Seeing a lot of apartments in Hyderabad being sold at ₹1.5-2 Cr today. On top of that: • ₹10k-20k monthly maintenance • Property tax • Registration costs • Interiors • Rental yields barely around 2-3% in many cases Yet many people are buying these mainly as investments expecting the same flats to become ₹4-6 Cr by 2030-2035. Genuine question: Who is going to buy these apartments at those prices in the future? Especially considering: • IT sector growth may slow down • High-paying jobs are becoming less secure • Layoffs and AI impact are increasing • Salaries may not grow at the same pace as real estate • Liquidity for high-ticket apartments could become a major issue Currently, a huge chunk of buyers seem to be: • IT employees • NRIs • Political/business families • Investors parking surplus money But will the next generation of buyers be willing to risk ₹4-6 Cr on apartments with high maintenance and aging buildings? Not trying to spread negativity, just genuinely curious about the long-term sustainability of current pricing. Would like to hear different perspectives from investors, homeowners, and people actively tracking Hyderabad real estate.

the atmosphere is not good. Construction of a commercial building in front of the flats. the club house as full leakage problem. amenities are not good. the manager is asking for cash(in black). all lifts are scribbled with pens. vehicles are permitted on podium level. delivery boys bike, horn sounds are very loud & disturbing for how much time people will close the windows from pollution & dust

This is the worst project with hopeless management. I am a resident of tower 12 which is having tons of issues. They have an open concrete mixer plant for their lane project without permission and started having health issues, no boundary walls stray animals to the floor, lots of high intensity blasts from surrounding damaging building, unfiltered water getting skin problem, pathetic daily maintenance , higher power units , in capable power backup that fails in peak time leads to dark nights, buildings having cracks , serious water leakages , fire system not installed, bad construction quality , not completing their snag list . It's a trap , so come and meet residents before buying here.

flooding at main gate, Things are becoming worst day by day, problems in apts are endless. Amenities breaking down one by one. Legal fight going with the builder. Leakages, insufficient water, foul stp water, power fluctuations, frequent power outage, water leaking badminton court, worst managed gym, extra charges for garbage collection and water tankers. List is endless. Beware. !!

I would have given negative rating if it is available. Do not consider buying in this society. NCC has compromised on quality construction, seepages and leakages everywhere. They do not even provide permenent solutions to the known issues. Some residents had to go to NCC office multiple time to get issues to their attention. Suddenly you experience water leakage from switch board, the washroom commodes break and people get hurted, frequent fire accidents, power fluctuations and the list is endless. Do not waste your hard earned money

Pathetic Sales Team. Definitely not recommended for buying. Marketing team gives you attractive price per sq ft on call or on visit. After selecting the flat the sq ft price completely differs. Half of the sales team doesn't have knowledge on the source of water and future source of water. Great place being managed by very bad marketing and management team.

I don't know if this is the appropriate platform to post this, just wanted share this with you guys. Yesterday I got my hp laptop repaired from Urban Company(UC), I had to call them because there are no other laptop repair service centre in my area. Anyways, one hinge of my laptop was damaged(I don't know how), also with that the bezel and the back cover were also damaged. Now this UC mofos give me a quotation for replacement of the aforementioned parts, and me(who was supposed ask them to bring the bill for the parts) agreed assuming that they'll get the bill by default. The repair guy appeared on our doorstep without the bill, and upon soliciting, he says that its against the company's policy, I had no choice at that time, so came in and replaced the parts. The company charged Rs 5,500, for which my laptop's bezel, hinges, and the back cover were replaced. Now the problem is the back cover(which was charged Rs. 2,500) seems cheaper in quality, not sure about the other two parts. For reference, I have attached images below. I also reached for the customer support, they're repeating the same shit again and again, like "we provide the best services across India...blah blah blah". Previous back cover: on the left, replaced: on the right For more clarity, In the entire process, they not providing me with the bill for the parts seems like a scam to inflate prices. Below you can see the quotation that they give me.

I couldn’t resist my hands to write few words for the amazing project – NCC Urban One at Narsingi, Hyderabad. I found this project in 99 acres while searching for ready to move 4BHK apartments in Hyderabad. Then I visited the website and had a nice conversation with the attainder. After visiting the live site, I finalized a 4BHK flat and booked with down payment formalities.

I booked an AC cleaning service today from urban company....two guy came and did the foam cleaning but they checked the AC, I went with him on the terrace and I heard a small gas leak sound when he was checking the gas.... like a sudden phssss. Anyway. then he showed me the device saying the gas is less than 40% and I need to have it refilled if not the compressor might burn. the AC is pretty old. 7-8years daikin. and we refilled the gas about 3-4years ago i think. I don't know if he was scamming or we really need to have it refilled??? The room is getting cool but very slow.... and in this weather everyone is saying its very hot even in AC. so idk. can anyone suggest???
