Hi all, I’m planning to buy a flat for self-stay in Lotus Grand, Kokapet (Hyderabad) and need honest opinions. Flat details: Size: 1345 sft Floor: Ground floor Facing: West Project: 8 floors, 180 flats Parking: 1 car Status: Ready to move Price quoted: ₹7900 per sft → ~₹1.06 Cr Amenities + maintenance: ₹10 Lakhs extra  Total comes to around ₹1.16 Cr before registration I tried negotiating to ₹7700 but builder is not agreeing. My concerns: Ground floor + west facing usually get lower resale preference Effective price becomes ~₹8600+/sft after adding amenities I’m buying only for own living, not investment Questions: Is this price justified for Kokapet today? Am I overpaying for ground floor west-facing? Should I accept at ₹7900 or walk away? Any better projects / resale options in same area & budget? Would really appreciate honest opinions from people familiar with Kokapet market 

If it's for own living, it's great. I have been living in ground floor for four years and it's a beautiful feeling because everything is easy. But again it's an individual choice. Resale is a long term goal which you don't when you ll do. Kokapet has a good rental yield, yesterday there was article about the huge rental increase in the IT corridor. That area will always have demand for rental house since most of the city is moving that side , this I am talking about renting if it's not sold. If you still not sure about the house or the pricing, checkout other apartments and if it's costing the same or you are getting better houses for the price.

We are looking for 4BHK (greater than 3500 sqft) under 5Cr, preferably in or around Gachibowli/Financial district. There are so many builders & their projects. Which are the most reliable builders, which offer high build quality & transparent & regular communicatiom. Jayabheri, DSR, Lansum? Any other builder or project worth considering? Raghava? CyberCity? MyScape? Update- checked SkyMarq: bad location; concrete jungle R-One: not confident on the builder/project because of the ongoing fued; Lansum Elena: good project but location near sewage treatment plant; Cinq: no project yet completed by Raghava, per flat landshare-very low. Lansum Encanto- good project but unresonably priced; Trilight- amazing project but no open space. MyHome guys are not responding. Was interested to check Apas. DSR Classe and Valar are not showing up on their official page. skyMarq sales team is also not routing us to these projects. Dont know what’s the story behind these 2 projects. No project under Jayabheri unbrella in our budget :( Still unable to find the right flat worth spending 5Cr!
