What a lovely gated community this is. It has 2 towers with 40+ floors and club house which are connected thru a skyway in the first floor. All are 3 BHK flats with East and West facing. Have enough number of lifts. Construction quality is good. Main speciality of this community is the elevated walkway which is in the first floor. Builder created a beautiful walking path with plants in the edges, seating area and kids play area. You get pleasant breeze while walking. Parking area in the basement has good ventilation unlike most of the communities. There's a shopping mall along with DMart adjacent to the community. Loved this community, though it's small.

BE VERY CAREFUL WITH THIS BUILDER. I live beside this flats in accurate. They don't care about any rules and regulations carrying out construction till 3am in the morning. Multiple complaints to police and their managers didn't yield any results. This simply means they don't follow rule of law. Similarly they might have cut corners in their construction too. They might leave you to dry after selling their flat. They don't care about people at all and only care about business. Think twice before investing life time earnings with them

These are not premium apts - sorry but they call it like that ? Lanum builders plz dont ever compare your quality with Jayabheri , DSR or Alekhya builders etc I ve brought a flAt in lansum etaina- post sales and occupation experience is very bad Very bad maintenance- initially promises and realty is entirely different- size of swimming pool was very small pathetic- its not operational yet closed down due to leakage issues - hardly 5 ppl can swim comfortably - then what about 575 residents ? - gym acs are not working from last 25 days - even after serval compliants , no one is responding- its catching all the dust since all doors were kept opened. Seepage pipe lines leaks from top floors - its been 3 months they are not able to resolve it - so i ve keep my master bath open only- enclosed pics for reference Rain water is coming directly to lift lobby and near lift doors - i ve taken up to agm srinivas notice- but he is of no use - All the bills etc are sticked to lift walls - like a 3rd rated apts - no notice boards Lobby waiting area are very small for 3300 and 4000 sq ft flat - they placed very cheep sofas and lights - does not match any-of the current industry standards. Parking allotments done - i ve 3 parks - they allocated at different locations - i stay in c block they allocated in d block - funniest part they 3rd or 2nd car dont have a drive way - we need take the back car first in order take the other car out. One of the resident got surprised after see his parking slot - he got under the ramp - with grilled attached - it’s ideally a dothi wala place - u check the below enclosed pic Its only 3 months - since i moved in - this is my experience

We are pleased to know the hand over process of B Block is initiated and all its owners will be proud owners of the dream homes . The project hand over is about to initiate from Mar 15,2025 . We are all waiting for the last two years & eager to take possession for interiors . Though there was a delay of over 2 years the project execution was done excellent with overcoming various challenges ! Management team will respect and honour their word of handing over ASAP . After getting OC there can not be any reason for the delay ! Hope Management will handover to bring sanity and goodwill with the investors ! Eager to take possession for giving to interiors !

When we booked our flat in October 2024, we were promised possession by June 2025, which was the main reason we agreed. Now it’s September 2025, and the date has been pushed to December 2025 for interiors. When we questioned this, they even denied ever promising June 2025…even though that’s exactly what was told to us during the sales pitch. On paper, they wrote December, but during sales discussions, they clearly said June. The experience after booking has been extremely disappointing, CRM is always “on leave” when we call, CRM manager Vasavi never answers calls, sales RM keeps saying “I’ll check and call back” but never does, and eventually stops answering altogether. Till you purchase a flat, you will be entertained. After that, you are just a fooled person for them. Never trust Lansum. It’s easy for them to fool common people, but we are the ones managing EMIs, rent, and expenses.

I booked a flat in this society and the process is smooth for me. Raj took care of the process by patching me with right people, Nikita did offer her best in helping along the way. My flat is delivered and now I'm eagerly waiting for possession. Thanks for all the support and effort team!

We attended a housewarming function at a friend's apartment sometime back and ended up being stranded for more than an hour because all the lifts were out of service. Surprisingly, even the designated fire lift was not operational. As a result, residents and visitors from floors as high as the 30th floor and above were forced to walk down multiple flights of stairs. Several elderly and diabetic individuals who were waiting for dinner at the clubhouse were also affected and left stranded. At the same time, some residents with small children were stuck on the ground floor because they could not access their flats. The children had not been able to eat as their families were unable to return home. Despite the seriousness of the situation, there appeared to be little to no response from the builder or facility management team. Incidents like this raise serious concerns about safety, emergency preparedness, and the overall readiness of the project. It is difficult to understand how flats were handed over and occupied when such critical infrastructure and contingency measures do not appear to be functioning reliably. This situation warrants an immediate explanation from the builder and management, along with a clear action plan to prevent similar incidents in the future.

After carefully evaluating the ongoing issues reported by residents and owners, I have decided to step back from purchasing a flat in the community. The decision is based on several concerns that have been repeatedly raised over time, including: Fire safety concerns, including a recent fire incident in the cellar area. Frequent lift breakdowns and operational issues. Lack of visible compliance with certain fire safety norms and emergency preparedness measures. Diesel generators being placed in the basement area, with diesel storage reportedly maintained in plastic barrels. Incomplete amenities despite maintenance charges being initiated. Water leakages in multiple flats and common areas. High water pressure causing pipeline failures, resulting in damage to interiors and fixtures. Internal pipeline routing through living areas, increasing the risk of property damage in case of leakages. Absence of basic security controls such as access-controlled lifts and comprehensive visitor management. Random vehicle parking within the community without adequate enforcement. No intercom facility for resident communication and security coordination. Fire loft and related safety provisions reportedly not maintained as per expected standards. Frequent power tripping and electrical issues. A significant number of flats are yet to be handed over due to pending grouting, seepage, and water leakage rectification works. Multiple meetings have been conducted between residents and management; however, many concerns remain unresolved. Concerns regarding responsiveness and effectiveness of community management in addressing resident issues. Amenities and facilities appear to be below the expectations created through the project brochure and marketing commitments. Considering the number of unresolved issues affecting safety, quality, maintenance, and overall livability, I am not comfortable proceeding with the purchase at this stage. I would prefer to reconsider only after these concerns are fully addressed and sustained improvements are demonstrated.

Disgusting people! They don’t care about residents around and construction with noise causing noise pollution goes on and sleepless nights to residents nearby!!!! Absolutely disgusting and inhumane! Adding pictures and video taken at 3.30am! They don’t care even after multiple police complaints!

Until you become a customer, they will treat you well and once you book the flat with them, thats it! they don't respond to your calls, they don't talk about updates or share technicalities of the project status or timelines! They don't live up to their commitments and when you call them they don't respond! Not a good experience for me at least!

Had a great experience staying here. The apartment is clean, well-maintained, and has a peaceful environment. The staff and management are very friendly and helpful. Security is good, and all basic facilities are easily available nearby. It’s a comfortable and safe place for families as well as working professionals. Overall, a wonderful place to stay and highly recommended.
