Such a worst builder, We booked flat in Kondapur in April 2021 (Jashwitha Cyber Connect) The building construction is at finishing state while booking...he promised to complete registration and handover by Nov 2021 while booking. Due to various reasons he pushed the registration process till Jan 2022. Still he didn't not handover the flat. All the buyers who booked flat are feeling regret. Also last 9 months we're paying EMI as well as our rent. Fake promises...Worse builder....be cautious on handover date if you are booking flat with Jaswitha.....

Good location, all 3BHK flats, very good quality construction. Minor delay due to Covid, expecting handover soon. Builder is making sure it’s a Luxury Gated community by using all branded & quality construction materials.

Good residential area with high quality construction, decent facilities like gym, swimming pool and a function hall. It is a semi gated apartment will all 3BHK flats. 7 mins drive to financial district. Best place to stay for techies.

Very bad experience. People here don't stick to their words. They should understand for them it is selling a unit but for customers it's buying their home. Location and price is good but sales , marketing and so called sellers there have least interest in selling the flats. they don't care about the customers

Hi there, interior designer here, I have worked with a couple design firms before opening our own and I'm sharing the dark trade secrets that unethical firms practice & how to avoid them. Many firms will tell you that they give centuryply/ greenply and then when you aren't in site they will trade the ply for a nonbranded one. Make sure to make regular site visits. Not giving proper thickness. The door requires 19mm, back pannel requires 9m minimum. They'll tell you these measurements but will rather give you 16mm, & 6mm respectively. Cross check measurements yourself Giving false measurements! This happens especially for a kitchen. When you receive a quote they often add unnecessary height or width to it. Be sure to cross check by measuring yourself too. 710 grade (bwp) Boiling water proof or HDHMR board needs to go in the Kitchen NOTHING ELSE (well WPC can go but why would you want to spend more on wood+plastic ???) Lowballing you with a smaller amount and TRAPPING YOU for their services. If a quote seems too good to be true, it probably is. Many small firms will tell you that one price (lets say 5L) ask for 70% upfront and then midway will jack it up. You are trapped they won't mind abandoning the project and won't refund your money/partially refund it. One way to avoid this is to insist on paying 40% max first and then 4 equal installments of 15% & also get a written agreement signed. This is less of a scam but never buy furniture from design firms, you're better off going to furniture showrooms on the outskirts of the city OR look for reputed pages on instagram they offer mad deals for furniture. Again not a scam but to give you a better picture of fair pricing 1050-1450 per sqft is fair for local brands & laminates. If you're going for PU finish wardrobes max 1850 Acrylic max 1700-1800. Anything more is unfair and anything less is questionable stay safe. Never use MR grade Plywood. Use BWR plywood areas where there's less moisture & use BWP/HDHMR for kitchen or high moisture areas. All facilities available with in 100 flats community very luxurious look. Great location.less price . walkable distance from international schools Phoenix school,global edge school are there ,it's reduce school bus fee very helpful .

I am a finance professional, 31 years of age, and currently own a 2 BHK (1245 sft saleable area; ~1000 sft carpet area) flat at My Home Jewel, Madeenaguda. The flat is occupied by three of us in the family – my mother, wife and myself. This was a resale property we bought in mid-2023 at a good bargain, and we are generally happy with the purchase. While the size of the apartment more than adequately suffices our requirements today and is expected to for the near foreseeable future, we anticipate we would start to run out of space once we plan a family and have kids grow up in the next 4-5 years or so. I am anticipating this being the right time to start to think about and scout for our next house – ideally a larger 3BHK in a more modern society, in a ~10-15km vicinity of the Hitec City area. This would ideally be an under-construction property in an upcoming gated community by a reputed builder with limited execution risk. While we would be flexible with delivery timelines given no immediate need for a new house (would plan to sell this existing property concurrent with delivery of this new flat), I would like to ensure that the construction quality and amenities are top-notch. What are my potential options? Am I thinking about this correctly, or is this too early to plan?

I’m planning to buy a 3BHK flat in the League Luxes project at Bandlaguda Jagir and wanted to get some unbiased community feedback before committing. The flat will be handed over with only lappam (wall putty) finish no false ceiling, etc. I visited the site with my father and brother. All three of us liked the locality, layout, and overall project vibe, but I’m trying to stay neutral and cautious before making a final call. Looking for honest opinions on: Bandlaguda Jagir as a long-term self-use location (connectivity, traffic, daily convenience, future appreciation) Whether ~₹1.1 Cr for a bare-shell 3BHK here feels fair or overpriced Any red flags (legal, construction, or otherwise) I should be checking, especially given the bare-shell handover
