Hi there, interior designer here, I have worked with a couple design firms before opening our own and I'm sharing the dark trade secrets that unethical firms practice & how to avoid them. Many firms will tell you that they give centuryply/ greenply and then when you aren't in site they will trade the ply for a nonbranded one. Make sure to make regular site visits. Not giving proper thickness. The door requires 19mm, back pannel requires 9m minimum. They'll tell you these measurements but will rather give you 16mm, & 6mm respectively. Cross check measurements yourself Giving false measurements! This happens especially for a kitchen. When you receive a quote they often add unnecessary height or width to it. Be sure to cross check by measuring yourself too. 710 grade (bwp) Boiling water proof or HDHMR board needs to go in the Kitchen NOTHING ELSE (well WPC can go but why would you want to spend more on wood+plastic ???) Lowballing you with a smaller amount and TRAPPING YOU for their services. If a quote seems too good to be true, it probably is. Many small firms will tell you that one price (lets say 5L) ask for 70% upfront and then midway will jack it up. You are trapped they won't mind abandoning the project and won't refund your money/partially refund it. One way to avoid this is to insist on paying 40% max first and then 4 equal installments of 15% & also get a written agreement signed. This is less of a scam but never buy furniture from design firms, you're better off going to furniture showrooms on the outskirts of the city OR look for reputed pages on instagram they offer mad deals for furniture. Again not a scam but to give you a better picture of fair pricing 1050-1450 per sqft is fair for local brands & laminates. If you're going for PU finish wardrobes max 1850 Acrylic max 1700-1800. Anything more is unfair and anything less is questionable stay safe. Never use MR grade Plywood. Use BWR plywood areas where there's less moisture & use BWP/HDHMR for kitchen or high moisture areas. Hello Folks, Hope everyone doing welll. Well, after Covid got over, the real estate prices started raising again. I started exploring properties to avoid further delay and get something better. I came across a flat which I really liked because it was amenities facing, I told the sales guy, let me go back to my family, discuss and revert. We all liked it and when I reached out to the sales guy told that flat for sold off. I was disappointed but then he gave me other options and I choose one of that as per families wish as it's some easy facing flat and it's really good as per Vastu !! Anyways, the flat is close to possession and this is the view from balcony. Before buying flat I knew it's building facing but he promised some 60 feet distance but when I am seeing the video, I felt little concerned coz I can easily see the other flats and there is no view as such. So just checking with experienced people, are there any challenges in staying in flats where you can easily see others flats How much you utilise balcony on daily basis ? Does gallery really matters ? Note - I am not expecting any hate, I am just seeking some experienced voices here who can shed some light here..

Myscape Songs of Sun - Financial District PROS === Prime Location & Connectivity to ORR: Walkable distance IT hubs and nearer to Hospitals making it ideal for end use and long-term capital appreciation. Reputable Builder & Maintains quality. Timely Handovers: Consistent delivery on project timelines. Choice : Perfect for long-term buyers or investors seeking proximity to IT corridors for steady rental income and end use in future. Liked faced of project and color changes on different shades of sun. CONS Less ceiling Height. One can expect at least 11 ft ceiling high for these premium projects in FD. Vehicle moment on ground level which makes discomfort for people. Flat doors are adjacent to each as per layout. Some people feel privacy issue. But i don't think it is a major concern to consider as corridor width about 10feet. The road leading to the project from ORR and ISB Road is currently a bit rough. From the ISB side, there is a steep downhill just at Myscape Courtyard, and from the ORR side, the there is an another steep downhill at Krinss Villas. Not sure if water logging occurs during rains, as these are CC roads with proper drainage. Conclusion  This project looks premium when visit model flat and it is a solid choice for end-users prioritizing closeness to IT hubs. Final NOTE : CRM could have been improved as per few customers. Project Over view • 6 acres | 4 towers | G+37 | 592 Flats | Low density | EV provision. • 4 flats/floor | Corner Homes. • East and West facing flats. • 72% Open space. • 4 passengers lifts + 1 service lift per floor • 3 BHK Sizes – 2860,2825,2880,2885,2910,2915 • 4 BHK Sizes - 3280, 3285,3290,3295, sft • Club House with roof top swimming pool • Base Price - 10800++ as on 19th June • Possession: Dec 2028 • Base Price : Starts from 3.03cr ( for 2860sft). • RERA ID: P02400008721 Washbasin - Vitra TAPS - Villeroy & Boch Flush - SLOAN Switches - LEGRAND. I’m a channel partner and work with most of the tier-1 builders in Hyderabad. Sharing this purely from my experience and feedback I keep hearing from clients and buyers in this belt. Regarding MyScape Palma, location wise it is definitely good. The planned 100 ft road near the main entry is a positive if it comes as promised, and people are saying it may connect towards Fisherman’s Wharf side, similar to MyScape Road. ORR connectivity is also being discussed, but all this will take time, not immediate. About MyScape Road, I’ve heard this from multiple people. One of my clients staying near Isle of Sky mentioned that there are rooftop bars and pubs which create noise during late nights. That road already has many F&B outlets and more are expected in future. So for self use, especially if you want peaceful living, it’s better to be slightly away from MyScape Road. For pure investment, that road can still work because commercial activity usually drives rentals and value. Builder wise, MyScape is generally considered good. They own the land and legal side is usually clean. No major complaints on construction quality from other MyScape projects. For Palma specifically, some buyers felt the floor plans are okay but nothing great. Also east facing flats may see construction views for some time since surrounding land is still open. So overall, for self use it depends on how much patience you have with infra and surroundings. For investment, location and future connectivity make sense if you enter at the right price. Are you looking at this mainly for living or investment, and what kind of possession timeline are you expecting?

Hello Hyderabadis, I need your guidance. We recently moved to Hyderabad and purchased a flat. I’ll keep it short—I'm looking for reliable interior designers. There are plenty of reels on Instagram and many Google reviews, but most don’t seem genuine, so I’m unsure who to trust. I approached Magic Bricks, and they recommended Disha and Homewiz Interiors. I also contacted a few designers/companies like INTERIUS, Homzinterio, Cabinetry, and some mid-range firms. My budget is around 9–12 lakhs, and most quotes are within a 1–2 lakh difference. However, I haven’t come across genuine feedback or experiences from people who have actually worked with them. Could anyone share their suggestions or personal experiences?

I own an apartment in asbl broadway, which is currently going for around ₹2.5 Cr.A lot of people here keep asking about Financial District projects that are still in a relatively affordable range, you could check their project called ASBL Loft, it is coming at 1.84 cr all inclusive for a 1700 sft unit plus they provide no pre-emi till possession. For FD, that’s a pretty fair price right now, especially from a builder with good track record.Honestly it is extremely hard to find options below 2cr in FD currently. So shared it for those still searching for such options.

Had a very similar shortlist a couple of months back and ended up picking ASBL Broadway mainly because the floor plans felt better and more usable for us day to day. At current prices though, 2 Cr is honestly on the lower side for both Palma and Broadway, so double‑check what you’re actually getting at that number (size, floor, view, add‑ons). Between Palma, Loft and Broadway, if you’re roughly capped around 2 Cr, I’d realistically look harder at Loft out of the three Myscape and asbl both are a pretty good builders

PROS Prime Location & Connectivity to ORR: Excellent access to major IT hubs, making it ideal for strong rental yields and long-term capital appreciation. Reputable Builder. Maintains quality. Enquired from myscape sanctuary project owners. So far pretty good. One can enquiry near by projects. Court yard reviews are recent as well. Timely Handovers: Consistent delivery on project timelines. Competitive Pricing 9450PSFT: Attractive rates considering the premium location and amenities. Perfect for long-term buyers or investors seeking proximity to IT corridors for steady rental income. CONS Limited Carpet Area: Which may feel cramped once interior wood work and fittings are added. Noise Concerns: Some reviews mentioned loud music from the nearby Mamalola restaurant on Myscape Road; however, the project is at a reasonable distance, minimizing impact. Current Road Conditions: The approach road to the site is currently muddy and poorly maintained. Developers claim a 100-foot road will be laid (Currently it is 80ft road), which could significantly improve access. Also heard there is a proposed 100ft road connects to Fisherman Warf. ORR Connectivity Road: The route from ORR to Myscape Road is in rough shape, though a 100-foot widening project is reportedly underway. Conclusion  This project is a solid choice for end-users prioritizing closeness to IT hubs, as well as investors eyeing reliable rental yields and long-term value growth.
