Water seepage in bathrooms, bedrooms , basement , water is seeping in from window s and walls during rains, terrible plumbing- water leak from house above and my home team is not responding to any of the complaints we raise - worst construction, within one year there is water seepage in a lot of flats . Frequent power outages without seamless power back up - electric appliances are going for a complete toss . This property is facing two graveyards, both graveyards are right next to this property especially flats ending in 4 series the balcony view itself is two graveyards - only flats that face Atria can avoid this view - the graveyards are visible from most of the flats and the graveyards are at close proximity they should have informed residents about the presence of graveyards in the close vicinity. You definitely don’t want to wake up and see both the graveyards n a daily basis . They have only one borewell for 600 off flats - - how will they supply water for 600 flats with 1 single bore - during summer and full occupancy. Obviously maintenance will go up because of the demand for water and payment has to be made for so many tankers. Definitely not worth the price quoted as it has lesser amenities , very less common space compared to other my home constructions, the lobby looks shabby even now and don’t even think the seating arrangements will last for long as it looks sub standard , even the basket ball court is a very small one - it’s a half court so children cannot even train in this basket ball court. Also sunlight is very less in the flats. My home Avatar, Prestige tranquil or Rajapushpa Atria are definitely better choices compared to this one .

Poor Soundproofing, Vendor Monopolies and services. A Chawl is far better than this place. No one considers buying apartment or renting due to this. Prestige tranquil and Prestige Beverly hills is the most sought after. Frequent power cuts has spolit electrical appliances for many. 3M Car washing vendor is allowed to leave without giving a months notice by this place. They worked on prepayment model and many gave advance payment for next month. Now the vendor is not picking up calls at all to pay money back. ​1. Critical Construction Flaws (Soundproofing): The construction quality regarding sound insulation is extremely poor. One will suffer from significant noise whenever residents on the floor above walk or move furniture. The floor slabs transmit impact noise clearly, making it impossible to have peace and quiet. Even though some people know that it makes terrible noise while moving furniture they don't care and move furniture even at 2am at night disturbing sleep. If you work in night shift or someone who works late night and get up late in the morning then you will face the hell of the sound from walking and furniture dragging daily. People are not buying or renting due to this issue ​2. Unqualified Maintenance Staff: Unlike other premium communities that employ professional tradespeople, the maintenance team here appears untrained. They provide "crash course" level solutions that are often absurd and temporary. They lack the skills found in comparable communities. ​3. Service Vendor Monopoly: The management allows a monopoly on essential services like ironing. There is only one designated ironing vendor per tower. If that vendor is unavailable or refuses to collect clothes, residents are left with no alternatives. This lack of competition leads to poor service reliability. ​Conclusion: Until tarkshya addresses the sound insulation issues and ends the vendor monopolies, I cannot recommend moving here unless you want to the worst experience than a chawl.

I rate these flats highly as unlike other builders My Home has done a brilliant work on providing more liveable carpet area and that too of different types which people can pick from. Love the fact they have made brilliant use of space and included all services needed in the society. The gym is state of the art and the swimming pool is also quite big besides other things like badminton court, grocery store, bank, atm ,saloon, tailor, Xerox,football area, cricket patch, tennis court, big hall for functions and rooms for guests, Yes the library could have been bigger. Common play area outdoor for kids is lovely too. Overall a very well thought society.

What wonderful Place, World class and High-rise Apartment at Heart of Kokapet

What I like about this project is that it has about 71% carpet area compared to about 60 - 65% carpet area at many other projects. It is probably going to be the first Residential Hi-Rise with over 30 floors at Kokapet, construction speed is awesome, hope the quality and finishing ends up well too. I personally also like the white elevation and I am expecting it to give a premium look like Jayabheri Peak. The other highlight of the project is Floor Plan, it has 5 Units with 4 Passenger Lifts on Each Floor and also has a huge corridor of 7.2 feet. This Floor Plan should be very spacious compared to many other apartments that have about 8 Units per floor with 6.6 feet corridor. Its solid Mivan construction so high strength, excellent finishing and no seepage issues. Request My Home to make this a landmark project at Kokapet! I also love the the 78% Open Space and name of the street, Golden Mile Rd!

Projects looks good. Less congested compared to Avatar as there are only 640 flats here. Walls with concrete reinforcement technology. It may take 30 months to complete. Beside Rajapushpa Atria, Kokapet Global Edge School and Phoenix Green International School. Prestige Tranquil is coming up in the same road. Allu Studios is coming up 0.5 kms from here. HYMA SEZ is about 2kms from here. Can reach Amazon Hyderabad Campus in 11 mins [5.4 Kms], Tellapur/ Kollur [edulanagulapally exit 2] in 15 mins [14.2 Kms] and RGIA in 31 mins [24.5 Kms]

It's been a great experience over all. This community is located I a quite, family friendly neighborhood, with easily access to service roads, ORR, shopping and what not... Well maintained society including club house & amenities with good horticulture. And good ample spacious parking with good amount of visitors parking alloted, Again well organised festival & social events which made us to have good friends over here.
