60% [ good experience ] wanted to visit the park after seeing this post, and I had a good experience. Unlike Durgam Cheruvu or KBR Park, there are no traffic horns it's very peaceful. I liked the ambiance and the greenery. Families, couples, and friends were having a good time, laughing together, which reminded me of how lonely 1 am. Anyway, it wasn't too crowded because it's not accessible to everyone. The sound of birds chirping was soothing, and the view was beautiful. I had a peaceful morning 40% [ bad experience ] 1.There is litter everywhere i go in the park, literally at the enterance and walkway,i didnt feellike it's worth paying 50 rupees. KRB is soo damn clean 2. They do have big washrooms but there is no water to use!

Hi all, we (family of 4) were recently looking for villas in the south zone of Hyderabad. We are NRIs and are planning to move to Hyderabad in around 3-4 years. My budget is around 3.5 to 4.5 CR, and I was keen on taking a villa in the south zone since it seems to be growing pretty quick and I don't want to live in the middle of dust of Neopolis. I visited projects on both Srisailam highway and close to Bangalore highway. Some of them include Hallmark Oakshir, Casagrand windsor court, Vijaykalpa Khsehtra, Terminus The pointe and few more. They were okay, but I really liked Subishi Serenity, closer to Bangalore highway and took me around 10 min from ORR. I heard very good things about them from their Mokila and kompally projects, and I really liked their elevations for this project, looked much better than the other projects I visited. My question is - Is this area a good place to invest for good appreciation of the span of the next 5-8 years? They're quoting 8000/sft, and I'm assuming it's slightly negotiable, is this a good price? How do you guys see life in the south zone in 5-7 years? I was told they are building around 2000 villas along the Maheshwaram rd and are planning to develop it like they did to Mokila (banks, grocery stores, etc), I feel like this a good proposition so I'm seriously considering it. Note: I am new to reddit, so please let me know if I'm asking the right questions!!

Dear folks, I consolidated list of projects which i visited personally and seek opinion from owners/tenants. Please add any of other projects which i missed here. I m mentioning here projects, Few are Tier 1/1.5/2 builders. Feel free to comment out which are comes under Tier 1/2/3 builders. Aparna and MyHome as Tier 1 builders. Rajapushpa - is in that league, their older projects have been stuck in delays, and even some existing ones have faced handover delays (e.g., Casa Lux neopolis and the Mancheruvula project phase 2). Jayabheri - definitely comes into the picture and can be considered a Tier 1 builder, or you could call it Tier 1.5. Their construction quality and timely delivery pretty much match Tier 1 standards. Sumadhura - can be worth considering under Tier 1. They've executed several projects in Bangalore and Hyderabad (Horizon received mixed reviews), but their recent projects have seen timely delivery, and the construction quality has been pretty good so far. I enquired with a few owners of Acropolis, and they didn't face any issues. Garden Brooks (Gaganphad) has been good so far. it's a solid builder. Prestige - (I'm personally not a fan of it after seeing Beverly Hills and High Fields, where maintenance isn't great according to my colleagues). DSR - has a strong foundation in Hyderabad and Bangalore, and they've done large-scale projects with timely delivery. Godrej - still has to prove itself in Hyderabad, as it only has three projects (Goldmine raod, Gaghanphad; upcoming in Kukatpally). We have to see their commitment to delivery. Myscape - is a good builder that has executed multiple projects. It's worth considering alongside Tier 1 builders. (Enquired with Sancturay projects, received good reviews) POULAMI - Poulami avante decent ( as per my few colleagues) and good builder. ASBL - I'm not a fan of their larger balconies, and apart from that and the location, their projects don't offer much else. ASBL Spire received mixed reviews when i pay visit and talked to owners. Lansum - timely delivery and good quality (I've only enquired about Eldorado, but a few people were disappointed with the Etania project). Indis - I've visited only one project so far (Viva City) and enquired with owners; the feedback wasn't good. Lodha - has executed very few projects in Hyderabad, though the builder has good experience with high-rises. Never visited. MSN - From pharma background, Executing theri project very fast in neopolis. Very cash rich. Raghava - - Not delivered single project yet, But construction going on fast pace. ( Political background. May be immune to politics).- Cash rich Aurobindo - Heard, there are a lot of issues with Auro Regency (my friend bought there) and has to improve a lot and gain buyers confident.Brigade - Brand is good, but not sure why received mixed reviews about Citadel project. Sattava - Commercial executer. Have to see how they executing upcoming in neopolis. Never been to existing Sattava magnus in shaikpet Vasavi - not even under any tier. Ramky— yes, they can come under Tier 2-3 builders. We have to see the delivery of Odyssey, Astra, and One Orbit projects. Never visited any of projects. Vertex - is also known for delays; maybe consider it Tier 3 ( Nizampet project delayed much). Praneeth - quality not up to the mark. They've never executed high-rises except one under construction (Ixora)- nizampet . Candeur - has executed a couple of projects (Candeur 40, Lakescape, Crescent). As I enquired about 40, the reviews were bad about quality. Urbanrise the Bachupally project has a very bad layout and high density. SAS - in experienced in handling large-scale projects except existing SAS Crown is still ongoing). But their subsidiary SRIS IWA is going through delays and be cautious about upcoming in GOCL land. SMR - yes, they do execute projects, but it's not a good builder as it receives bad reviews for SMR Vinay when i visited and enquired. Jain - I enquired about the Chandanagar Jain Niley project, but received bad reviews. Raghuram Builders - executed a few commercial projects but no experience in handling large-scale ones. Vue Residency is under a land-grabbing case, and the Balanagar location is very bad, but the layout plan is good. Anvita - emerging builder that has delivered Prestone Villas, Ivana Phase 1, and is going ahead with Phase 2. Same with High 9. Aakriti - I've visited a few projects like Aakriti Miro; residents are complaining about the quality of construction. They've done multiple projects around Tellapur and Nallagandla. Abode - can consider if someone seeks low-density apartments. Vajra - not much idea about this builder, but Vajra West City took off very late. Pragati Developers - I've visited one project at Pragati Nagar (brick construction) and one along Gandimaisamma Road (Pragati Green Woods/Myvan). Yula - Not experience in constructing. Have to see how their commitment towards buders. Rise with 9 - Trilligt - Executing by De Blue Oak Constructions and P Mangatram Developers . Can consider. Navanami - Has strong background. But their project Navanami one delaying since they took up multiple projects. SSI - They do offer good lay out with SSI Fortune Grande and executed Sonthalia at kokapet and upcoming project in gaghanpahad. Halmark - Executed couple of decent sized commumities and theri first highrise Hallmark Treason ( few people weren't satisfied with quality). Ananda Homes - Not a good builder and on going is delay (Legacy by ananda homes ). Few were not satisfied with their quality of construction . Namashree - Heard delaying much for their project- Vrindavan by Namashree. GHR - Went to Castillo, But i feel quality not up to mark. Have to see Their neopolis project. Prosperity - emerging builder, construction wise look good. Liked the concept of sustainability and impressed they used porothem brick Hirize - Good builder. Visited their completed project (rich park) overall feedback good on this builder. Can consider hirize elysia. Vision Arsha : Decent builder. First hi rise project. Not sure on exceution and post maintenance. I personally liked 2000sft size. Western Springs - I stopped exploring this project after the Lokayukta registered a case against its developer, Western Constructions Windsor Park LLP. However, when I checked the RERA portal, there are pending cases were listed. Meenakshi - Very strong and reliable builder. ELAN is worth considering if you don’t mind the traffic chaos in the area. Bhavya’s Construction - Visited the site — construction quality is good. Main concerns: potential odour/issues from the opposite lake and the narrow approach road that leads toward South India. Avani Project Recommended to choose units with balconies facing Thulasivanam, preferably above the 12th floor, for better views and ventilation. EVora Villas (Kardanur) - Visited the site — looks promising for end-use / self-occupation (317sqyard looks good for me) . Only concern is occasional smell (builder denied it), but I couldn’t confirm with any locals. Modi Builders - Visited their Elegance project in Gajularamaram last year during a Gruhapravesham. Was not impressed with the construction quality. Risinia - Budget-friendly builder primarily focused on the Miyapur – Bachupally – Gandimaisamma belt. A good option if you’re looking for projects in these surrounding areas. Gothic Pentagon - Located just behind Pista House. Liked the larger unit sizes (especially the 2320 sq.ft. corner units). Suggest checking for resale flats as well. I may missed many other good projects. Feel free to comment. Please add if i miss any thing in the list, So that our folks can come up with Their experience. Please note, Most of projects, i personally went and seek owners/Tenants opinion. If you want to buy any flat, Do Ground work and buy Diligently Edited : Few forgot added in this list again.

I’m currently looking for a 4BHK in Hyderabad for end use and would appreciate inputs from those familiar with this segment. Requirements: Budget around ₹4.5 Cr (prefer not to stretch much beyond this) Minimum 3000+ sft (In areas around financian district, kokapet, narsingi , puppalguda and surrounding only due to vicinity to work) East or West facing only High-rise, preferably higher floors Completion acceptable till late 2028 / early 2029 Strictly 4 bedrooms (not interested in home theatre layouts) Below are the projects I’ve visited and my notes: SMR Vinay Iconia – 4BHKs available in Everest Tower. Forest-facing units. Quoted ~₹10,700/sft all-inclusive at OTP. Layouts not ideal. Pricing higher than nearby Aurobindo projects offering similar views and facilities. Vasavi Atlantis – High density. Mixed unit inventory. Graveyard adjacent. Not considering further. Vamsiram Niche (Shaikpet) – ~₹11,000/sft. Single tower, 8 flats per floor. Layouts are good. Graveyard nearby. Pricing feels high for the locality. Srias IWA – Layout and location are good. Still assessing feedback on execution and delivery. DSR Classe – ~₹10,500/sft all-inclusive (landlord units). Layouts are good. Currently my primary option. DSR Valar – Strong location and design. Lake-view units sold out. Road-facing units (33+ floors) take total cost to ~₹4.8 Cr+, which is above my comfort range. My Home Apas – Larger configurations are mostly 3BHK + home theatre. Prefer a proper 4-bedroom layout. Lansum Elena / Encanto – Appear solid, but not fully confident about timelines aligning with my requirements. Moonglade (Narsingi) – Competitive pricing. Concerns about density and ORR-side flooding during heavy rains. Sumadhura Olympus – Quoting ₹13,000+/sft. Higher than other comparable options. Myscape – Songs of the Sun – Only select higher-floor units are strong. Floor-rise and additional costs increase overall pricing relative to completion stage. NCC Urban One* - they're selling at all incl OTP rates as well ,but I feel their layout is quite different and the costs rn compared to when I initially inquired about the project are lesser ,do lmk if there's some feedback about the value of this project. Pease do suggest: 1.Other high-rise 4BHK options in the ₹4–4.5 Cr bracket that fit these criteria. 2, feedback on DSR Classe,srias iwa and Valar Any practical inputs would help. Househunting here has been overwhelming considering how inflationary these prices have come for decent end use apartments.

As I'm sure you all know, the South of Hyderabad (Exits 14,15 and 16) are going through a sudden surge in residential housing. Thousands of villas are being built in these micro-locations. My questions are as follows: Why exactly are we seeing such a sudden surge in villas in these areas? Is it solely due to the fact that land and housing in the west has become too expensive? Why should one, if yes, choose South Hyderabad as compared to Patancheru, which is approximately same commute to FD? What is a realistic timeline for which you all expect South Hyderabad to pick up? Is it livable right now, will it be livable in 3-5 years? What are your predictions for this area over the next decade? Do you see more of a future near Exits 15 & 16, or exit 13 areas (Adibatla, etc)? PS: Excluding Exit 14 since that is assumed to be the centre of growth and is a little pricey already. With all the highly dense apartments coming up in Neopolis, Kokapet etc, do you guys predict there will be a serious water supply issue, along with high traffic congestion? Is this another reason why people are preferring to cash in on the south right now, before it gets priced in? Here are my two cents: South of Hyderabad is definitely growing pretty quick yes, almost every builder you can think of is building or acquiring land in these areas. I think for livability to reach a decent level, it will still take at least 3 more years. I think for the next 5 years at least this will be a villa-dominant market to say the least. I think NH44 and Exit 15 areas will serve as a peaceful suburb to the rapid development of Tukkuguda, while offering the same commute to FD (makes these areas a desired location). I think for investors looking to get in before appreciation really starts kicking in, these next few years are vital. Once Neopolis is near completion, all eyes will fall on these south areas and prices will pick up quickly. However, for those with commute to work absolutely vital and frequent, it is still probably a better option to stay in the west. But for those looking towards the future, and have the next decade or so in mind, I really believe the south of Hyderabad is their best option. Would love to hear what you guys think!

I have a requirement of 3BHK flat for self use. Looking for areas close to Hitech city. Any low density upcoming projects where I can find 2000sq ft 3BHK under 2cr. I am okay if possession is by 2028/2029. Does it make sense to look for Villas by tier2/3 constructor in kollur side for 2.5cr instead of apartment? Recently visited Jayabheri Sahasra project and everything seems good except budget which is non negotiable at 2.4cr. Please suggest, I am searching here and there without much clear direction

If you’re currently searching for home interiors in Hyderabad, I completely understand the confusion. When I started looking for interior designers in Hyderabad for my 3BHK apartment, I honestly didn’t know where to begin. Every company claims to be the “best interior designers in Hyderabad,” and Instagram makes everyone look premium. After meeting 6 different interior firms across Hyderabad (Gachibowli, Kondapur, Jubilee Hills side), here’s what actually helped me decide: 1. Portfolio vs Real Execution Most designers show beautiful renders. I specifically asked for completed site photos and client references in Hyderabad. That filtered out a lot. 2. Understanding of Apartment Interior Design Designing a villa and designing a 3BHK apartment are very different. I wanted someone experienced in apartment interior design in Hyderabad — space optimisation mattered a lot. 3. Clear Costing Structure Instead of asking “How much will it cost?”, I asked for a detailed BOQ (Bill of Quantities). This helped me compare interior design costs in Hyderabad more realistically. 4. Material Transparency I asked about: Plywood brand Laminate brand Hardware (Hettich / Hafele etc.) If they hesitated, I moved on. 5. Timeline Commitment Hyderabad interior projects often stretch beyond promised dates. I asked for a structured execution timeline before signing. After comparing multiple firms, I finalized Interiorle, a Hyderabad-based interior design studio. What worked for me: Structured planning Transparent costing Regular site updates Practical design suggestions (not just aesthetic) Delivery close to promised timeline Not saying they’re the only good interior designers in Hyderabad — just sharing my real experience because I know how overwhelming the search can be. Hii guys.. Am currently looking to buy a good 3bhk in 1.6-1.8cr.. my priorities have been good ventilation, balcony(ies), uniquely designed floor plans like private corridor or no opposite homes, or corner placed house plans per floor.. I don't see this in big builders but some tier-2 or so.. are coming with these ideas.. but really appreciate any good suggestions of projects in regards to the above..

We are planning to invest in a 4bhk (around 3000sqft) in West Hyderabad for self use. Budget 3-3.5 cr.Have considered My Home Apas, Lansum Elena, Cascades Neopolis so far. We liked floor plans of Lansum Elena but unsure because of insufficient open space in the project and delivery timelines. How is the Lansum builder’s track record and credibility in past projects?

Hi, looking to buy an apartment in Hyderabad, mostly on west, southwest areas. I don’t care about growth as I will be living in that, not as an investment. My brain is still saying no to super highrise projects however, all new ones are more than 40 floors. Can I still get a new apartment in G+13 sort of communities? Any suggestions?

Food places which are open all night or places I can visit at midnight(not airport) . My friends are coming to hyd after 12 but they have flights early in the morning Edit : went to dlf iron hill it was good actually the food ambience
