My relatives have been in the market for a villa in Jubilee hills for a while now. They went house hunting in 2021-22 and found a few houses in the 30-35Cr range they were satisfied with. They couldn't pull the trigger back then as a few good investment opportunities popped up. Then, they went back to the market late last year and were surprised to see that the same houses still on the market but now for 50-55Cr. They were ready to spend 40-45Cr but didn't go ahead as it felt overpriced. Now, in late 2024, these same properties are calling us back and offering them for 40Cr. The prices of few of a properties in Gandipet have also come down. Is the Luxury Villa market weak in Hyderabad right now? Are there many sales or is the market stagnant post Govt changes?

Oh wow! It's under construction when I have visited in October 2025. But it has a huge space in between of the towers, parking is combined but with 3 steps underground. Have been to the Clubhouse and it is inside,so lovely with nice entrance. 3 types of lifts for every tower. Overall 5/5 for the place before fully functional. Let's see what will happen after it's occupied by people.

Hi all, we (family of 4) were recently looking for villas in the south zone of Hyderabad. We are NRIs and are planning to move to Hyderabad in around 3-4 years. My budget is around 3.5 to 4.5 CR, and I was keen on taking a villa in the south zone since it seems to be growing pretty quick and I don't want to live in the middle of dust of Neopolis. I visited projects on both Srisailam highway and close to Bangalore highway. Some of them include Hallmark Oakshir, Casagrand windsor court, Vijaykalpa Khsehtra, Terminus The pointe and few more. They were okay, but I really liked Subishi Serenity, closer to Bangalore highway and took me around 10 min from ORR. I heard very good things about them from their Mokila and kompally projects, and I really liked their elevations for this project, looked much better than the other projects I visited. My question is - Is this area a good place to invest for good appreciation of the span of the next 5-8 years? They're quoting 8000/sft, and I'm assuming it's slightly negotiable, is this a good price? How do you guys see life in the south zone in 5-7 years? I was told they are building around 2000 villas along the Maheshwaram rd and are planning to develop it like they did to Mokila (banks, grocery stores, etc), I feel like this a good proposition so I'm seriously considering it. Note: I am new to reddit, so please let me know if I'm asking the right questions!!

Ticks all the boxes. Great location with many eateries, schools and necessary infrastructure. The project has most spacious units , low density and well designed plans in Kokapet with only 2 flats per floor , top notch amenities.

Quick background Buyer: individual (self). Loan: ~30 % of total (rest self-funded). Purpose: primary residence, not investment-focused. Timeline: plan to finalize within the next 3–6 months. Family size: 3–4 members. Preference: ready-to-move or near-completion villa in a gated community with decent amenities. Must-haves: 3 BHK +, private parking, small garden/open area, peaceful locality. Nice-to-haves: proximity to good schools, grocery access, and reasonable commute to IT hubs (Financial District / Gachibowli / Hitec City). What I’m looking for suggestions on Which localities or projects offer good value-for-money villas under ₹2.5 Cr? (e.g. Kokapet, Narsingi, Mokila, Tellapur, Kollur, Bachupally, Shamshabad side, or others?) Any reputed builders or communities in this price range you’d recommend—or avoid? For villas in Hyderabad, is it better to go for resale or new construction right now? What are the common red flags (documents, RERA, illegal layouts, fake HMDA approvals, etc.)? What’s a reasonable negotiation margin with builders or resale owners? Are there any reliable brokers / channels / Telegram or WhatsApp groups that focus on villa sales? If you go to some property websites and search for villas you will find that villas are being sold for 15 to 25 crores for a plot range from 400 sqyrds to 600 sqyrds and that to on outskirts. If i were to buy a good plot near the same areas and build a luxurious 4000 sft house with finishing and furnishing on a 400 sq yrds plot it will not cost me more than 7 crores. In short people are being looted. Whats the general opinion?

In the lookout to buy a home and was weighing in all the options. Have been dead set on buying a property which gives the feel of an individual home but gives the benefits of a gated community. Kollur/Velimela are currently my places of interest but the rates! Man! I am sure seeling both my kidneys won't be enough. The builders are selling villas at prices more than double the actual land cost in the area and then the construction charges + community + the whole shabang. Is it worth spending 3.5+crores on villas in that area or is it just a fad? There are too many villa projects in the whole West Hyderabad region and I feel like there won't be much people who will actually stay in these villas. Would it be a better choice to buy an apartment instead and invest rest of the money somewhere like low risk MFs or even deposits?

Hi everyone! This is my first time asking for a real estate advice, please help me out. My dad is in his mid-50s looking to retire in the next 5-10yrs and my family is planning to buy a villa plot (STRICTLY NOT an apartment or ready-made villa) within the next 4 months and build our dream home (start construction by the year end) . And I know my dad, whichever my relatives/ distant relatives suggest he'd pick that without thinking twice (only to later realise that he has made a big mistake), hence posting here for suggestions, so that atleast this time for their retirement house I make sure they don't make any compromises. Requirements: This will be their retirement home so preferably Premium gated plotted communities for peace of mind and safety (we children work in other states), especially by reputed builders (Prestige, Aparna, My Home, Brigade, Rajapushpa, Godrej, etc.). Completely ruling out Western Hyderabad (Kokapet, Tellapur, Mokila) and Northern Hyderabad (Medchal, Kompally) Even if it's not a gated project, One of the most imp things which I want to have for my parents is a very peaceful and good locality with great parks for morning and evening walks, dense canopy roads without any waterlogging issues (Similar to old Bengaluru or Chandigarh). Communities that are already occupied or will be mature within 1.5–2 years (functioning amenities, residents already living there). We are from Warangal, so quick access to Warangal will be one of THE biggest USPs. Proximity to ORR is a must Projects similar to Prestige Nirvana, Aparna Western Meadows (ik this is in western hyd, it's just an example) and we are open to upcoming plotted townships launching in the next 6–12 months which can match our requirements, I feel it's highly unlikely though. Area: 300- 500 sq yds in case of a premium gated community, and upto 700 sq yds in case of non-gated good locality type suggestion. Which projects or locations would you recommend, and are there any upcoming Tier-1 plotted developments that I should keep an eye on? And honestly, please give me an advice about what I should be suggesting my dad. Would love to hear from anyone who has recently bought in this specific arc or knows of upcoming/recently launched phases that fit this timeline. Appreciate your leads and insights! Thanks! i am thinking to settle in Hyderabad. working in IT looking for villa options today went to Patancheru ORR area they are selling triplex villas for 2cr and g+1 for 1.5 cr is it really worth going that far and buying it, will I get return on investment and what about hospitals schools and other things if I need something in emergency no appartments hate the culture, thinking of having my own land but ORR seems to far with less connectivity for public transport
