Had a great experience with Raghava while exploring properties in the Financial District, Hyderabad. Our first interaction with Dharmapal Reddy was excellent—he explained the project clearly and built strong confidence in our decision to go ahead with an apartment in CINQ. The financial and registration process with Uma Maheswari Reddy was very impressive. She was extremely professional, patient, and detail-oriented, ensuring everything was handled smoothly from start till registration. We are truly fans of her writing and in-depth process knowledge. Raghava truly has a team of dedicated professionals. Special thanks to Dharmapal and Uma for making the entire journey seamless and pleasant. Highly recommended!

Hi everyone, We’re an NRI couple with two kids planning to move back to Hyderabad in the next 3–4 years, and we’re starting to research gated community apartments early so we can buy something under construction and hopefully get a good deal. We’re looking for a 3–3.5 BHK apartment in the ₹3–3.5 Cr range in a gated community with good amenities and open spaces. Since we’ll be moving back with kids, the location needs to be reasonably close to international schools, the Financial District, and Jubilee Hills. One project we’ve been considering is Lansum Encanto in Puppalaguda, which offers 3 and 4 BHK apartments in high-rise towers with many amenities and open spaces. The apartments dont have to be that large. Anything between 3000 - 3500 sft is acceptable. However, we’re still early in the research process and would love suggestions from people who know the market well. What we’re looking for: 3–3.5 BHK in a well-planned gated community Budget ₹3–3.5 Cr Good amenities + meaningful open spaces Layout efficiency (not paying too much for unusable space) Lower density communities if possible Tier-1 or reputed builder A community that will still feel good to live in 10+ years from now Prefer projects that are currently under construction Would really appreciate recommendations from people who have purchased recently or evaluated projects in Financial District / Kokapet / Narsingi / Puppalaguda areas. Hi, My wife works at google and we are thinking to buy a 3bhk for ourself near the new upcoming google office in financial district. Current google office which is in kondapur is 8km from the new office and I believe it would be a commute challenge if we live in any other side of hyderabad. Also I think once the office is open, the rental prices are going to shoot up in the area. So better we buy a ready to move in now. My preference is a ready to move in or ready in 6 months max. Budget is up to 2CR including all charges. I don't mind grabe B builders given the project is completed. Can anyone suggest what projects would come under the category or if there are other locations which can work for my case? Thanks. Looking for genuine help.

I have been evaluating options for end use and these are my criteria. Based on these, can you suggest some alternatives? Good construction quality Good connectivity to the tech companies Good schools nearby Handover in 2-3years Budget under 5cr I personally shortlisted Raghava CINQ and myhome apas Raghava Cinq: The units I am interested in are landowner (phoenix) units and they are not for sale currently. Also no data points on construction quality since they have no finished projects. Another concern is the access road seems to be high traffic road and will only get worse. Getting out of the building will be a hassle 2.Myhome Apas: frankly it checks all the boxes. 3. Myhome Grava and nishada are out of budget. 4. Rajapushpa infina: didn't find it as good. Higher density Are there any other projects I can consider? Anything from a builder which is not charging a premium for the name but has good construction quality. Any project with lesser density than these? Any villa projects which aren't too far and difficult to commute from and have good schools around

I recently checked out 3bhk 1915sqft at Wave by Raghava west facing. Builder is quoting 7500 per sqft and at least 25 lakh rupees extra in amenities, registration, GST etc. the overall cost is coming to 1.86 CR for a 26th floor flat. I mean it feels crazy for Tellapur specially when I can still buy a good enough flat at this rate in Kokapet, Mancherivula or even Narsingi. Any existing buyers recently in Wave by Raghava, what has your experience been? How much did it cost all inclusive? Including registration and all like total walk-in cost?

Hi all, I’m planning to buy a 3BHK flat mainly near the Google office in Financial District. My budget is around 2Cr, and I’m okay with projects that will be completed in the next 2–3 years.I am a software engineer Looking for a gated community with basic good amenities like walking track (for my parents), some greenery, gym, kids play area, and if possible pet-friendly (dog park). Flat size should be around 2000+ sq ft. If anyone has suggestions or already staying in nearby projects, please share your experience. Thanks!

I recently received the final OTP price quotation for a flat in Raghava CINQ, and I’m seriously considering buying it. The main reasons I’m interested are: - The location and future growth potential- The upcoming Google office nearby- The current price point compared to other projects in the area From an investment and long-term appreciation perspective, the project looks promising to me. However, one thing that’s making me hesitate is that I haven’t personally seen any completed projects by this builder yet. Because of that, I’m a bit unsure about construction quality, delivery timelines, and overall reliability. Attached the final quote I received from CINQ! Would love to hear from the community:- Has anyone booked or invested in Raghava CINQ?- How is the builder’s reputation and execution quality?- Do you think this is a good option considering the location and future developments?- Are there any better alternatives in the same budget and area that I should explore before making a decision? Hi everyone, I’m considering buying a 3BHK in Narsingi 30+ floor, very close to Narsingi Circle (end use, not investment). • Possession: March/April (builder saying) • OC: Already received • Configuration: 3BHK • Price quoted: ₹ 1.9 Cr (all-inclusive) Wanted to get feedback from people living nearby / owners in this area: Is this location good for daily living (traffic, water, power, flooding issues)? Any common issues with Narsingi-area high-rises (quality, maintenance, seepage, STP smells, etc.)? What checks should I do even if OC is received (legal + technical)? What’s a reasonable per sft all-in price here currently? Any red flags I should watch for with builder handover / society formation? Thanks in advance!

We are looking for 4BHK (greater than 3500 sqft) under 5Cr, preferably in or around Gachibowli/Financial district. There are so many builders & their projects. Which are the most reliable builders, which offer high build quality & transparent & regular communicatiom. Jayabheri, DSR, Lansum? Any other builder or project worth considering? Raghava? CyberCity? MyScape? Update- checked SkyMarq: bad location; concrete jungle R-One: not confident on the builder/project because of the ongoing fued; Lansum Elena: good project but location near sewage treatment plant; Cinq: no project yet completed by Raghava, per flat landshare-very low. Lansum Encanto- good project but unresonably priced; Trilight- amazing project but no open space. MyHome guys are not responding. Was interested to check Apas. DSR Classe and Valar are not showing up on their official page. skyMarq sales team is also not routing us to these projects. Dont know what’s the story behind these 2 projects. No project under Jayabheri unbrella in our budget :( Still unable to find the right flat worth spending 5Cr!

Area-wise Financial District seems better for you than Kokapet. It has better connectivity to hubs like WaveRock, SAS iTower, Amazon, Google’s upcoming office, etc. Kokapet is closer to Neopolis, but that’s still only emerging. You can expect to save a total of more than half an hour on daily commute if you work anywhere else in the city other than Neopolis. Also, while both financial district and Kokapet have multiple premium schools, financial district will have a lot more options for you. In financial district I’ll recommend ASBL Broadway. Since you’re looking for end-use, it will be a great living experience because of their design. They have curtain walls in the bedrooms along with large balconies. That really stands out to me as otherwise modern life can feel like a concrete jungle. ASBL also has a dedicated area of 5% of a project’s total built-up area, almost twice of most other projects. They have an “Urban Corridor” in each tower itself, in addition to a club house. This becomes important in high-density housing where people otherwise struggle with access to amenities. So overall would suggest check them out.

So if you're looking for connectivity to tech companies financial district will be better than Kokapet. There are also a no. of good schools and hospitals in the area. My brother is considering ASBL loft there but since you have a budget of 5 Cr then I'm guessing you're looking for larger units. For that ASBL Broadway seems a better fit, if you're willing to wait for a bit longer. I like ASBL since their apartments seem very thoughtfully designed and built. I especially like the large balconies and amenities, like they have creches and co-working spaces together in each tower itself. Would suggest checking these projects out.
