We invested in a flat with ASBL in Hyderabad after trusting all the promises made during sales discussions and marketing. We were clearly told that handover would happen by December 2025, and based on that commitment, we planned our finances, rentals, interiors, and family decisions accordingly. Now we are well past the promised timeline, and the experience has honestly been exhausting and disappointing. The most frustrating part is not just the delay — delays can happen in construction. It is the way customers are treated after investing crores into their projects. Communication becomes weak, accountability disappears, and genuine concerns are not handled respectfully. Instead of transparency, buyers are left chasing updates continuously with no proper clarity. Many of us trusted the brand because of the image they project, but the reality after purchase feels completely different. Once the payment process is mostly completed, the customer experience changes drastically. Buyers who invested their hard-earned savings are made to feel helpless, ignored, and mentally drained. If you are planning to invest in Hyderabad real estate, please do deep research before choosing ASBL. Speak to existing buyers, join owner groups, and understand the real ground situation instead of relying only on marketing presentations and promises. There are several other reputed builders in Hyderabad with far better customer handling, transparency, and delivery track records. A home purchase is one of the biggest decisions in life, and nobody deserves this level of stress after investing so much money. ASBL Spire project has turned out great with the clubhouse, amenities and connectivity. Like the gym has a lot of equipment and these are of good quality and professional grade. If you get a chance do check the clubhouse and especially the kids play area, it is quite useful.
Pros: Single Tower, only 3bhk flats, Good no of lifts for the no of flats/floor, expecting less waiting time/crowd in common areas/clubhouse which is an issue in high rise societies. Location is top notch, Upcoming 100Ft Road (not sure when, no timeline for that) Edit: Even though very few ppl moved in, waiting time for lifts from basement is high and some of them doesn’t work. Cons: The bathroom fittings and fixtures are average. No separate dry and wet areas can be made in the bathrooms due to small and square shape. Doors are of below average quality. They market 9x14 balcony but the usable carpet area is way lesser, Planning is a bit off. Corridor ceiling height is too less feels like you are almost touching the false ceiling, room ceiling height is also way below 10ft. Overall it’s a bit claustrophobic around the corridors. There is very less gaps left in the corridors, even though there is no common wall between the flats, ventilation could be better. The ends are not accessible. Inside the rooms Windows are very very small. Only balcony is huge. The roof of the clubhouse or the apartment tower is not usable, means you cant go to the top and get any city views or use it for walking, being a single tower they could use the space for rooftop garden and walking track. That means if you are on the lower floors of the building probably below 5-6th floor you’ll practically get no views, and with construction coming up all around that place in the future, the present views from the balconies will change, and get ready to get a lot of noise and dust for the next 5 years at least due to construction work all around. Although the CRM team guides you well initially but they are not very responsive with your queries and requirements. Edit: After sales support is really questionable, you have to ask 10 times for an update. Fake timelines and promises. I don’t understand why tell us it will be ready in 3 days if they need 3 months? For one simple update they need 3+ weeks and 30+ calls. Edit: Landscape work started.
So far the experience is good with the ASBL Team, all milestones are being finished on time, pre emi transactions are executed without any hiccups. The only thing I'm waiting for is the Clubhouse & the entrance elevation designs from ASBL and 100 feet road! The single tower and large balcony concept is unique and I like it. Need to wait and watch this area for another 4 years to see real development. Quite the opposite of this project GAR 13 and 14 commercial towers are being constructed as of now the construction is paused once it is completed we can expect some good appreciation! Asbl team should consider providing an EV charging station at the car parking for each flat update: 28/9/23 - Though the handover of the project is in the final stages till now we haven't received any official club designs. - The construction progress of the clubhouse is very slow, CRM is unable to give an exact timeline for when they deliver the clubhouse. - Municipal water connection status not known. - Many residents are requesting for EV changer station in their parking lot, if the builder can consider this it would be beneficial for all the residents. - hence reducing the 4-star rating to 3 star Recent update: 09/10/2023 - Ajitesh the way he drives the projects and interacts with all of us in Zoom calls and all we need to appreciate him for that. - he is planning to provide a temple, 11 EV charging stations, a few co-working spaces, and wheelchairs in the clubhouse even though this isn't planned as per the designs, based on our request he considered these options - after his Zoom call I felt very satisfied. - only on a few things do I feel a little compromised by the builder, the size of the sink and bathroom tiles which are not up to market standards, we cannot change those things now, other than that the rest all have no issues! Moving from a 3 to 4-star rating, once I get the handover of the project I will review it again based on it I will decide whether to rate it to 5-star or not.

The progress is good. The one facility which could easily have been provided but not catered for is EV charging. It can be easily incorporated if the management is willing to do it. @Mr Ajitesh Korupolu, please add this very important aspect for the customers. I'm sure many will be willing to pay extra to add this in their parking space. Added on 25 Sep 2023: Quite frustrating as an owner. The management shows they are very hi-tec in various ads and their website. Reality is they are not. It's two months to handover and till date no access is given to owners to see their apartment. The clubhouse is below par with no creche, no guest rooms etc. The management is busy with their newly launched projects. I am keeping my fingers crossed for the handover aspect. will keep updating this post.
At Kokapet village, this is a gated community with nearly 350 flats. The apartments have all facilities such as club house, super market and other facilities within the premises. Krishna temple was constructed within the premises. Good for morning and evening walk. The main disadvantage is for shifting of house as it is very difficult for the vehicle to reach lifts. The service lift is in the cellar and the height of the cellar is very low as the entry of the vehicle is very difficult. The premises is good for peaceful living.

This community is proof that all that glitters is not gold! Most of the positive reviews here seem to have been written from the perspective of investment rather than the quality of living. I have been living here since December 2024, and this is my unbiased review based on my lived experience: PROS: 1. Great view and ventilation – since the building is a single tower, and there are no high rises nearby, both east and west facing flats have great views. The flats are spacious and well ventilated. The east facing ones especially have a great view of Kokapet and Gandipet lakes. 2. Balcony - All flats have HUGE balconies, which I have not seen in any other premium projects in nearby areas. The balcony comes with a vegetation patch, which is a bliss for gardening enthusiasts. 3. Cleanliness - The common areas in the building are kept clean. The podium, landscaping, fountains, children’s play area, etc are all properly maintained. 4. Safety and privacy – being slightly away from the main road, there is peace and quiet. Security is tight. Residents/neighbors are decent folk who respect personal space. You can socialize as little or as much as you want. Ideal for introverts who want to avoid social interactions. CONS: 1. Maintenance is PATHETIC: there are frequent interruptions in power supply, cooking gas supply, and internet. Hard water is supplied in kitchen and washrooms, and the water pressure is poor. Fire alarm randomly goes off in the middle of the night, putting people’s peace and security at risk. Swimming pool has been under maintenance since 3 months; I suspect this is a deliberate move to avoid having to handle pool maintenance during peak summer. 2. Accessibility – this place is NOT close to anything – super market, hospital, school, fire station, police station, petrol bunk. All are accessible only by car, that too a good 15-20 minute drive away. There was a fire in the abutting plantation last week, and the fire brigade took an hour to respond. 3. Neighborhood – not premium in anyway. On one side are construction sites and workers’ camps, and on the other side are hostels – lots of them. The access road from Prestige Tranquill is terrible, and will get worse in monsoons. There is also a liquor store along this road, bang at the entrance of Gem Nakshatra. There are no signs of the so-called 100-feet road coming up any time soon. In essence, this is a well-designed, but poorly maintained project. If you want to pay a premium to be inconvenienced on a daily basis, this is the place for you. You can enjoy spectacular views from your balcony while eating take-out food you were forced to order last-minute because the gas stopped halfway through cooking dinner /s!
Its 36 floors building, But the corridor space is just 6 feet ???? Doesnt look premium at all while the price is quoted premium. One should note that GYM and Pool are charged extra 4k rupees per month per family APART from the monthly maintenance. There is no vibe for living. One can easily feel the elevators are not standard or up to the mark, once it crosses 20 floors, be ready for shaking experience.
Well located gated community in kokapeta,Hyderabad with good connectivity to Orr and financial district.It is a 36 floor apartment with good open spaces and facilities. It mostly has 3bhks which are spacious and suitable for modern living.A great place for family living.
A sham "Luxury" Facade with Substandard construction quality and most expensive Maintenance. I am writing this as a current tenant at ASBL Spire to warn anyone considering moving or investing here. Despite the "Luxury" and "Premium" marketing, the reality of living here is a daily struggle with poor construction and failing management. Advice to Prospective Tenants & Buyers: Before you sign a lease or a sale deed, do not just look at the model flat, Visit as a "visitor" first, see the issues for yourself. Also, enquire the unit level maintenance, LPG & electricity charges beforehand. I forgot to mention, they charge common area electricity charges separately. Take a walk through the society yourself and check these specific areas: The Lift Lobby: Out of 9 lifts, only 6 reach B4. You will almost certainly find at least two lifts under "continuous maintenance"—a state they’ve been in for nearly 2 months. The "Stench Tour": Walk through the B1 lift lobby and the Ground floor Kids’ Play Area beside the temple. The garbage smell is overwhelming and persistent, despite daily maintenance tickets being raised. The Entry Ramp: Take a look at the clutter as you drive down the ramp from the Entry Gate to B1. It is not what you expect from a premium gated community. The Seepage Reality: Check the utility areas of most flats and look at the duct areas from the basement. You will see severe seepage issues that have had open tickets since October, with management offering nothing but lame excuses. Operational Failures: The maintenance here is bottom-tier. I have seen housekeeping staff on strike because their salaries weren't paid, and they have been consistently cutting down on the number of security guards. The Bottom Line: This society is a sham for those looking to buy. While owners may stay quiet to protect their rental yields or resale values, the quality of life here is nowhere near "Premium." The rent is absolutely not worth it for a building that is this poorly built and maintained. Please check the positive reviews, they're either from owners or done by marketing guys. Save your money. Visit as a "visitor" first, see the issues for yourself before you take a call.
