Beyond the paved atrocity of Lanco hills lies a Manikonda where more than half of the roads are badly paved or dug up (with nice "your taxpayer money at work" signs) and then left to god (pictured above), where a general inability to maintain space in our DNA means alcoholics and fish sellers crowd the streets, leading to hour long traffic jams and regular honking at Marichettu lest you go unheard, where there is zero parking space so the rich guy with the AP license plate parks his SUV in the street to buy vegetables or the big school bus stops abruptly to let a kid off in the middle of the road, and where congestion and illegal construction is so common that you are promised lovely views such as the next door neighbour's door and windows (great way to get some interior design tips and/or gossip, but don't forget the kid that has essentially grown up without parental control and therefore thinks it is totally ok to play football outside your apartment or waltz in if the door has not been stoppered shut at 10 PM in the night). Garbage dumps right outside a wall saying "don't litter here" - 100% fine! Garbage dumps right opposite a temple, next to a swanky mall? 100% fine! Manikonda is beyond GHMC limits, apparently, and beyond need for any intervention, godly or not

Hi Everyone, We are planning to purchase a new property (preferably 2.5 BHK or 3 BHK) in the Manikonda or Khajaguda area. My husband’s new office will be at Grava Business Park, Kokapet, and my office is at Sattva Knowledge City. That’s why we decided on Manikonda/Khajaguda — it offers a fairly balanced commute for both of us. We are open to Narsingi as well. So far, we’ve visited several projects including Ananda Homes Drizzle, Anuhar Towers, AVL Sankruti, Sunshine Homes Vihaan, Gangothri Prithvi, Ananda Homes Legacy, Sukhi Ubuntu, and EIPL Tamarind. Of these, only Sukhi Ubuntu and Drizzle worked location-wise. Most other developments have issues like drains, a graveyard, mosque, church, or temple right outside the balcony, which we’d prefer to avoid. We also have a budget constraint of around ₹1 Cr – ₹1.5 Cr (all-inclusive) and don’t want to stretch beyond our savings. If you have suggestions for new or upcoming projects within this budget that are in decent localities, or other areas that would suit our offices, please let us know. Thank you!
Hello Hyderabad real estate community!I'm on the hunt for a premium luxury villa in a gated community, located within a 30-45 minute drive from the Financial District (Gachibowli/Nanakramguda). Must-have features: 4-5 BHK triplex or independent villas (spacious layouts, modern design, high-end finishes) Sufficient and larger backyard – preferably with enough open space to grow small vegetables ourselves (organic kitchen garden setup) Fully covered/closed parking (at least 2 cars) – tired of open or half-exposed parking that exposes vehicles to sun, rain, dust, and potential damage Gated community Handover/possession in 2028 or later (prefer under-construction/pre-launch projects for better pricing, customization, and future appreciation) Preferred locations: Kokapet, Narsingi, Gandipet, Tellapur, Kollur, or nearby west/south-west zones with excellent ORR connectivity.
Hi, guys. I am planning to buy standalone flat in alkapur township, manikoda. Near road no 2. How is water availability here. I heard alkapur is full of water scarcity. Is it very high there? Are there manjeera pipeline available in that area or do we need to rely only on water tankers? I can see that from that location all the school are near by, offices are also near. But my only concern is water problem.! Currently I am staying in KPHB, and we never have any water problem here. I don't know much about alkapur area. I am planning to buy appartment there as it is near to my offices and reasonable price compare to other areas. Thanks. Edit: I purchased that appartment. The area is really good, and everything nearby only. so far (from March - june), there is no water problem. I can see that, there are many appartments that older than 10years are getting water tanks. They said it is because their water bore is arround 800ft.
I'm planning to buy a residential plot in a proper gated community (HMDA/RERA approved preferred) where I can hold for a few years and then construct a house later. Budget is flexible but looking for value-for-money options with decent appreciation potential and good infrastructure/amenities. Main areas I'm considering: Kompally (or nearby) Maheshwaram (or nearby) Kothur (or nearby) Mokila (or nearby) Specifically looking for: Gated layouts with compound wall, internal roads, underground drainage, electricity, water, etc. Sizes 500/600/700 sq yds preferred Good developer reputation, clear titles, no legal issues Thank you.
Budget is 2.5 -3 Cr.I know it’s a tight budget.Cant stretch more than that. Looking for good appreciation in 4-5 years.Areas considered are mansanpally, raviryal, tukkuguda, mankhal, maheshwaram, mokila, kollu, kardanur, kindakal, nandigaon, shankarpally. Any idea what happened to the hype of shankarpally? Why is not one talking about it?Is shankarpally worth investing now?
As the title suggests any big townships are there in outskirts of Hyderabad where rents for 2bhk in 10k range. I know of Sadbhavna Township in Pocharam where you can get in 7k 8k 2bhk. Singpore Township too if lucky within 10k 2bhk but avg it's 15k. Would appreciate all the help and suggestions. I am interested more towards Airport or around Patancheru.
I’m looking to buy a 2BHK apartment in a gated community around Manikonda, Narsingi, or Alkapuri Township. Requirements: • Budget: Up to ₹1.1 Cr • Configuration: 2BHK • Good ventilation & amenities preferred If anyone is selling or knows any leads/projects that fit this budget, please let me know. Thanks!
Hi all, I am looking to switch to a gated community from a standalone building & will be renting a 2BHK apartment but with so many choices, I am wondering which one is the best & value for money. Area: Nanakramguda, Gachibowli, Kondapur, Madhapur
I'm considering investing in the area and would love to hear about your experience with the neighborhood. How’s the infrastructure, amenities, connectivity, and overall living experience? Any pros and cons to be aware of?
