For all the discussions about slowdown, I see real estate builders still steadily increasing prices - most projects I see are quoting 10k+ psft. I am looking for a 3.5 or ideally 4 bhk for my family (wife, son and 2 parents).. ideally mostly constructed - or a reputed builder. I have the following areas / projects in mind -can you suggest something better? I need 3 bedrooms at minimum and 3 bathrooms. the 4th room can be a small study - hence 3.5bhk suffices! Kondapur area:- Candeur Lakescape - seems B grade builder from Bangalore - any advice? - Aurobindo - again, not sure of quality - Aparna and others are out of reach in that area for me 2. Tellapur area - My home Sayuk/Akrida etc - are these worthy bets? anything better in this budget? 3. Financial district / kokapet area - Kokapet is super expensive, and i think most projects would be out of budget - but let me know if any good options?
DSR Infra is more reliable any day. Not only are they more conservative, their projects have much appreciation: DSR fortune prime in Madhapur, DSR Esmeralda in Kondapur, DSR valar and The World (ongoing, and truly a landmark...checkout the specs. you'll know what I mean. DSR builders, on the other hand, are more flashy but have the worst planning. look at skymarq, marquise, classe, W, twins, and the list goes on - they'll have more unsold inventory than most of the projects in Hyderabad.

Some of the flats looked ultra-luxury, and there were high-end villas too — I think some were part of Ashoka near Kompally. Looking at 4999 sft in Skymarq (plan 01) vs. 4980 sft in Encanto (plan 02) - how do they compare? Price wise DSR is ~1.5k higher / sft, but it is also finishing way sooner than Encanto. Is that a fair risk premium? Anything else to watch out for in either of these properties?
