We currently live in Tolichowki and face a terrible water shortage for several months every summer. The borewell dries up and we get running water for only around 30 minutes a day. My family has severe OCD, so depending on buckets and stored water has become extremely difficult for us. We want to buy a 2BHK or compact 3BHK anywhere in a safe Hyderabad area. Budget is maximum ₹80 lakh, size around 1,200-1,300 sq. ft. but can stretch to 1,400 in worst case. We need ground, first or second floor only. Preferably not more than 2 flats per floor and around 15 flats maximum in the entire building. Our biggest requirement is reliable running water throughout the year with no tanker dependence, including peak summer. I know nobody can guarantee the future, but please suggest areas or small apartment buildings with a genuinely strong water record based on your own experience. We are honestly desperate to move because of this.

Recently I was checking some apartment projects around Hyderabad to buy and started comparing units per acre (density). One thing surprised me. The KCR 2BHK Dignity Housing project in Kollur, which was built for economically weaker sections, actually has lower density than many private projects that are marketed as luxury. Usually this results in more open space, less crowding in amenities, easier lift access and more breathable layouts. What I found interesting is that a government housing project meant for poorer sections has better density (108 units per acre) compared to several private developments marketed as luxury that go above 200 units per acre this showing the greediness of builders to maximise the profit margins. At the same time, many middle class buyers cannot even afford to buy a 2BHK in these so-called luxury projects, where prices are already above 1+cr. Whatever the political opinions may be, the planning behind the KCR 2BHK housing at least seems to prioritize livability with lower density instead of packing maximum units into small land parcels.. That kind of thinking deserves some appreciation. This post is not meant to be political and I'm not even from this State. Just sharing the comparison because it shows how marketing terms like luxury may not always reflect the actual planning quality of a project.

Dear folks, I consolidated list of projects which i visited personally and seek opinion from owners/tenants. Please add any of other projects which i missed here. I m mentioning here projects, Few are Tier 1/1.5/2 builders. Feel free to comment out which are comes under Tier 1/2/3 builders. Aparna and MyHome as Tier 1 builders. Rajapushpa - is in that league, their older projects have been stuck in delays, and even some existing ones have faced handover delays (e.g., Casa Lux neopolis and the Mancheruvula project phase 2). Jayabheri - definitely comes into the picture and can be considered a Tier 1 builder, or you could call it Tier 1.5. Their construction quality and timely delivery pretty much match Tier 1 standards. Sumadhura - can be worth considering under Tier 1. They've executed several projects in Bangalore and Hyderabad (Horizon received mixed reviews), but their recent projects have seen timely delivery, and the construction quality has been pretty good so far. I enquired with a few owners of Acropolis, and they didn't face any issues. Garden Brooks (Gaganphad) has been good so far. it's a solid builder. Prestige - (I'm personally not a fan of it after seeing Beverly Hills and High Fields, where maintenance isn't great according to my colleagues). DSR - has a strong foundation in Hyderabad and Bangalore, and they've done large-scale projects with timely delivery. Godrej - still has to prove itself in Hyderabad, as it only has three projects (Goldmine raod, Gaghanphad; upcoming in Kukatpally). We have to see their commitment to delivery. Myscape - is a good builder that has executed multiple projects. It's worth considering alongside Tier 1 builders. (Enquired with Sancturay projects, received good reviews) POULAMI - Poulami avante decent ( as per my few colleagues) and good builder. ASBL - I'm not a fan of their larger balconies, and apart from that and the location, their projects don't offer much else. ASBL Spire received mixed reviews when i pay visit and talked to owners. Lansum - timely delivery and good quality (I've only enquired about Eldorado, but a few people were disappointed with the Etania project). Indis - I've visited only one project so far (Viva City) and enquired with owners; the feedback wasn't good. Lodha - has executed very few projects in Hyderabad, though the builder has good experience with high-rises. Never visited. MSN - From pharma background, Executing theri project very fast in neopolis. Very cash rich. Raghava - - Not delivered single project yet, But construction going on fast pace. ( Political background. May be immune to politics).- Cash rich Aurobindo - Heard, there are a lot of issues with Auro Regency (my friend bought there) and has to improve a lot and gain buyers confident.Brigade - Brand is good, but not sure why received mixed reviews about Citadel project. Sattava - Commercial executer. Have to see how they executing upcoming in neopolis. Never been to existing Sattava magnus in shaikpet Vasavi - not even under any tier. Ramky— yes, they can come under Tier 2-3 builders. We have to see the delivery of Odyssey, Astra, and One Orbit projects. Never visited any of projects. Vertex - is also known for delays; maybe consider it Tier 3 ( Nizampet project delayed much). Praneeth - quality not up to the mark. They've never executed high-rises except one under construction (Ixora)- nizampet . Candeur - has executed a couple of projects (Candeur 40, Lakescape, Crescent). As I enquired about 40, the reviews were bad about quality. Urbanrise the Bachupally project has a very bad layout and high density. SAS - in experienced in handling large-scale projects except existing SAS Crown is still ongoing). But their subsidiary SRIS IWA is going through delays and be cautious about upcoming in GOCL land. SMR - yes, they do execute projects, but it's not a good builder as it receives bad reviews for SMR Vinay when i visited and enquired. Jain - I enquired about the Chandanagar Jain Niley project, but received bad reviews. Raghuram Builders - executed a few commercial projects but no experience in handling large-scale ones. Vue Residency is under a land-grabbing case, and the Balanagar location is very bad, but the layout plan is good. Anvita - emerging builder that has delivered Prestone Villas, Ivana Phase 1, and is going ahead with Phase 2. Same with High 9. Aakriti - I've visited a few projects like Aakriti Miro; residents are complaining about the quality of construction. They've done multiple projects around Tellapur and Nallagandla. Abode - can consider if someone seeks low-density apartments. Vajra - not much idea about this builder, but Vajra West City took off very late. Pragati Developers - I've visited one project at Pragati Nagar (brick construction) and one along Gandimaisamma Road (Pragati Green Woods/Myvan). Yula - Not experience in constructing. Have to see how their commitment towards buders. Rise with 9 - Trilligt - Executing by De Blue Oak Constructions and P Mangatram Developers . Can consider. Navanami - Has strong background. But their project Navanami one delaying since they took up multiple projects. SSI - They do offer good lay out with SSI Fortune Grande and executed Sonthalia at kokapet and upcoming project in gaghanpahad. Halmark - Executed couple of decent sized commumities and theri first highrise Hallmark Treason ( few people weren't satisfied with quality). Ananda Homes - Not a good builder and on going is delay (Legacy by ananda homes ). Few were not satisfied with their quality of construction . Namashree - Heard delaying much for their project- Vrindavan by Namashree. GHR - Went to Castillo, But i feel quality not up to mark. Have to see Their neopolis project. Prosperity - emerging builder, construction wise look good. Liked the concept of sustainability and impressed they used porothem brick Hirize - Good builder. Visited their completed project (rich park) overall feedback good on this builder. Can consider hirize elysia. Vision Arsha : Decent builder. First hi rise project. Not sure on exceution and post maintenance. I personally liked 2000sft size. Western Springs - I stopped exploring this project after the Lokayukta registered a case against its developer, Western Constructions Windsor Park LLP. However, when I checked the RERA portal, there are pending cases were listed. Meenakshi - Very strong and reliable builder. ELAN is worth considering if you don’t mind the traffic chaos in the area. Bhavya’s Construction - Visited the site — construction quality is good. Main concerns: potential odour/issues from the opposite lake and the narrow approach road that leads toward South India. Avani Project Recommended to choose units with balconies facing Thulasivanam, preferably above the 12th floor, for better views and ventilation. EVora Villas (Kardanur) - Visited the site — looks promising for end-use / self-occupation (317sqyard looks good for me) . Only concern is occasional smell (builder denied it), but I couldn’t confirm with any locals. Modi Builders - Visited their Elegance project in Gajularamaram last year during a Gruhapravesham. Was not impressed with the construction quality. Risinia - Budget-friendly builder primarily focused on the Miyapur – Bachupally – Gandimaisamma belt. A good option if you’re looking for projects in these surrounding areas. Gothic Pentagon - Located just behind Pista House. Liked the larger unit sizes (especially the 2320 sq.ft. corner units). Suggest checking for resale flats as well. I may missed many other good projects. Feel free to comment. Please add if i miss any thing in the list, So that our folks can come up with Their experience. Please note, Most of projects, i personally went and seek owners/Tenants opinion. If you want to buy any flat, Do Ground work and buy Diligently Edited : Few forgot added in this list again.

Hi guys, I have been searching for flats since 3 years. Invested in a project which is just getting delayed and trying to get my money back. I need better flats to invest in. My budget is around 1.5cr. Looking for a spacious 2/3bhks in a prime area. Hitec, ORR side. Please help me. Thanks. Few personal preferences: Not too high rise, looking for around 20 floors. Spacious bedrooms (not looking for match boxes) Bigger and multiple balconies (preferable for dining and bedrooms) Ventilation PLEASE. Gachibowli, hitec, financial district, kokapet etc are preferable areas. Thankyou !

Hi everyone, We’re a working couple currently house-hunting in West Hyderabad. We're looking for a 2BHK apartment with a budget of up to ₹1.3 Cr (all inclusive). We're specifically looking for locations that are closer to the city and not too far out — so areas like Tellapur, Kollur, Osman Nagar are not preferred at this point. We’re open to suggestions in areas like: Gachibowli Kondapur Madhapur Narsingi Financial District (if anything falls within budget) Key preferences: Ready to move or nearing possession (within a year) Decent resale value in future Good access to main roads, social infra, and safety Not looking for too cramped high-rise societies Would appreciate any leads on good projects, or even suggestions on areas we might be overlooking that still offer decent connectivity and value. Hi everyone, Finally got my interiors completed a little while back. Thought I'll share a few things I learnt because when I started, I literally had no clue how to compare interior firms. I spent quite a few months meeting different designers, visiting showrooms, factories, completed homes and ongoing sites. Looking back, I feel I was lucky that I didn't book the first guy I met. The biggest mistake I see people making is getting impressed by a nice 3D design and a lower quotation. That's honestly where the journey starts, not ends. Few things I learnt Don't choose anyone after 1-2 meetings. Keep asking questions. See how patiently they answer. The behaviour before booking usually tells you a lot. Always visit their factory if they claim they manufacture themselves. Ask to see ongoing work, not just completed projects. A completed house hides a lot of mistakes. Ask brands and exact models of everything. Hinges, channels, push-to-open, tandems, plywood, laminates, handles... everything should be written in the quotation. Read the quotation line by line. Don't just compare the total amount. Ask them specifically what is not included. Don't get carried away by "today only offer" or "book now and save". A good interior doesn't disappear overnight. Be very clear about what you actually want before signing anything. Spend time understanding your own requirements first. If you keep changing things during execution, it becomes frustrating for both you and the designer. If you're ever confused about how something will look after execution, don't approve it just because the designer says "it'll look nice". Get it clarified completely. Ask what your options are if you don't like the final outcome. Talk to existing customers if possible. They'll tell you things no brochure or showroom ever will. My biggest takeaway Don't just search for an interior designer. First spend some time learning how interiors actually work. Understand the materials, hardware, quotations and execution process. Once you understand the basics, you'll automatically filter out half the vendors yourself. I genuinely feel if I had skipped this learning phase and booked someone immediately, I would've ended up paying much more than I should have. Everyone's requirements and budget are different, so I don't think there's one perfect interior company for everyone. If you're currently comparing quotations or finding it difficult to finalise someone, feel free to DM me. Happy to share what I learnt during the process or have a look at your quotation. Sometimes another homeowner can spot things that are easy to miss when you're doing this for the first time. Hope this helps someone who's just starting the journey. 

Hi, I’m looking for open plots in Hyderabad with the following requirements: *Budget:* 1 Cr, can stretch up to 1.25 Cr *Plot Size:* 200 sq yards or more *Intention:* Planning to buy now and construct in the next 5 years. Looking to build a 2-floor house for commercial/rental purpose *Preferred Area:* Near Puppalguda, as we already own an apartment there. However, I understand budget constraints, so I’m open to other nearby locations as well. *Other details:* My husband and I live abroad and will be in India at the year end. I am looking for a 3 BHK flat for end use in areas of Kollur, Inside Kollur village is fine, Velimala. However I am struggling to find one. Budget is approx 1Cr + Registration. Don't have any specific requirements for a Township. Midrise or Standalone is fine for me, that said yes, the construction quality matters. Looking for an approx size of 1800 sqft. I have explored projects like Vian Mrida, Vian Vayu, IRA, Vaishnoi Sapphire, Svadha but they are beyond the budget. I get overwhelmed by the flat layouts and the base price on paper looks appealing. Adding the floor rise, Amneties, Facing, etc charges makes me re-think of buying a flat in hyderabad. Hence, heavily confused and out of options. The standalone apartments are difficult to discover. I have came across certain ads on Facebook, Instagram which offer 6000 per sqft all inclusive but not sure if they are genuine. IMO certain builders like Vian Vayu, Mrida unnecessarily adds charges that makes up for the low base cost. I am ready to extend my budget a little if the projects are promising. I am looking for possession by 2027 or ready to extend by 2028 if the project is overwhelming and makes up my mind.

I am thinking of buying a 2bhk flat in Hyderabad for investment and rental income purpose, the two feasible options I have are Muppa melody and Honer vivantis. I am based out of NCR. I have heard less negative reviews about Muppa melody than Honer Vivantis due to construction, maintenance and seepage issues with Honer vivantis. What are your thoughts on price appreciation, construction quality etc for these flats in next ~10 years. Basis my research:Muppa 2bhk price is around 95L-1cr , including everything.Honer Vivantis price for 2bhk is around 1.15cr+ and then registration/stamp duty charges, so total around 1.2cr The expected rentals areMuppa - 30-35kHoner Vivantis - 40-45k

Hi everyone,I’m looking to buy a 3 BHK with a budget of around ₹1.6 crore (through a home loan).I work in HITEC City, so I’m mainly considering Gachibowli, Kondapur, Financial District, Tellapur, Manikonda, and Kukatpally, or any area with a reasonable commute. So this weekend I went to couple of builders sales office for taking quotations about flat. I'm planning to buy one. But my god, everywhere went they said only a couple of pieces left and that too at some unjustified prices. At one builder they said bookings are closed now as 75% of flats are booked (construction is just started man). I don't know if I'm that poor or it's just market tactic. I need suggestions on buying a flat - like this is the benchmark price and amenities I should look for. Please help !
