The experience was too bad....we stayed there for 10 months ....after 10 months we vacated the house ,owner is not responding properly to our calls and messages..we didn't even receive a single rupee from our advance amount(51k) ...totally the worst experience in pvr bhuvi (kokapet)

Hi everyone, We’re an NRI couple with two kids planning to move back to Hyderabad in the next 3–4 years, and we’re starting to research gated community apartments early so we can buy something under construction and hopefully get a good deal. We’re looking for a 3–3.5 BHK apartment in the ₹3–3.5 Cr range in a gated community with good amenities and open spaces. Since we’ll be moving back with kids, the location needs to be reasonably close to international schools, the Financial District, and Jubilee Hills. One project we’ve been considering is Lansum Encanto in Puppalaguda, which offers 3 and 4 BHK apartments in high-rise towers with many amenities and open spaces. The apartments dont have to be that large. Anything between 3000 - 3500 sft is acceptable. However, we’re still early in the research process and would love suggestions from people who know the market well. What we’re looking for: 3–3.5 BHK in a well-planned gated community Budget ₹3–3.5 Cr Good amenities + meaningful open spaces Layout efficiency (not paying too much for unusable space) Lower density communities if possible Tier-1 or reputed builder A community that will still feel good to live in 10+ years from now Prefer projects that are currently under construction Would really appreciate recommendations from people who have purchased recently or evaluated projects in Financial District / Kokapet / Narsingi / Puppalaguda areas. Must-have features: 4-5 BHK triplex or independent villas (spacious layouts, modern design, high-end finishes) Sufficient and larger backyard – preferably with enough open space to grow small vegetables ourselves (organic kitchen garden setup) Fully covered/closed parking (at least 2 cars) – tired of open or half-exposed parking that exposes vehicles to sun, rain, dust, and potential damage Gated community Handover/possession in 2028 or later (prefer under-construction/pre-launch projects for better pricing, customization, and future appreciation) Preferred locations: Kokapet, Narsingi, Gandipet, Tellapur, Kollur, or nearby west/south-west zones with excellent ORR connectivity.
Hi everyone, I’m currently evaluating a resale unit in Western Springs, Puppalguda and wanted to get a pulse on the current market sentiment and pricing for this society. The Offer: Configuration: 3BHK, ~2500 SQFT (West facing). Floor: Mid-floor (between 10–20). Base Price: ₹9,500 per SQFT. Total Quote: ~₹2.54 Cr (includes car parking, club house, infra, and advance maintenance/corpus). GST: Seller says GST is already paid to the builder, so no GST for me. Status: Handover for interiors expected later this year. My Context: The builder is currently quoting ₹10k+ for new inventory, so this looks like a ₹25-30L "discount" on paper. However, I’ve heard mixed things about resale volume in the Puppalaguda-Narsingi stretch. My Questions: Pricing: Is ₹9,500 the actual ground reality for resales here? I’ve seen some mentions of landowner units going for less—is it worth hunting for those instead? Society/Legal: Are there any known issues with the land title or water logging in this specific patch? I noticed some old mentions of litigation; does anyone know the current status? Noise/ORR: For those living in nearby projects (Provoncia, Twin Towers), how bad is the ORR road noise on mid-to-high floors? I am thinking of buying a 2bhk flat in Hyderabad for investment and rental income purpose, the two feasible options I have are Muppa melody and Honer vivantis. I am based out of NCR. I have heard less negative reviews about Muppa melody than Honer Vivantis due to construction, maintenance and seepage issues with Honer vivantis. What are your thoughts on price appreciation, construction quality etc for these flats in next ~10 years. Basis my research:Muppa 2bhk price is around 95L-1cr , including everything.Honer Vivantis price for 2bhk is around 1.15cr+ and then registration/stamp duty charges, so total around 1.2cr The expected rentals areMuppa - 30-35kHoner Vivantis - 40-45k
Hi guys, I am shifting to Hydrabad, and looking for Pg / coliving for Male. Checked lot of pgs in mainly Gachibowli, but either too consisted or not good food. I can look around 5-7km around as well. What is the one that you can recommend for 2 sharing with good food, not so consisted rooms, and not too costly. Within 10-12k budget.
