I’m currently scouting for a flat in the West Hyderabad area (Tellapur/Kollur) and looking specifically at the One-Time Payment (OTP) route. I’ve shortlisted two projects: Rajapushpa Sierra: Quoted base price is ₹6,400/- Anvita High 9: Quoted base price is ₹5,800/- Given the current market and the risk involved with OTP, I’m trying to decide if the ₹600/sqft premium for Rajapushpa is worth it for the brand name and construction quality, or if Anvita High 9 is a better value play. For those living in the area or familiar with these builders: How is the construction progress on both sites? Does Anvita have a solid track record compared to Rajapushpa? Are there any other projects in the ₹5.5k–₹6.5k range (OTP) I should check out? Thanks in advance!

Hello everyone, We’re planning to buy a flat worth around ₹1 crore, with a ₹20 lakh down payment and an ₹80 lakh home loan. I have a few questions: 1.Which bank is best for a home loan right now? 2.My parents have a small business (not salaried). Can they get a home loan? 3.Can my sibling and I take a joint home loan, or is it better to include our parents? 4.Is sharing the EMI between my sibling and me a good idea?(we plan to pay together) 5.We plan to make partial prepayments whenever possible. Which banks are best for this? 6.What interest rate should we aim for? 7.Does this overall plan sound financially good? 8.Property prices in our area have increased a lot over the last 10 years. After being away for several years, I recently returned to Hyderabad and was amazed by all the new skyscrapers near Shaikpet Bridge. Some of the flats looked ultra-luxury, and there were high-end villas too — I think some were part of Ashoka near Kompally. For the people of Hyderabad, what are the next best luxury projects and infrastructure areas to invest in?
