Just to cross this underpass for a 4-wheeler takes 20 min for a 500-m stretch. This is ridiculous. To add to that 2-wheelers use both lanes, and the traffic guy there doesn't take any action. THIS HAPPENS EVERY DAY, ANYTIME. Requesting Authorities to re-construct the underpass to make it 2-way. Location: Narine Estate, Premnagar, Hafeezpet, Near My Home Mangla. [Traffic from North-west Hyderabad to other side of railway track is so painful. Be it Lingampalli Underpass, Nallagandla Flyover, MyHomeMangla Underpass, Hafeezpet flyover] Previous Govt didn't put efforts, and so is this Govt.] Please

Strong location, good density and units per floor with select unblocked views! Will be value adding to the skyline if Hyderabad.
Great place for investment. Myscape is a solid builder.
Location is good. However, elevations are not good and look old design. Could have been much better going by Myscape previous projects. Also railings are steel/iron ones, not glass. Starting size of flats is 1960 sft. For this scale of project it should have been better to start with unit size of 2200 sft atleast. This would have made it exclusive big flat community, not the sub 2000 sft community. Myscape Kukatpally project has civil , plumbing and finishing issues. Living and drawing rooms are 11 ft or less an again is narrow compared to market standards now. Overall doesn't compare well in details to what it projects/looks to be.
Low density project in one of the most sought after locations of Financial District. Trusted builder with a commendable track record. Hope they deliver what is promised.
The connecting road is currently in a very poor condition, but a 60-feet wide road is expected here. The location is excellent, and Myscape has already completed several successful projects in the area.
I’m a channel partner and work with most of the tier-1 builders in Hyderabad. Sharing this purely from my experience and feedback I keep hearing from clients and buyers in this belt. Regarding MyScape Palma, location wise it is definitely good. The planned 100 ft road near the main entry is a positive if it comes as promised, and people are saying it may connect towards Fisherman’s Wharf side, similar to MyScape Road. ORR connectivity is also being discussed, but all this will take time, not immediate. About MyScape Road, I’ve heard this from multiple people. One of my clients staying near Isle of Sky mentioned that there are rooftop bars and pubs which create noise during late nights. That road already has many F&B outlets and more are expected in future. So for self use, especially if you want peaceful living, it’s better to be slightly away from MyScape Road. For pure investment, that road can still work because commercial activity usually drives rentals and value. Builder wise, MyScape is generally considered good. They own the land and legal side is usually clean. No major complaints on construction quality from other MyScape projects. For Palma specifically, some buyers felt the floor plans are okay but nothing great. Also east facing flats may see construction views for some time since surrounding land is still open. So overall, for self use it depends on how much patience you have with infra and surroundings. For investment, location and future connectivity make sense if you enter at the right price. Are you looking at this mainly for living or investment, and what kind of possession timeline are you expecting?
East facing flats usually have kitchen near the entrance, it might be a bit disturbing if you are frequently engaging guests, Where as west facing flats usually have the kitchen, balcony, dining on the farther side of the entrance which creates good privacy for the family even when you need to engage any guests, and ample sunlight for the utilities and kitchen. Overall the interiors would come up good. We do suggest most of our clients for west facing preference. Resale wise there might be slightly lower price compared to the east facing flats, but the difference would be in the buying cost as well. So I wouldn’t think that’s a factor we need to be worried
Depends on your personal preference. I took a west-facing one, as the sun in the morning directly comes to the kitchen which is very important, and also it looks good on the balconies with morning sun. East-facing kitchens always look dark. People prefer having open-to-sky balconies as much as possible. So with the road, it looks more open even if there is another high-rise coming opposite to the road. The road noise depends on the floor height, I guess. If your floor is below 5, then having a garden view is better than the road.
I (25F) am a self taught interior design and i have created a 3D model of the interiors of my house. Handover is next year and i want to find out how best to execute my vision. I want custom wooden builds, kitchen, etc. Furniture i can buy directly from stores. Found a good, slightly expensive wooden store. And appliances as well ofc can be bought myself. How do i execute the rest of the interiors? Can i just hire carpenters that would source the materials i want? Is there any interiors company that doesn’t charge a hefty price when i have the whole plan laid out? Whats the best way to go about this? I dont trust most interior design companies to not overcharge/ do a subpar job.
Had a very similar shortlist a couple of months back and ended up picking ASBL Broadway mainly because the floor plans felt better and more usable for us day to day. At current prices though, 2 Cr is honestly on the lower side for both Palma and Broadway, so double‑check what you’re actually getting at that number (size, floor, view, add‑ons). Between Palma, Loft and Broadway, if you’re roughly capped around 2 Cr, I’d realistically look harder at Loft out of the three Myscape and asbl both are a pretty good builders
PROS Prime Location & Connectivity to ORR: Excellent access to major IT hubs, making it ideal for strong rental yields and long-term capital appreciation. Reputable Builder. Maintains quality. Enquired from myscape sanctuary project owners. So far pretty good. One can enquiry near by projects. Court yard reviews are recent as well. Timely Handovers: Consistent delivery on project timelines. Competitive Pricing 9450PSFT: Attractive rates considering the premium location and amenities. Perfect for long-term buyers or investors seeking proximity to IT corridors for steady rental income. CONS Limited Carpet Area: Which may feel cramped once interior wood work and fittings are added. Noise Concerns: Some reviews mentioned loud music from the nearby Mamalola restaurant on Myscape Road; however, the project is at a reasonable distance, minimizing impact. Current Road Conditions: The approach road to the site is currently muddy and poorly maintained. Developers claim a 100-foot road will be laid (Currently it is 80ft road), which could significantly improve access. Also heard there is a proposed 100ft road connects to Fisherman Warf. ORR Connectivity Road: The route from ORR to Myscape Road is in rough shape, though a 100-foot widening project is reportedly underway. Conclusion This project is a solid choice for end-users prioritizing closeness to IT hubs, as well as investors eyeing reliable rental yields and long-term value growth. The pricing remains decent for the location, especially once infrastructure upgrades are complete. Please DM me for any further details and best deals.
