cant go ramoji as kid is too small, not into temples, there is nothing in lulu mall, dont have a car for long drives, dependent on uber, no big budget to splurge, have already been to salarjung, birla, charminar/chowmahalla, lumbini park, everywhere just over crowded. lake is too smelly. it feels like there is nothing to do in hyderabad.. for Eating out, Food has become all shite full of ajino moto colors frozen stuff, hyderabad has ranked very worst, everyday food inspection violations, biryani is not the same anymore just bored, Any suggestions where to go to hang?

A medium size gated community located in a good area. Quite close to the ORR entry and service road. The surrounding area feels like a village but based on the rate of development happening here, it should be one of the hot places in future. The community is in construction stage as of now and it's near completion with interior work pending.
Hi all, we (family of 4) were recently looking for villas in the south zone of Hyderabad. We are NRIs and are planning to move to Hyderabad in around 3-4 years. My budget is around 3.5 to 4.5 CR, and I was keen on taking a villa in the south zone since it seems to be growing pretty quick and I don't want to live in the middle of dust of Neopolis. I visited projects on both Srisailam highway and close to Bangalore highway. Some of them include Hallmark Oakshir, Casagrand windsor court, Vijaykalpa Khsehtra, Terminus The pointe and few more. They were okay, but I really liked Subishi Serenity, closer to Bangalore highway and took me around 10 min from ORR. I heard very good things about them from their Mokila and kompally projects, and I really liked their elevations for this project, looked much better than the other projects I visited. My question is - Is this area a good place to invest for good appreciation of the span of the next 5-8 years? They're quoting 8000/sft, and I'm assuming it's slightly negotiable, is this a good price? How do you guys see life in the south zone in 5-7 years? I was told they are building around 2000 villas along the Maheshwaram rd and are planning to develop it like they did to Mokila (banks, grocery stores, etc), I feel like this a good proposition so I'm seriously considering it. Note: I am new to reddit, so please let me know if I'm asking the right questions!!
If you are planning to stay, don't buy, I own a flat, so I know it. IF as an investment, I suggest discussing with few owners and then only proceeding further, but make sure you see the things and take it / invest in it Be ware of cheap tricks in all matters
Value for money! It is just 2km from ORR exit and entry point and the approach to the apartment is really good with beautiful trees. PS: I"m just a customer no way related to Org.

I’m currently looking for a 4BHK in Hyderabad for end use and would appreciate inputs from those familiar with this segment. Requirements: Budget around ₹4.5 Cr (prefer not to stretch much beyond this) Minimum 3000+ sft (In areas around financian district, kokapet, narsingi , puppalguda and surrounding only due to vicinity to work) East or West facing only High-rise, preferably higher floors Completion acceptable till late 2028 / early 2029 Strictly 4 bedrooms (not interested in home theatre layouts) Below are the projects I’ve visited and my notes: SMR Vinay Iconia – 4BHKs available in Everest Tower. Forest-facing units. Quoted ~₹10,700/sft all-inclusive at OTP. Layouts not ideal. Pricing higher than nearby Aurobindo projects offering similar views and facilities. Vasavi Atlantis – High density. Mixed unit inventory. Graveyard adjacent. Not considering further. Vamsiram Niche (Shaikpet) – ~₹11,000/sft. Single tower, 8 flats per floor. Layouts are good. Graveyard nearby. Pricing feels high for the locality. Srias IWA – Layout and location are good. Still assessing feedback on execution and delivery. DSR Classe – ~₹10,500/sft all-inclusive (landlord units). Layouts are good. Currently my primary option. DSR Valar – Strong location and design. Lake-view units sold out. Road-facing units (33+ floors) take total cost to ~₹4.8 Cr+, which is above my comfort range. My Home Apas – Larger configurations are mostly 3BHK + home theatre. Prefer a proper 4-bedroom layout. Lansum Elena / Encanto – Appear solid, but not fully confident about timelines aligning with my requirements. Moonglade (Narsingi) – Competitive pricing. Concerns about density and ORR-side flooding during heavy rains. Sumadhura Olympus – Quoting ₹13,000+/sft. Higher than other comparable options. Myscape – Songs of the Sun – Only select higher-floor units are strong. Floor-rise and additional costs increase overall pricing relative to completion stage. NCC Urban One* - they're selling at all incl OTP rates as well ,but I feel their layout is quite different and the costs rn compared to when I initially inquired about the project are lesser ,do lmk if there's some feedback about the value of this project. Pease do suggest: 1.Other high-rise 4BHK options in the ₹4–4.5 Cr bracket that fit these criteria. 2, feedback on DSR Classe,srias iwa and Valar Any practical inputs would help. Househunting here has been overwhelming considering how inflationary these prices have come for decent end use apartments.
The builder is very professional. Construction is in full swing and are reasonably priced as compared to anyother high rise in Kokapet. Great location.
I have a requirement of 3BHK flat for self use. Looking for areas close to Hitech city. Any low density upcoming projects where I can find 2000sq ft 3BHK under 2cr. I am okay if possession is by 2028/2029. Does it make sense to look for Villas by tier2/3 constructor in kollur side for 2.5cr instead of apartment? Recently visited Jayabheri Sahasra project and everything seems good except budget which is non negotiable at 2.4cr. Please suggest, I am searching here and there without much clear direction
