Good community and excellent location very close to Exit 2 Kollur , though built by less popular builder 'Elegans' they have experience with quite few good projects in Hyderabad. Project was handed in decent time.

Good location, normal construction & very near financial district
Good community with great connectivity.
Best location very near to ORR
Amenities are not good enough, plan of villas is not good. Too much price for the area. The community surrounding and road in front of it is worse.
Great location and peaceful villas
Peaceful and beautiful gated community. It is right by the ORR exit 2. Well connected and safe.
A well-maintained gated community with beautiful landscaping, lush greenery, modern amenities, and a fully equipped clubhouse. Conveniently located near ORR Exit 2. It also offers excellent connectivity to Neopolis, major SEZs, and key city areas, with reputed schools in close proximity — making it ideal for families and working professionals alike.
I have visited the villa community today. I am pretty happy with the location and price of the villas. This is very similar to kokapet orr exit. I would strongly recommend these villas in case you are looking for a better community. This is just 7 min away from neopolis. Awesome location
Great location, bang on ORR exit 2, very close to international schools and financial district. 15 min from kokapet. Ready to move in
Space is more. But built like a row villas. Gap between vilas is not premium. 200+ sq yard place is not utilized to build a great villa. The space of the whole layout is good, but not utilized greatly. They would have kept/built the last row villas in a corner could have been beautiful.
Hi everyone, I have an old 2BHK flat in Kothapet, Hyderabad and I’m planning to do renovation + full interiors. This is my first time handling something like this, so I don’t have much idea about realistic pricing. I received a quotation from an interior designer and the total estimate is coming to around ₹9–10 lakhs. Scope includes: Balcony brick work + wall tiles Complete kitchen (granite countertop, base cabinets, overhead storage, loft, baskets, sink & taps) Wardrobes (children’s bedroom + MB dressing) TV unit, crockery unit, pooja unit, shoe rack False ceiling (around 600 sft) Electrical work (labour + material – ₹1 lakh) Full house painting – ₹60k Bathroom wall & floor tiles Toilet fittings The designer says they are using BWP plywood for all carpentry work, which I understand is premium quality. But since this is an older flat and not a luxury project, the total cost feels quite high to me. Some individual costs that surprised me: Wardrobe (10x10) – ₹90,000 TV unit – ₹90,000 Crockery unit – ₹63,000 Electrical – ₹1,00,000 Painting – ₹60,000 My questions: Is ₹9–10L reasonable for renovation + interiors of an old 2BHK in Hyderabad in 2026? What items usually have negotiation scope? What would be a realistic mid-range budget for this kind of project? I don’t want to compromise too much on quality, but I also don’t want to overpay just because it’s my first time. Any advice from Hyderabad folks who recently renovated would really help
