I’m a flat owner in one of ASBL project. I’m writing this review to share my experience after the handover. I feel this could help future owner(s) who are planning to invest in ASBL upcoming projects to make sound decision as it’s coming from personal experience rather than some fancy one sided podcast. I’ll go through the pros 1st as there are very few: Pros ——— - Good landscaping - The materials used are from decent brands. - Avg construction quality. Cons ——— - High Maintenance almost 4.2 per/sqft, considering the size of the society & basic amenities. - They charge common area electricity & water bill on top of maintenance. So your maintenance would be around 4.5-5 per/sqft. - Even after paying high maintenance fee the maintenance is pathetic, they had to change the facility management provider. - To replace few 3-4 tiles they gave an estimate of 3 months. Other than that their other staff like plumber, tiler, electrician etc., are not trained. And for almost everything they ask money. - Security allows anyone who walk confidently in to society. - Don’t take flats near Garbage Chute, no matter what they say it stinks a lot. - Internet connection is pathetic. And since They’ve an agreement of non compete with Airtel, even Airtel doesn’t care about service because residents have no other option. - They promised around 10+ EV point but only 2 are functional. - For false ceiling you’ve to shift the sprinkler & fire sensors, even for this their vendor charge approximately 2.5X time more than market rate. And the FM(Facility Manager) will force you to take their service only. - There are few issues with construction quality as well. The swimming pool has to be closed for repairs for few months within 1 year of handover. The wrinkles on a Badminton court surface was not repaired. Service lift was closed for few months, frequent power outages as ASBL yet to provide direct power line & more. - People are so frustrated, now the society people had to write letter to Ajitesh(CEO) citing the RERA & HMDA rules. I don’t think even that would benefit as he is busy doing more important things, podcast. - Kindly read the SALE DEED thoroughly, as they say that these things like common area electricity charges, non compete agreement with Airtel etc., are mentioned over there.

We invested in a flat with ASBL in Hyderabad after trusting all the promises made during sales discussions and marketing. We were clearly told that handover would happen by December 2025, and based on that commitment, we planned our finances, rentals, interiors, and family decisions accordingly. Now we are well past the promised timeline, and the experience has honestly been exhausting and disappointing. The most frustrating part is not just the delay — delays can happen in construction. It is the way customers are treated after investing crores into their projects. Communication becomes weak, accountability disappears, and genuine concerns are not handled respectfully. Instead of transparency, buyers are left chasing updates continuously with no proper clarity. Many of us trusted the brand because of the image they project, but the reality after purchase feels completely different. Once the payment process is mostly completed, the customer experience changes drastically. Buyers who invested their hard-earned savings are made to feel helpless, ignored, and mentally drained. If you are planning to invest in Hyderabad real estate, please do deep research before choosing ASBL. Speak to existing buyers, join owner groups, and understand the real ground situation instead of relying only on marketing presentations and promises. There are several other reputed builders in Hyderabad with far better customer handling, transparency, and delivery track records. A home purchase is one of the biggest decisions in life, and nobody deserves this level of stress after investing so much money. Posting this so that future buyers can make informed decisions and avoid going through the same experience many of us are facing now.
Best residential and living space provided inside the apartment and view also great from the North side elevation and South side elevation it's offering 3 BHK at best prices and EMI options also available in there and loan process also so simple, the residence they giving for customer's are so good the ASBL company is filling this with all the features in it, great day for me.
Really liked ASBL Spectra. The biggest advantage is its location—well connected to key areas while still being in a relatively calm and less crowded surroundings, which is a rare balance. The layouts are spacious and thoughtfully designed, and there’s good ventilation and natural light in the homes. The quality of construction and finishing also feels premium. Overall, the community has a very peaceful and well-planned vibe. Definitely a great option if you want both convenience and comfortable living.
Good choice for high rise apartments in financial district area.
