My cousin is 30 M, salary is 1 lakh per month. He has only 5-10 lakhs savings. He is looking to buy a 2-bhk flat by taking a loan. He and I have very low knowledge of real estate, we are still learning. If we at least know which areas to focus on, we will start from there. Good people of Hyderabad, please suggest some areas with decent 2-Bhk flats in this budget. Some good to have features: - Good ground water - No factories/smell/garbage dumps nearby - Safety and peace in the colony. - Rental yield of at least 3% - Close to bus stops or metro - Decent construction quality - Future growth potential

Paid 6L for amenities in Nyla by Team4. No lottery parking and above are the charges for amenities. Buyers were told no charges would be there for amenities by I knew there would be some charges, but charges so high only to restrict from using any of these. Skating rink is the size of a bedroom. Horrible Beware guys before putting your money in new builders. Better to go with myhome, aparna alone, atleast you would know what you are signing up for

Hello Folks, Hope everyone doing welll. Well, after Covid got over, the real estate prices started raising again. I started exploring properties to avoid further delay and get something better. I came across a flat which I really liked because it was amenities facing, I told the sales guy, let me go back to my family, discuss and revert. We all liked it and when I reached out to the sales guy told that flat for sold off. I was disappointed but then he gave me other options and I choose one of that as per families wish as it's some easy facing flat and it's really good as per Vastu !! Anyways, the flat is close to possession and this is the view from balcony. Before buying flat I knew it's building facing but he promised some 60 feet distance but when I am seeing the video, I felt little concerned coz I can easily see the other flats and there is no view as such. So just checking with experienced people, are there any challenges in staying in flats where you can easily see others flats How much you utilise balcony on daily basis ? Does gallery really matters ? Note - I am not expecting any hate, I am just seeking some experienced voices here who can shed some light here..

I bought a 1826 SQFT apartment because higher square footage apartments were not available. I bought an inner view apartment because outer view were not available. The thing is that there is a lot of gap between my building and the building opposite mine. Also my apartment is facing the width of the building opposite mine. Not length. And there is a lot of gap between these apartments. So at least 50% of my view will be views of the city from the balcony. I think. When I was buying the apartment I was only willing to consider Aparna/MyHome/Rajapuspha apartments. Rajapushpha provincia was too overcrowded. MyHome did not have anything in my budget in the area I was looking for. Aparna was closer to the area where I wanted to live. Among all my options, I felt this was my best option. What do you folks think? I have the option of not shifting into this apartment and trying to sell it when they hand it over to me. Edit: The diagram shows my building and the two opposite buildings and the location of my apartment in the building. My apartment is on 31st floor. Edit 2: https://www.youtube.com/shorts/SsfLOsp4fRw watch it from 0:31 seconds This is roughly how the view from my apartment will look like. This is not my apartment. This is on a lower floor.

Just wanted to share a quick experience.. I recently got my 3bhk in Rajapushpa provincia done by an interior design team & they did a fantastic job… They kept everything transparent, from timelines to payments. I got almost everything done through them except the furniture.. And I opted for a turnkey setup. Their designs were good too.. If anyone here is trying to figure out which interior designer to go with, I would recommend checking them out. Happy to share their contact if needed..

For all the discussions about slowdown, I see real estate builders still steadily increasing prices - most projects I see are quoting 10k+ psft. I am looking for a 3.5 or ideally 4 bhk for my family (wife, son and 2 parents).. ideally mostly constructed - or a reputed builder. I have the following areas / projects in mind -can you suggest something better? I need 3 bedrooms at minimum and 3 bathrooms. the 4th room can be a small study - hence 3.5bhk suffices! Kondapur area:- Candeur Lakescape - seems B grade builder from Bangalore - any advice? - Aurobindo - again, not sure of quality - Aparna and others are out of reach in that area for me 2. Tellapur area - My home Sayuk/Akrida etc - are these worthy bets? anything better in this budget? 3. Financial district / kokapet area - Kokapet is super expensive, and i think most projects would be out of budget - but let me know if any good options?

Hello, We were exploring apartments in Hyderabad which are luxury or ultra luxury. Should be a decent community size, like 500+ apartments, good area in the community for walking, spacious apartments like 2500 sqft to around 3500 sqft. Luxury finishing like marble flooring and large balconies. Looking in the financial district area, Nanakramguda, Khajaguda, Manikonda, Narsingi or nearby areas. People suggest Aparna which is good, but it's far, not near to ORR. Myhome is also recommended, but I have heard they build too many apartments and it's like a cage. Also looking for something that's almost read, or handover in the next 1 year. Any recommendations would be helpful. Thanks.

Stayed at Buzz Quarter recently, and honestly this is one of the better co-living setups near Manikonda / Financial District / Nanakramguda. Pros: Rooms are well furnished Good AC + washroom cleanliness Maintenance response is quick Location is solid for IT offices near ORR Cons: Slightly premium pricing vs regular Co living Best suited for professionals, not for “cheap budget living” If you work around Wipro Circle / ORR / Financial District, this is a convenient option.

So this weekend I went to couple of builders sales office for taking quotations about flat. I'm planning to buy one. But my god, everywhere went they said only a couple of pieces left and that too at some unjustified prices. At one builder they said bookings are closed now as 75% of flats are booked (construction is just started man). I don't know if I'm that poor or it's just market tactic. I need suggestions on buying a flat - like this is the benchmark price and amenities I should look for. Please help !

I’m looking to invest in a commercial property that offers good rental returns. A couple of years ago, I was able to find projects that provided around 9% of the property value as annual rent, but I haven’t come across any trusted options recently. Could you please suggest some reliable projects or opportunities that still offer good and resonable rentals?

I am currently residing in the USA and planning to move back to Hyderabad, India next year. I have left the city 15 years ago so I’m not really aware of the latest developments in the city. Looking for low-rise apartment communities at the price range of 6-7 cr or rental price around 1.5LPM preferably around west Hyderabad. Thank you.
