Chicha's, I'm a confused Hyderabadi(born & brought up) who hasn't been to Hyderabad in the last 10 years bcoz of education/work, am planning to move to Hyderabad (in 4-5 years; maybe even sooner) for good/worse(?) Need a place to call home... What are y'alls thoughts on Kokapet/Narsingi real estate? Credible? or a trap? The main point is did anyone from this group book a flat in Rajapushpa Pristinia or My Home Apas, if so what are your experiences? Hearing some bad things about Rajapushpa's completion dates (some political shit about Rajapushpa's promoter being a TRS sympathizer) and My Home's construction quality. Pro's of both projects Distace to ORR and IT/software hub Con's of both projects Madafuk'in expensive Last, how are people in Hyderabad even able to afford all this real-estate madness? Secret getting-rich ideas or COVID-era multiple job advantage or just plain and simple black funds?

Rajpushpa Provincia is truly a gem of a residential community in Narsingi, Hyderabad. The apartments are spacious, well-designed, and equipped with all necessary amenities. The community is well-maintained and the staff is friendly and helpful. The location is also ideal, with easy access to major roads and nearby shopping and dining options. I highly recommend Rajpushpa Provincial to anyone looking for a comfortable and luxurious living experience in Hyderabad.

With the final phases of Rajapushpa Provincia now officially handed over and Phase 2 residents settling in, the project has transitioned from a construction site to one of West Hyderabad’s most vibrant mini-cities. If you’re looking at a resale or rental here in early 2026, the experience is quite different from a year ago. The Resident Experience: The community has truly woken up. With over 3,400 units, the sheer scale of the project creates a high-energy atmosphere. The Club Odyssey (the flagship 1,00,000+ sq. ft. clubhouse) is now the social heartbeat, and the recently opened Club Oasis in Phase 2 has successfully decongested the amenities. The 80% open space—specifically the 6.5-acre central courtyard—remains the project’s biggest flex, providing a rare sense of breathing room in the otherwise dense Narsingi skyline. Do not buy a property in rajapushpa, once you pay, they don't care about you. You will keep running behind them to get documents you need, they will lie to you at every step. They took 6 months to share agreement of sale, 2 months to do registration and still had the guts to charge for the maintenance of the months that have past. Then before registration the CRM told they will give the key to interior people if I am not in town only to tell me later that they cannot do that either. Honestly, everything has been disappointing, after paying over 11k per sft and alotger additional charges of floor rise, view, facing, corpus and what not, They’re charging us for basic things like badminton, table tennis, and squash — and ₹200 an hour is way too much for facilities that should be part of the clubhouse. It doesn’t even feel like a clubhouse anymore; it feels like they’ve turned it into a business funded by the residents. What makes it worse is that so many promised amenities — the tennis court, skating rink, basketball court, even the basic convenience shop — aren’t even ready yet. But they’ve already started collecting fees for whatever little is built. It really shows how poorly things are being managed and how profit-driven the builder has become. Hope you read this review and get to know about them before buying.

Newly constructed in 2025, this gated community has 3000+ flats and is equipped with all modern facilities. The phase 2 is still under construction. Rental yield is good.

The worst part about living here is the late-night construction. It starts around 11 PM and continues well into the morning. While the society itself is nice, with good amenities and a beautiful clubhouse, the overall maintenance is a serious concern. Whether it’s security or basic management, there is a clear lack of proper oversight. Another major issue is with Amazon deliveries — prepaid orders almost never reach you in this society. Honestly, there’s far more to list, but these are just a few of the recurring problems residents face.

Though I don't live in Rajapushpa Provincial, I am unfortunate to live in the adjacent My Home Avatar. We have been hoping that once construction is over, noise and dust pollution will reduce. Now that people are taking possession, I am aghast at the sheer lack of civic sense. Last two Saturdays we had blaring music, so-called bhajans and songs. Even when police came, they didn't relent, saying it's religious practice, you can't object. If we in adjacent complex were affected so much, I wonder how the residents are putting up with this. Don't buy or rent in this complex. I have been staying in My Home Avatar for a long time, but if this nuisance continues I will have to consider moving out of my own flat here. And it's still under builder's maintenance. I wonder how much worse it will be after being handed over to insensitive residents.

Furthermore, the current electricity rate is set at 12 per unit, and negotiations are underway to potentially reduce this cost.

Site location is good, but they r quoting more than rs 8000 total(basic+ GST+PLC+etc) & going to deliver property after 4 years so basically you r going to pay with 4 yr interest more than Rs 10k/sq ft. Myhome Avatar is much better in all aspects, be it location, landscaping or preferred location because every flat is infront of park which is impossible in Rajapushpa provicia. Compare building plans Avatar has more space inbetween towers(approx 100 ft) as Rajapushpa provicia space is 60 feet. So compare wisely with building plan & cost. Update-- Construction is going on 24*7. With this speed they can deliver 1st phase as promised.
