Brigade has the worst estate management team, their one year of builder maintenance is good-for-nothing, they will not take any measure even to stop street dogs entering into the society. Nice to see some reviews experiencing good booking experience. Booking promise of this group is awesome. After that how they operate I will share my experience. Because mine is live experience in brigade Xanadu I'm chennai. I will give my honest and impartial review about the builder and how it panned out for my brigade Xanadu chennai project. Brigade is one of the best in Industry. They operate from Bangalore. They are too good in land scaping for the residential and commercial buildings. Not an iota of doubt. When it comes to original day to day construction they also outsource construction activity to others like many other top builders. Day to day monitoring of this activities has to be done by this builder, which was missed in my case where I got the sub quality plastering finish. For each nail that I struck in any wall for wall clock, AC or curtains a lumpsum material is falling down. Infact for entire 7 blocks of bonito the plastering quality is below par. Our association is fighting for DLP extention. Then comes the real game. For us while booking they orchestrated two things. 1. False commitment by sales team that handover will be by sep23. Once advance paid in construction agreement it is December 24. Seeing the initial stages, they orchestrated and we believed that it will be completed by sep23. 2. No entry into project until it is hand over as per the agreement. You have to read both clauses carefully. First 2 payments 10% and 10% are for booking and signing of agreement. Then following stilt 10%, 1st floor completion 10%, 3Rd or 4th floor completion 10%. Until here we can see it from outside. Every thing will go on time. Now they strat the game. They will raise invoice in the name " commencement of tiles". For entire 600 flats or what ever in the phase,somewhere they will start this and upload pics in website, but invoice will be billed for all 600 flats. If you have doubt that whether your flat tile work started or not, sorry you can't do that as they bar you from entering to project until it is completed on silly security reason quoting agreement. They will not share neither your individual flat pics upon request also. If they allow you you will find out that the works are indeed not started in your flat. Then they say installation of windows. Then they say commencement of painting. By the time you pay 95% amount, not even 2 out of 4 commencement works would have started in your individual flat. Moral: they will collect entire 95% by the time they promised delivery but give handover only on rera dates in agreement. You have to shell out your 1-2.5 cr and wait for one and half year for handover after payment. Just imagine for 600 flats 50 lakhs taken for each and work is done after 1.5 years. They will sweetly invest this advance elsewhere and your flat work go in snails pace. But one thing is that, no project of brigade is in litigation. They will handover and you will get a decent flat compared to other builders. But your time value of money has to be compromised for that. I am aggrieved by this modus. If you know that if you are going to give after 3 years only then why sales propoganda and why you collect 95% money 1.5 years earlier. 80% will be taking loan only. For many it's a dream. When it is fulfilled you have to come with smiling fae to your home. For them it is always a house for us it is home.

I believe this was due to the builder’s influence, further proving their tendency to silence any negative feedback. Here are the major problems I’ve encountered with Brigade Citadel 1. Misleading Claims: The project wasn’t developed by Brigade but was built by a different company. Brigade sold it under their name, misleading buyers into thinking they were getting a new project from a reputable developer. 2. Seepage in a New Building: A brand-new building should not have water seepage problems, yet Brigade Citadel is riddled with them. When asked about it, their response is often that it’s "common for new buildings." This is a red flag – if you’ve lived in other buildings, you’ll realize that this isn’t typical. 3. Parking Issues: - Visitor parking has been placed in areas where vehicles are meant to move, such as lift passages. This is because all the additional parking spaces were sold out. - The parking spaces are incredibly tight, to the point where opening your car door is a struggle. - The visitor parking is not even clearly separated from resident parking, leading to confusion for both residents and their guests. 4. Clubhouse Issues: The clubhouse is also plagued with major water leakage problems. At one point, the badminton court had to be closed because it was flooded. If you are considering investing here, I strongly urge you to thoroughly inquire about these issues. I have photos and other proof regarding the seepage, parking chaos, and more. Make sure you understand what you're getting into before making a commitment. Update: Be aware that after my review, you may notice a surge of five-star reviews. These are likely from the builder’s team or brokers who want to distract potential buyers from the real issues with this property. The brigade group is building very premium and luxury limited residential apartments and commercial mall multipurpose office spaces and star hotel under one compound. Their Architecture is tremendous.
Im writing this review after going through the same issue twice. Imagine buying a home with Brigade and finding seepages all over your unit. Don't even consider buying from them. You'll see many negative reviews about their previous project, Brigade Citadel. The five-star reviews are mostly from Brigade’s management or investors trying to sell their flats. I’m sharing pictures to show the reality—no fake images. Seepages next to the Brigade logo. We had a seepage in our apartment, and two weeks later, another one. Many owners are facing the same issue. All the photos are from different owner experiences. Lot of flats got effected. Before investing just ask them if there are any seepages in your earlier project brigade citadel? You will get your answer whether to invest or not. Mark my words, you’ll see more negative reviews about their poor construction.
Excellent Builder and delivered on time for our home in Brigade Citadel. We used them for our interior design as well, and everything came out extrodinarily well. I am not sure about the negative reviews, but our experience has been nothing short of perfect. The privacy between each building, the landscaping design, and clubhouse amenities are world-class. Highly recommend and will definitely be excited for their new Kokapet venture as well.
I recently had a disappointing experience with the Brigade Gateway project at Neopolis, which I feel compelled to share. Here's why I believe this project falls short on multiple fronts: 1. Overpriced for the Market Brigade is quoting an exorbitant price of ₹14,500 per sq. ft even before obtaining RERA approval. This is significantly higher than other reputed projects in the same area, which offer better pricing and features: 2. My Home Grava launched a year ago at ₹11,300 per sq. ft. My Home Nishada is currently priced at ₹12,300 per sq. ft and its ready to be delivered in an year r so. Sattva offers competitive pricing at ₹12,500 per sq. ft, ready to be delivered in an year r two. Given these benchmarks, Brigade's pricing seems unjustifiable and out of touch with the market. 3. Inferior Specifications The project lacks the luxury features expected at this price point: Ceiling height: Brigade offers only 10.5 ft, whereas other projects provide a minimum of 11.5-12 ft, which significantly impacts the sense of space and luxury. Car parking: For a 3BHK, Brigade offers only 2 parking spots that too valet parking (one behind the other), and for a 4BHK, just 3 spots. In comparison, other projects provide 3 parking spots as standard even for 3BHK units. 4. Poor Location and High Density The location and planning of the project leave much to be desired: High-density living: Brigade plans to construct 2 towers on just 3.5 acres, with the remaining 6 acres allocated for their commercial buildings. This leads to overcrowding and compromises on the exclusivity and open spaces typically associated with luxury projects. Entry issues: The residential towers do not have direct access from the main road. Instead, the entry is via an internal road that doesn't currently exist. This raises serious concerns about connectivity and convenience. 5. Misleading Emphasis on Commercial Towers Brigade heavily markets the value of their upcoming commercial tower within the project. However, I fail to see how this benefits residents of the residential towers. If the commercial development adds value, it would enhance the surrounding community, not just Brigade residents. The emphasis on the commercial tower feels more like a distraction from the project's shortcomings. 6. Lack of Customer Consideration Brigade's approach to customer communication has been highly unprofessional: They started accepting expressions of interest without even sharing a brochure or providing concrete details about the project. Basic information, such as amenities and plans, was withheld, creating unnecessary uncertainty for potential buyers. 7. Poor Track Record Concerns about Brigade's construction quality further erode confidence. For example, their Brigade Citadel project in Hyderabad already has reported issues like seepage. This raises doubts about the quality and reliability of their projects, especially at Neopolis. Brigade Gateway at Neopolis fails to meet the standards of a true luxury project. From inflated pricing to subpar specifications, poor planning, and questionable customer service, it seems they have underestimated the discerning buyers in Hyderabad. This is not the "luxury segment" project it claims to be, especially when compared to other reputable developments in Neopolis. For potential buyers, I strongly recommend exploring other options before making a decision. Hyderabad deserves better, and so do its homebuyers
Recently i moved into Prestige high fields nanakramguda as tenent, seeing bad situation here I did some research on gated communities in west Hyderabad and kukatpally area, I see almost all the communities with flats in the range of 2-2.5 cr(10k per sqft) have very major issues and on going conflicts with the builders. Maximum the flat owners can do or doing is to post negative reviews on the builder upcoming projects or threaten the builder saying they won’t purchase from them again which I think most of them can’t do even if they want. As with all projects builders don’t even care to remove the negative comments and are even announcing the phase 2’s of the already disastrous project. Will there be any end to this cycle? Is it that hard to provide flats with good quality and promised amenities? Will government interfere or are they ok with commission?
Brigade is a low quality tier builder. Wouldn't trust them on their premium/luxury pitch. Visit Brigade Citadel project and you will know what I am saying.
I've had a fantastic experience with the Brigade team, particularly Chandra Sekhar, Shreya, and Jitendra, who've been very helpful in clarifying my queries and providing excellent support. However, I'm eagerly awaiting updates on Tower B's booking, which was supposed to start in May. One thing I'd love to see is a comprehensive walkthrough video of Brigade Gateway Hyderabad, showcasing the project's overall layout and amenities. Unlike some of your partners, who've created videos about the project, Brigade hasn't produced a similar video. Compared to other builders like My Home and Rajpushpa, who offer immersive virtual experiences, I'd appreciate it if Brigade could focus on creating engaging walkthrough videos to help potential buyers visualize and experience the ultra-luxury community. As an owner of a flat in Gateway, I'm looking forward to more rich media resources to get a better feel for the project.

We recently made a booking with Brigade Gateway. In all of our interactions with them, especially the sales expert “Deepshikha Das”, we were made to feel like we were their only customer. Many builders may say that they are customer-oriented or that they want to make their customers happy, but the folks at Brigade Gateway lived those values, and were extremely generous with their time throughout the booking process and even after that Looking at Brigade’s ventures till date or ongoing, they are not just structurally sound, but also state of the art and “future-proofed” as much as possible with the highest standard of quality and attention to detail. Their impeccable interiors also speaks volumes (even by looking at their sales and marketing office). They brought valuable perspective on design, color, and style that helps one’s decision-making throughout the process a lot easier. It is also worth pointing out that the vast majority of things this venture brings - i.e. India’s first 5 star InterContinental hotel, commercial facilities with the likes of Orion Mall &World Trade Centre, along with a beautiful mix of luxury residences in the midst of high profile lifestyle amenities etc.- is just one of its kind one could imagine to be distinctly called a trade mark locality one gets to live / own with pride.
