Hi everyone, We’re an NRI couple with two kids planning to move back to Hyderabad in the next 3–4 years, and we’re starting to research gated community apartments early so we can buy something under construction and hopefully get a good deal. We’re looking for a 3–3.5 BHK apartment in the ₹3–3.5 Cr range in a gated community with good amenities and open spaces. Since we’ll be moving back with kids, the location needs to be reasonably close to international schools, the Financial District, and Jubilee Hills. One project we’ve been considering is Lansum Encanto in Puppalaguda, which offers 3 and 4 BHK apartments in high-rise towers with many amenities and open spaces. The apartments dont have to be that large. Anything between 3000 - 3500 sft is acceptable. However, we’re still early in the research process and would love suggestions from people who know the market well. What we’re looking for: 3–3.5 BHK in a well-planned gated community Budget ₹3–3.5 Cr Good amenities + meaningful open spaces Layout efficiency (not paying too much for unusable space) Lower density communities if possible Tier-1 or reputed builder A community that will still feel good to live in 10+ years from now Prefer projects that are currently under construction Would really appreciate recommendations from people who have purchased recently or evaluated projects in Financial District / Kokapet / Narsingi / Puppalaguda areas. Hi all, looking for recommendations on a good 3BHK property close to the city (family/relatives live nearby) and IT corridor for work. Would appreciate inputs from folks who've recently purchased or scouted in this range. Requirements: Budget: ₹2-2.3 Cr (flexible for the right property) Possession: Ready-to-move or near-possession Builder: Tier-1 only (My Home, Aparna, Prestige, Jayabheri, etc.) Size: 1900-2100 sqft (1800 sqft minimum) Infra: Wide roads, good amenities, peaceful community Purpose: Primarily self-use, but strong rental potential is a plus (in case of relocation for work) Why Kokapet: Narrowed down based on infra, proximity to city/offices, and future growth potential. Open to nearby areas if they tick the boxes. What we've shortlisted so far: Really liked Prestige Beverly Hills, but community size feels small — also heard there's no tennis court and the play area is on the smaller side. I have been evaluating options for end use and these are my criteria. Based on these, can you suggest some alternatives? Good construction quality Good connectivity to the tech companies Good schools nearby Handover in 2-3years Budget under 5cr I personally shortlisted Raghava CINQ and myhome apas Raghava Cinq: The units I am interested in are landowner (phoenix) units and they are not for sale currently. Also no data points on construction quality since they have no finished projects. Another concern is the access road seems to be high traffic road and will only get worse. Getting out of the building will be a hassle 2.Myhome Apas: frankly it checks all the boxes. 3. Myhome Grava and nishada are out of budget. 4. Rajapushpa infina: didn't find it as good. Higher density Are there any other projects I can consider? Anything from a builder which is not charging a premium for the name but has good construction quality. Any project with lesser density than these? Any villa projects which aren't too far and difficult to commute from and have good schools around

Areas: Kokapet, Neopolis, Financial District Budget: ₹2.5 Cr – ₹3.25 Cr | Size: 2,300 – 3,300 sft Handover: 2029 / 2030 Projects shortlisted: The Cascades — GHR Lakshmi Infra Neo — Yula Globus SSI Fortune Suraj Bhan — SSI Myscape Palma — Myscape My Home Apas — My Home Godrej Madison Avenue — Godrej If you've dealt with any of these builders, I'd love to know how construction progress is tracking and whether they have a habit of quietly walking back on promised amenities by possession time. On the financial side: What's the realistic all-in cost over base price once you factor in PLC, car park, amenities, GST, and registration? For liveability: How are these pockets for daily needs right now, and are there any low-lying or flooding-prone areas within Kokapet or Neopolis I should specifically steer clear of? Looking a bit further out: Are there any upcoming infra or large commercial developments nearby that could meaningfully improve or impact the neighbourhood by 2029–30? And given the handover is still a few years away, what signs of builder financial stress should I be keeping an eye on? Finally are there any other 3BHK projects in this belt and budget range worth exploring that I may have missed? Not in a rush, happy to spend 2-3 months getting this right. I’m trying to understand how people actually pick one luxury apartment project over another in the Neopolis/Kokapet area. There are so many new launches and upcoming towers — most with similar price ranges, similar facilities, similar possession timelines, and all marketed as “premium.” But at the same time, there are also a few projects outside Neopolis with similar pricing but a very different vibe — larger units, different layouts, lower density, fewer towers, etc. Here’s a real example I’m thinking about: Project A: Elan by Meenakshi — ~7,300 sqft units, premium developer, direct ORR frontage, very high luxury positioning. Project B: My Home Grava — similar size unit (~7,000–8,000 sqft) in the same corridor, similar amenities and price bracket. So I'm genuinely curious: → What factors do people actually use to differentiate between one project and another in this segment? → What ends up being the deciding element when everything looks the same on paper?

I am posting thisagain because I know you are not politicians and will have to take out loans with 20 year payment schedules. An investor has urgent need of money and is selling his units in a gated community in kokapet at low prices. Approach roads are only 40feet wide and this low rise (G+9 floors) and low density (8.5acres and 780flats) gated community has villas on one side and open land on the other. One side has standalone apartments and one block has Myhome Tarkshya blocking sunlight half of the day (I wont recommend taking in that block). He has quite some units with sizes ranging from 1300sqft all the way to 2500sqft and units are being sold FAST. Dm me or just comment whoever is interested. Few things I forgot to mention - Name is "Greenspace celestial" Phase one is ready to move and phase two is under construction, handover next year. The open land is an empty and inactive graveyard (not a funeral ground but a graveyard)

A very small community, ready to move (phase 1) and underconstruction (phase 2, 1 year to handover) has an investor who is desperate to sell. He had some units previously and was in need of money, was selling units at 7500/sqft now he needs more money and is selling at 7200(negotiable as hekkkk boi). Greenspace celestial, decent construction quality (7/10, brick construction), good individual floor plans, awkward layout, 9 floors, super low density (750 units in 8.5acres), G+5 floors clubhouse, walking distance to GAR Infobahn towers and ORR and 5 kilometers to neopolis. BUT there is a graveyard nearby and its an inactive graveyard so I dont think it will be a problem. Edit - this is loan price, there is no otp. EDIT 2 - I am sorry its 7500 not 7200, my bad. HOW DO I CHANGE THE TITLE???
