This is a bloody rant so pardon me. If you have money to spare... Go somewhere else but do not come to Janapriya Nile Valley ( Chandanagar) to purchase/rent flats. - Being a housing society, you can expect power cuts very frequently - if a tree falls on any power grid/cable in Delhi, you can expect a power cut here for more than 3 hours - If a dog pees, fearing the rain they will cut power again 3hrs+ - Having no power for more than 4 hrs is pretty common here - In summer they cut the water line of all the toilets, use your bucket to flush your shit for 3 months. No flush working - Random overall waterline cut, no water for more than 8+ hours - You will get notice almost every day that this & that is broken, needs fixing, no power/water again for 5 hrs - Poor built conditions overall - Very thin walls, you can literally hear what is happening around you - Various constructions going on throughout day and night - If you want to sleep peacefully after working 12-14 hrs a day, good luck with that!! You will hear loud construction sounds at 3 am. - There are other projects going around it which will be surrounded by other buildings or upcoming projects so having a nice balcony won't make any sense until you like to peep into your neighbours flats - It is now surrounded by buildings or upcoming buildings from each side. - To pay a hefty amount to purchase flats here is like throwing away your hard earned money - Additionally there is no forking road here, the PJR road which connects here is broken, filled with potholes, narrow. The road hasn't been fixed from the past 15 years!! I think people have accepted it and are showing zero revolt. I guess nothing can be done here if you have gandhis to spare to bribe officials. 21st May - So from the past 2 days, there is almost 0 to none water supply. Very limited water supply in this peak summer heat. Not able to wash clothes or utensils. Have been using bucket water to flush. Frequent power cuts but not prolonged ( As I type this, there is no power from the past 15 mins ) Construction work is still going in full force. Although they have stopped the peak night construction work from the past 2 weeks. 17th June: People who have night shifts after reaching home will not be able to sleep as night construction work has again started. On the top of that there is a scheduled power cut for 4 hrs in the morning so good bye to sleep. Just a week before that there was a scheduled power cut for more than 8 hrs on the weekend. Really feel pity for the people who have paid crores of their hard earned money on buying flats around here. 25th June: Apparently the night construction work has again started, when we complained the builder said that he got all the permission, it seems that they have paid(bribed) to the relevant department to get clearance. Bottom line: you can buy anyone and anything with money
Checked out couple of projects and came down to a final conclusion. But wanted to take more opinions from you all, if this is correct. Kokapet the listing price is 10k sft but you can get landlord/investor flat at 7k sft if you can strike a deal. But 8k - 8.5k is avg one can go for. Rajendranagar the 7k sft is in general . For this the amenities offered are top class, compared to Kokapet. But it's almost same now. I want to saty near to inner Hyderabad and not get overcrowded with financial district , kokapet and narsingi. Growth/Investment wise does RajendraNagar can do the justice ?
Looking to purchase flat in my home Akrida but sales person offering only 39th floors which is a top floor..tower 5 and 6 launch is near but they said it's already booked..is it worth going for top floor considering heating and leakage issues..any Akrida owner who purchased in Akrida and Sayuk please shed some light..should I wait and ask sales team to provide a better floor which I already did but they are not agreeing. Please suggest what to do..property will be for end use!!
I recently visited My Home Akrida and Aparna Newlands in Tellapur. I am looking for a 1600 sq ft flat that fits my budget. However, the sales teams are telling me that there are no units available below the 20th floor.I missed an opportunity to buy in Aparna Zenon (Narsingi) 3 years back. Now I am looking at Tellapur, and I feel like if I miss this, my only remaining option in my budget will be moving further out to Kollur. I need some advice on a few specific points:How to get a flat below the 20th floor? Since the builders claim they don't have inventory on lower floors, is there an alternative workaround? Vehicle movement inside the community: Are vehicles allowed on the ground level/podium inside Akrida or Newlands, or are they strictly limited to the cellars (completely vehicle-free podiums)? Location Comparison: How does the location of My Home Vipina / My Home Tridasa compare to the main Tellapur area where Akrida and Newlands are located? Which pocket has better long-term appreciation, layout, and current liveability?Would love to hear insights from existing buyers, owners, or agents active in these projects. Thanks!
Hi everyone, We recently moved from the US and are looking for good gated communities around Financial District, Nanakramguda, Gachibowli, or Kokapet. We have a 2-year-old and are looking for a family-friendly community with lots of kids, good daycare options within community, and easy availability of maids/nannies. Our plan is to either rent first and buy later, or buy and rent within the same community while renovations are being completed. Currently considering: Rajpushpa Provincia (Daycare - Mulberry bush) , ASBL Spectra(No idea on there Daycare options) Would appreciate any recommendations. Thanks!
