I have officially looked at 200+ projects, consumed enough caffeine to power the Financial District, and drank two random buttermilks along the way. I’ve narrowed it down to three final contenders based on strict criteria: Commute to Financial District (Mandatory, because my wife said so, and I value my life). Rental potential (In case my Bangalore-to-Hyderabad shift falls through). Appreciation (Need to make back the money I spent on all that tea). Project Density (I prefer human-sized spaces, not dystopian ant colonies). Here are the finalists (Prices are all-inclusive base rates): Project K2 (Kollur): ₹6,700/sq.ft. Raghava Halo (Kondapur): ₹7,800/sq.ft. Sky 49 (Tellapur): ₹7,500/sq.ft. Which of these is the actual winner, and which one is a trap? Help a tired man out. Other projects Vision Arsha: I see many bad reviews about the delay And also people commenting to DM, please feel free to post your projects in the comments and let anyone in the same boat as mine benefit from it

Hi, I’m currently residing outside India and planning to move back to India by the end of 2029 or early 2030. I’m looking to purchase a flat in a premium gated community in West Hyderabad—preferably around Neopolis, Tellapur, Gopanapally, Kollur, Budvel, Mokila, Miyapur, or nearby areas. Requirements: • Budget: ~₹2 Cr • Configuration: 3 BHK • Size: 1800–2200 sq. ft. • Expected handover: Around 2030 Open to Villas as well, but not sure if I can get a good villa for less than 3 cr. Since the handover timeline is a few years away, I’m comfortable with a construction-linked or staggered payment plan. I’m primarily looking at Tier-1 builders such as Aparna and My Home, given their reputation and timely handovers. I’ve also heard about an upcoming project from Rajapushpa; however, I’m open to suggestions, as I’ve come across mixed feedback regarding delays and financial constraints. Could you please recommend projects that would best suit my requirements? Also, if anyone has invested in newly launched or under-construction projects expected to complete by 2030, I’d appreciate your insights. NRIs who have followed a similar plan are especially welcome to share their experiences. Thanks in advance.

I am a finance professional, 31 years of age, and currently own a 2 BHK (1245 sft saleable area; ~1000 sft carpet area) flat at My Home Jewel, Madeenaguda. The flat is occupied by three of us in the family – my mother, wife and myself. This was a resale property we bought in mid-2023 at a good bargain, and we are generally happy with the purchase. While the size of the apartment more than adequately suffices our requirements today and is expected to for the near foreseeable future, we anticipate we would start to run out of space once we plan a family and have kids grow up in the next 4-5 years or so. I am anticipating this being the right time to start to think about and scout for our next house – ideally a larger 3BHK in a more modern society, in a ~10-15km vicinity of the Hitec City area. This would ideally be an under-construction property in an upcoming gated community by a reputed builder with limited execution risk. While we would be flexible with delivery timelines given no immediate need for a new house (would plan to sell this existing property concurrent with delivery of this new flat), I would like to ensure that the construction quality and amenities are top-notch. What are my potential options? Am I thinking about this correctly, or is this too early to plan?

Model Flat & Sales Office :: The developer is expected to complete a 3000 sq.ft. model flat along with the sales office within the next 20–30 days. Access Road & Connectivity :: The approach road from Lanco Hills (approx. 100 meters) is quite narrow. Observed bit traffic inflow near the project entrance as it is located exactly at a turning point. The management claims that a 120 ft wide road will be developed in the future; however, there is no clarity on the timeline. Crematorium (East Side):: The crematorium is located immediately adjacent to the eastern boundary of the project. Spoke with local residents, tea stall owners, and roadside vendors who have been operating there for many years. According to them, there is very little activity at the crematorium. Burning takes place inside enclosed sheds. Ashes do not rise visibly. Some landscaping and garden work has been carried out. Temple :: Visited the temple located near the project. There is no possibility of the temple shadow falling on the apartments. Current Pricing (as offered) EOI Price: ₹9,000 per sq.ft. (base price) Additional Charges: ₹500 per sq.ft. (Amenities + Car Parking + Water + Gas) FLC applicable 50% discount offered on East Phasing Overall Observation: The site is active with excavation in progress. Today I went to see a flat in west hyderabad. It is a landlord unit,1885 Sqft, 3 BHK east facing. 1.35 cr all charges including registration and GST. But the seller wants 60L in black and is not budging down. Is it safe to give that much in black?What are the potential risks in this?

Seems like a good project, SSI marquis with kokapet lake views. Any thoughts and any reason why this venture doesn't come up much in search, low density, great location. Any issues with builder to worry about.
