I understand this situation very well now. Recently, as an NRI, I wanted to buy a 3 BR apartment in Hyderabad or Bangalore. ( As my second home, away from US winters; not investment). I spent 40 days visiting multiple properties ( all top tiered builders) looking for under Rs 3 Cr I met over 18 property owners individually. Every one of them complained of their projects. Water and Sewer problems. Some of them are charging new additional monthly charges for water supply as their bores are not meeting the demands. Constant overflow from sewer manholes, with sometimes back-flow in GF and cellars. 2. Maintenance handovers to house owners assocs. HOAs not working properly. 3. Converting or adding new commercial estates within the perimeter ( including cine theaters : Brigade Utopia !) 4. very poorly maintained community areas ( pool, club) etc after handover to HOA. 5. Security lapses with a lot of units being vacant. 6. Extensive AirBnB conversions and commercialization. 7. Breakdown of the inside-estate commute facilities 8. Zero, or even negative, prospects of any road expansions : traffic nightmare for employees. The only positive opinion I got from all of them — this is an expensive micro-bubble that we chose to pay and live … away from that hangama outside estate. As an NRI, I questioned myself: If a single floor city ( ie a city which had only single storied houses before 1990) could not meet the infrastructure demands, how can the same city, with an “average” of 5 stories and 5 times population, satisfy the infrastructure demands now? People are being fooled. Royally. As an NRI, I am more or less decided to buy only an independent new 2BR house in Tier 2 city or buy an old one and repair/upgrade/remodel it for Rs 30/40 Laks.

I purchased small farmland(121sqyds) 5 years back and given it for development to AspireSpaces for 2.5 bhk and it is long delayed for several reasons. Luckily Prestige came into picture and I really liked the design and the brand so purchased 600+ sft more from builder, last week registration completed. I am really happy how it turned it out, people think it works every time. I have invested three different ventures in west hyderabad and only one(Prestige) clicked and one is being in construction for last 6 years and one is not yet started. I was young and daring and took some bad financial decisions, I would not do it even in my dreams now.

Hi everyone, I have an old 2BHK flat in Kothapet, Hyderabad and I’m planning to do renovation + full interiors. This is my first time handling something like this, so I don’t have much idea about realistic pricing. I received a quotation from an interior designer and the total estimate is coming to around ₹9–10 lakhs. Scope includes: Balcony brick work + wall tiles Complete kitchen (granite countertop, base cabinets, overhead storage, loft, baskets, sink & taps) Wardrobes (children’s bedroom + MB dressing) TV unit, crockery unit, pooja unit, shoe rack False ceiling (around 600 sft) Electrical work (labour + material – ₹1 lakh) Full house painting – ₹60k Bathroom wall & floor tiles Toilet fittings The designer says they are using BWP plywood for all carpentry work, which I understand is premium quality. But since this is an older flat and not a luxury project, the total cost feels quite high to me. Some individual costs that surprised me: Wardrobe (10x10) – ₹90,000 TV unit – ₹90,000 Crockery unit – ₹63,000 Electrical – ₹1,00,000 Painting – ₹60,000 My questions: Is ₹9–10L reasonable for renovation + interiors of an old 2BHK in Hyderabad in 2026? What items usually have negotiation scope? What would be a realistic mid-range budget for this kind of project? I don’t want to compromise too much on quality, but I also don’t want to overpay just because it’s my first time. Any advice from Hyderabad folks who recently renovated would really help 

Hi everyone! My partner and I are expecting our first baby (currently 7 weeks, due in January), and we’re in the process of deciding on a doctor and hospital. Thankfully it’s a low-risk pregnancy so far, and I’m hoping to keep the experience as calm and stress-free as possible. My top priorities: • A doctor who is patient, supportive, and good with first-time parents • A hospital that’s not overcrowded, doesn’t involve long wait times, and offers a more personalized experience • Not too far from Jubilee Hills, where we live • Ideally not one of the big chains like Rainbow — looking for something a little more peaceful and less rushed I’ve been considering Arete Hospital as it seems relatively quieter, and I’m hoping that could make the overall pregnancy journey a bit more relaxed. Would love to hear from fellow parents in Hyderabad: • Where did you deliver? • How was your doctor and the hospital experience? • Would you recommend the place for a first-time, low-risk pregnancy? Any suggestions, doctor recs, or red flags to look out for would be super helpful.  Thanks in advance!

This is probably a dumb question but please help me understand. Houses nearby graveyards are sold at cheaper rates compared to others. Why is this ? Is it because people don't like to be reminded of grim aspects of death by a near by graveyard ? I have been to graveyards a few times when relatives passed away. I personally didn't find anything that I wouldn't want to exist nearby my house. In fact I realised their necessity. Only issue I can think of is sometimes big funeral processions cause traffic inconvenience. May be I am just thinking practically but is it more of emotional reasons ? or Am I missing something ?

Hi everyone! This is my first time asking for a real estate advice, please help me out. My dad is in his mid-50s looking to retire in the next 5-10yrs and my family is planning to buy a villa plot (STRICTLY NOT an apartment or ready-made villa) within the next 4 months and build our dream home (start construction by the year end) . And I know my dad, whichever my relatives/ distant relatives suggest he'd pick that without thinking twice (only to later realise that he has made a big mistake), hence posting here for suggestions, so that atleast this time for their retirement house I make sure they don't make any compromises. Requirements: This will be their retirement home so preferably Premium gated plotted communities for peace of mind and safety (we children work in other states), especially by reputed builders (Prestige, Aparna, My Home, Brigade, Rajapushpa, Godrej, etc.). Completely ruling out Western Hyderabad (Kokapet, Tellapur, Mokila) and Northern Hyderabad (Medchal, Kompally) Even if it's not a gated project, One of the most imp things which I want to have for my parents is a very peaceful and good locality with great parks for morning and evening walks, dense canopy roads without any waterlogging issues (Similar to old Bengaluru or Chandigarh). Communities that are already occupied or will be mature within 1.5–2 years (functioning amenities, residents already living there). We are from Warangal, so quick access to Warangal will be one of THE biggest USPs. Proximity to ORR is a must Projects similar to Prestige Nirvana, Aparna Western Meadows (ik this is in western hyd, it's just an example) and we are open to upcoming plotted townships launching in the next 6–12 months which can match our requirements, I feel it's highly unlikely though. Area: 300- 500 sq yds in case of a premium gated community, and upto 700 sq yds in case of non-gated good locality type suggestion. Which projects or locations would you recommend, and are there any upcoming Tier-1 plotted developments that I should keep an eye on? And honestly, please give me an advice about what I should be suggesting my dad. Would love to hear from anyone who has recently bought in this specific arc or knows of upcoming/recently launched phases that fit this timeline. Appreciate your leads and insights! Thanks! (Used AI to structure the post) TL;DR:- Seeking suggestions for parents' peaceful retirement house in non-western part of Hyd with above mentioned requirements.

Hello guys!! As the title says can you tell the cost estimates for 5-7 days stay at these hospitals 1.YASHODA SOMAJIGUDA 2.APOLLO JUBILEE HILLS 3.AIG GACHIBOWLI 4.KIMS SECUNDERABAD The costs should include estimates of 1 day ICU stay. 1 day room stay ( private room)- as atleast one day for each is required. I will calculate estimates if it is more than 1 day. Also costs for basic tests like blood test, MRI,CT SCAN, 2D echo If there are costs for any additional services please mention those too. If you have idea of any one of the above costs also please comment as we need to know this urgently. Thank you in advance Edit: My father is going to be admitted for brain tumour surgery.

Hi all, My wife is currently 14 weeks pregnant, we were going ahead with checkups in Hegde fertility Madinaguda coz it was near to our home. They said since it’s a natural pregnancy, they won’t be able to accommodate us anymore coz they are fertility specialists and wanted us to move to any other hospital or their branch in Madhapur for further follow-ups. I believe Madhapur is a bit long considering the traffic and all from our home in Allwyn x road. I wanted to check if any of you have any recommendations in nearby hospitals like Pranaam, prathima, Apollo cradle, Kim’s Cuddles, cloud9, Rainbow or any others. Please let me know your experience If possible provide me some doctors name except shilpi reddy garu, she’s too crowded and occupied these days

I’m tired of hearing countless stories about hospitals being seen as nothing more than money-sucking businesses. - best and worst hospitals around city. - What are some key things one should be mindful of or prepared for in case of an emergency when visiting a hospital to avoid traps?
