reportedly been non-functional for over a year. In summary, the actual build quality does not align with Sumadhura’s marketing claims. Given the premium pricing, the value delivered is far below expectations.
Buying your first home is never an easy task. Let alone project location and amenities, choosing a trusted builder itself was a daunting task. After extensively searching and researching about various projects, I came across the masterpiece "Sumadhura Acropolis", however, I was late in the game as all the properties in it were already sold out. Hi I am an owner at one of other Sumadhura flat. Their sales team is good. However, there are a certain issues which should raise a concern for anyone looking to buy from Sumadhura. Issue 1: Commitment. As per my sale deed, the completion was July 2019 with 6 month grace period which extends to Jan 2020 (Pre-Covid). However, they did a hand over of the flat in August 2020 for me. However, they did not honor the late fees and never paid me the amount as per the sale deed due to the delay. Issue 2: Water Quality: There is supposed to be a water softener in the plant which they claim to be working. However, the actual water coming in the flat is not of good quality and is hard water. So I expect Sumadhura to take a note of this and revert on the problem. Issue 3: Parking Allotment: While I appreciate the first cum-first serve basis for parking allotment, I expect them to share the plan ahead (With possible open slots). As I am traveling and would not be available, my parents have to go and choose in a short time. What if no one was there at that time at such a short notice? Even after my parents visited the office today, they refused to give the plan to help us decide for the following day. Hence please ensure you understand these issues that might come up even with their new project when you are putting your heard earned money.
For anyone interested in investing into Sumadhura Olympus, I’d request you to please have a word with the owners of Sumadhura Acropolis, most of us haven’t been receiving the basic amenities of clean water supply and nominal electricity rates. Though we were promised of a clean & fresh water supply from Majeera, we’ve been receiving browinsh and smelly water in our homes since months. We’ve also been charged with industrial electricity rates for months now, parking allotments have been erratic and delayed. Even the basic covid-19 arrangements like compulsory use of masks, use/placement of sanitizers and cleaning of touch points was undertaken after multiple requests from the residents. Things got to such an extent that the owners and residents collectively had to storm their office in order to get a proper resolution from the builder. Most of complaints/tickets that are raised in their app usually get an unsatisfactory or delayed response. Please don’t fall for their marketing and sales team comprising of Mr Shravan, Mr Rajesh & Mr Deepak, the promises/statements made by them tend to be false and are only to get your money and signature. The customer service team of Mr Brij Gopal, Miss Srinija, Mt Kiran are also quite inefficient. Half of the owners are disatisfied with the parking allotment process and have displayed their displeasure in other reviews as well. I hope you make a wise decision and don’t repent spending your huge money.
