I have officially looked at 200+ projects, consumed enough caffeine to power the Financial District, and drank two random buttermilks along the way. I’ve narrowed it down to three final contenders based on strict criteria: Commute to Financial District (Mandatory, because my wife said so, and I value my life). Rental potential (In case my Bangalore-to-Hyderabad shift falls through). Appreciation (Need to make back the money I spent on all that tea). Project Density (I prefer human-sized spaces, not dystopian ant colonies). Here are the finalists (Prices are all-inclusive base rates): Project K2 (Kollur): ₹6,700/sq.ft. Raghava Halo (Kondapur): ₹7,800/sq.ft. Sky 49 (Tellapur): ₹7,500/sq.ft. Which of these is the actual winner, and which one is a trap? Help a tired man out. Other projects Vision Arsha: I see many bad reviews about the delay And also people commenting to DM, please feel free to post your projects in the comments and let anyone in the same boat as mine benefit from it

NOT RECOMMENDED! We are staying here for about 1 year. It's not worth paying huge rent for such poor facilities in society! Lift not working and no water in tap are like every day issue here! POOR MAINTENANCE! 1. We pay huge maintenance but it's of no worth, every second or third week lift doesn't work. Lower parking area keeps flooding with drainage water mostly. Keeps stinking all the time! 2. No waters in taps during morning time. And, the worst part is that is the pick time for office folks, no one picks up calls at hepl desk. Even today, there is no water in taps for last 2 hours but no support available! 3. Worms come out from floor cracks even at top floors. 4. Water gets blocked frequently in washroom and basin area, it's like everyday problem!

I toured Mantri Celestia hoping to rent an apartment, but the experience fell short immediately. The corridors felt dark, and the walls were visibly dirty. On the floor of the unit I viewed, large burn marks scarred the walls; a melted doorbell, a charred shoe rack, and a scorched door across the hall made matters worse. The current tenant explained these damages came from a 2023 fire and still haven’t been repaired. He also cited poor overall maintenance despite high monthly fees and his concerns clearly supported by what I saw. Based on this visit, I can’t imagine living here until management addresses these long-standing issues.

I lived here for a year and it was not a pleasant experience. All glitz and glam from outside but when you move in, you realize it was all bogus. Only positive thing about this society is it's location. Everything else should be rated in negatives. Flats are very small and monthly rent is sky high, be it either 2 or 3 BHK. Taps run out of water during summer and you have to call the helpdesk to get to know the reason. Electricity tripping was a major issue during my stay in the society and even after reporting it multiple times, the matter was not handled properly. This had caused fire incident twice and the experience was terrible. Needless to say, A big essay can be written about those incidents. It was traumatic for a lot of people including my family. Not recommended to those who want to stay with family. Absolute no no.....

This apartment is not at all suitable for living.. frequent power cuts, frequent fire accidents,no lifts are working,no basic amenities..no power backup,even villages are better with no power cuts,no fire safety.. Worst thing helpdesk and maintenance..we didn't get any notifications..if we raised any tickets..they don't give any proper response at all..last time fire accident happened..it's been already 4months.. heavy appliances power not yet resumed .still the work is going on.. without any intimation they switch off the power and lifts won't be available for 3 to 4days.everyday the lifts are under maintenance..how can we use stairs for 22 or 23rd floors ..if you are going for a rental, please don't consider this apartment at all... I don't recommend this apartment at all..

Society maintanance is too poor, lifts dont work and ever know water scam in mantri. I would suggest look somewhere else. Maintance here keep increasing in every quater because of some persons fantasy of dictatorship. Also 4 and 5 stars are given only by owners to save reputation and market value. Dont fall in trap. The dictatorship here decide whome he will alow in society. Owners not in association are selling flats at no profit on magic bricks. Construction quality you can see in pic, this column is holding 24 floor. Dont Fall in trap there is water shortage in this society and maintenance charge for 750sq fr house is 3500 per month. New thing you need to take permission from mantri celestia before going hometown. if they see you with bags, you are not allowed to leave or come back

Recently visited Mantri Celestia, a gated residential community located near Wipro circle, and overall, my experience has been quite positive. The location of the community is highly convenient, with easy access to nearby amenities and major roads, making commuting a breeze. The apartments themselves are well-designed, offering spacious living areas and modern fixtures, making it a comfortable place to call home. One aspect that stands out is the security measures in place within the community. The presence of security personnel and gated entry provides a sense of safety and peace of mind. The community is well-maintained, with clean and well-lit common areas, creating a pleasant atmosphere for residents. However, I have deducted one star from my rating due to a couple of concerns. Firstly, the parking restrictions can be quite inconvenient, especially when having guests over. The limited parking spaces often lead to congestion and difficulty finding a spot, causing inconvenience to both residents and visitors. It would be beneficial if the management could address this issue and provide better parking arrangements. Another area of improvement is the maintenance of the common areas. While the overall cleanliness is satisfactory, there are instances where certain areas are not properly maintained. For example, there are poorly maintained gardens and unclean corridors that need more attention. Enhancing the maintenance efforts in these areas would greatly enhance the overall appeal of the community. Despite these concerns, the management team is responsive to residents' concerns and takes prompt action when reported. The community offers a good mix of amenities, including a well-equipped clubhouse and a refreshing swimming pool. Absolutely zero quality property. If you're wondering why the rent here is lower than the rent for the nearby Orange County or Golf Edge, then it's because the builder has put in the bare minimum amount of effort needed to classify this property as "residential" and not a "slum". Where do I even begin... 1. A lot of the switchboards are way too small for the holes drilled for them, making them a good hiding place for cockroaches and insects. 2. Rampant leakage and seepage problems. In a brand new building! It's a ridiculous fire hazard, because the seepage also spreads to walls with electrical wiring in them. Also, horrible fungus growth in the pipeline area, where the drinking water pipeline is. 3. The paint work is horribly done. The painters have painted over the aluminium grills and wooden door frames. 4. The doorframes themselves are ALREADY showing signs of rot. Again, in a new building! 5. What appear to be insect eggs in ALL the lights in the corridors. If you're a property owner or are looking to purchase property, DO NOT consider this property at all. If you've already invested in this property, please consider withholding your EMI/maintenance payment till you ensure that the builder is giving you what you've paid for. And, lastly, if you're a tenant looking for an apartment close to Nanakramguda or Financial District, please put this property at the very BOTTOM of your list of options.

I’ve come across numerous negative reviews of this apartment complex, but I believe it’s unfair to compare it to newly developed residential projects. This community, established nearly a decade ago, was a pioneer in its time, offering state-of-the-art amenities when it stood alone in what was once a dense jungle. It remains a thoughtfully planned development, featuring a seven-story clubhouse, a swimming pool, a walking track, and even a helipad—an impressive feat for its era. It’s disheartening to see so many residents benefiting from this space while simultaneously leaving unfavorable reviews. Even today, it remains one of the most affordable rental options in the area, with the added advantage of being within walking distance of major corporate hubs such as Wipro, Amazon, Microsoft, FedEx, TCS, Capgemini, and Nvidia. In contrast, newer developments like My Home Ventures are significantly farther away and command rents that are two to three times higher than those at Mantri. Prospective residents should recognize that this is a decade-old community and set their expectations accordingly before moving in.

I purchased small farmland(121sqyds) 5 years back and given it for development to AspireSpaces for 2.5 bhk and it is long delayed for several reasons. Luckily Prestige came into picture and I really liked the design and the brand so purchased 600+ sft more from builder, last week registration completed. I am really happy how it turned it out, people think it works every time. I have invested three different ventures in west hyderabad and only one(Prestige) clicked and one is being in construction for last 6 years and one is not yet started. I was young and daring and took some bad financial decisions, I would not do it even in my dreams now.

This is a perfect place for a nuclear family or Bachelor working in Financial District. I have seen the comments from lot of tenants as water issue and small room. Would like to clarify on both: Water Issue: If you see the whole history of Mantri Celetia , the water issue was only for the time when the Mantri developers were handing over the charge to association. and this was the time most of the communities around faced water problem last year. however , there was 24/7 supply in kitchen and 4 hrs morning and 4 hrs evening supply which was very reasonable as compared to other communities Small flat: I have my own 2BHK here. I don't find anything mismanaged or congested. in fact all the required facilities are perfectly fitted The club house is always working with all the playing instruments in good shape Gym is always working with all the equipment properly maintained it has a huge open area and this is the reason why apartment size is small. there is a facility to book function hall available in club house for small and big functions. chemist and 11 AM shop makes it 360 degree self sufficient. apart from in-community laundry service , salon and swimming pool. comparatively the rent prices are very affordable. Hence , tenants complaining about small room size is completely ineligible.
