I have lived there for 2 years. Things to consider before you make decision to stay there- 1) the road in front of society goes extremely muddy in rainy season. There will be lot of water logging and you will think of reconsidering your decision every time you step out. 2) the amnesties are almost none. There is a swimming pool which is little bigger than a Jacuzzi. There is a small gym. Kids play on the road which surrounds the building. For kids play they close down one half of the road and use the other half for entry / exit of cars to/from parking. This makes it bit risky. 3) society maintenance is good. The society used to be maintained very clean. 4) I have found the society maintenance committee as pretty rude. They hardly listen to inmates problems. I think land owner has few flats there and their family controls a lot of things there. 5) there is construction around this apartment. Be ready for lot of noise, dusts…all sort of construction problems.

Nice place, very nice swimming pool, but security staff are too slow
A smaller community but feels exclusive! Not claustrophobic like in a concrete jungle. Everything in its place for a gated community with quality and value built. Good for self occupancy with families! Some of the units enjoy extremely spacious balconies to enjoy gardens and sit-outs. Only thing missing is a large ground for field games. Good pool and indoor games and banquet hall make up for it. Value for money property.

I’m currently scouting for a flat in the West Hyderabad area (Tellapur/Kollur) and looking specifically at the One-Time Payment (OTP) route. I’ve shortlisted two projects: Rajapushpa Sierra: Quoted base price is ₹6,400/- Anvita High 9: Quoted base price is ₹5,800/- Given the current market and the risk involved with OTP, I’m trying to decide if the ₹600/sqft premium for Rajapushpa is worth it for the brand name and construction quality, or if Anvita High 9 is a better value play. For those living in the area or familiar with these builders: How is the construction progress on both sites? Does Anvita have a solid track record compared to Rajapushpa? Are there any other projects in the ₹5.5k–₹6.5k range (OTP) I should check out? Thanks in advance!
Hello all , I am stuck in a rut and could use some feedback . I am looking at buying my forever house. I recently found a property in BHEL for around 2.5 crores , 200 sq yards , 10+ years old property . It’s old but in a good middle class neighbourhood. I am considering purchasing it and developing it over the course of 3 years or so . This gives me time to save up . However my family believes I should be buying a bigger house in one of these fancy gated communities. I am on my way to FIRE in the next 5-7 years and am looking at options which will help me do that . The older property on paper seems like the best option however it is definitely a slight downgrade to my current lifestyle . I am okay to take that downturn since it will give me much more financial freedom and bigger space with zero scope of development due to its location . Has anyone done this already ? I’m open to reading any feedback since I feel really stuck. And this is causing me stress since I am decently good at decision making. Thank you

I am a finance professional, 31 years of age, and currently own a 2 BHK (1245 sft saleable area; ~1000 sft carpet area) flat at My Home Jewel, Madeenaguda. The flat is occupied by three of us in the family – my mother, wife and myself. This was a resale property we bought in mid-2023 at a good bargain, and we are generally happy with the purchase. While the size of the apartment more than adequately suffices our requirements today and is expected to for the near foreseeable future, we anticipate we would start to run out of space once we plan a family and have kids grow up in the next 4-5 years or so. I am anticipating this being the right time to start to think about and scout for our next house – ideally a larger 3BHK in a more modern society, in a ~10-15km vicinity of the Hitec City area. This would ideally be an under-construction property in an upcoming gated community by a reputed builder with limited execution risk. While we would be flexible with delivery timelines given no immediate need for a new house (would plan to sell this existing property concurrent with delivery of this new flat), I would like to ensure that the construction quality and amenities are top-notch. What are my potential options? Am I thinking about this correctly, or is this too early to plan?
