The property located in Narsingi is 15 mins from the IT hub and has all major resources in near vicinity. The project has 2 acres of green cover and recreational areas with a massive club house. There are 04 towers of 10 floors each thus ensuring lower population density.

Beware of the scam!!! Please be aware that the claims made by the builder appear to be misleading. They are promoting 2.1 acres of “open area”, but in reality, this is not part of the actual project. The total project area being presented as 5.23 acres is deceptive — the actual usable project area is only 3.22 acres. The remaining 2.01 acres fall under the buffer zone, which, as per official records, has been gifted to the government. This means that the builder has no ownership or development rights over that portion. The government may use this buffer zone for public amenities like parks or roads, not as part of the residential project. Additionally, the sale agreement makes no mention of many facilities that were advertised in the brochure, such as: Badminton court Half basketball court Cycling and jogging track Most of the amenity areas shown in the brochure and layout plan are actually located within the buffer zone, which does not belong to the project.

Oorjita Vedant is a nice project with good construction quality and peaceful surroundings. The location is very convenient, and the amenities are well planned. Overall, a good place to live in Hyderabad.

Been house hunting around Financial District for the past couple of months with a budget of ~1.2 Cr. Sharing some quick observations from my weekend visits:  Tellapur Aparna Cyber 4 - Within my budget I can get a 2BHK. If I stretch slightly, maybe a 2.5BHK (~1500 sft). Project looks decent (as expected from Aparna), but value-for-money feels tight for the configuration as mid rise non mivan construction. Vision Arsha - Project looked decent. However, sales experience was a big turn-off. Agent was hell bent on asking for purchase confirmation before even showing the flat layout. Also, project completion will take time. Rajpushpa - Again, in this budget mostly 2BHK options only. Sales Agent keeps on badgering once we visit. Bricks Marvella - Layout and location seemed decent. Completion expected around March 2028. Same story budget-wise — only 2BHK feasible. Overall Impression - Honestly, Tellapur currently feels like a deserted construction belt. Dust everywhere. Minimal external amenities if you step outside the gated society ecosystem. Most projects are slightly interior.Feels like a “future bet” area — but today’s livability seems limited.  Narsingi Oorjita Vedant- Located right beside Musi River. One side faces a graveyard. Major concern: amenities are built on buffer zone land, which theoretically the government could reclaim. 1500 sft fits within budget. Bayleaf by Verdant - Better location comparatively. But only 3 & 4 BHKs. 3BHK starts around 1.5 Cr — outside my budget unless stretched significantly. Taproot Infra - Hornbill Retreat- Very interior. Construction just at 2nd floor stage, so delivery will take time. 3BHK possible if I stretch. Overall Impression- Feels like most projects are still “village zone” developments. Roads towards Narsingi Circle already feel narrow — once all these projects are occupied, congestion seems inevitable and has a danger of flooding in rainy season. Good proximity to Financial District though.  Kokapet Greenspace Celestial - Interesting pricing — around 8500/sft while nearby properties are 10k–11k per sft. The reason seems obvious: there’s a graveyard directly in front of 3 blocks. Phase 1 handover in ~5 months. Phase 2 by next year end. Overall Impression- Location-wise Kokapet definitely feels more premium and developed compared to Tellapur/Narsingi interiors.  Kondapur Solitaire Unity - Location is solid (Kondapur advantage), though the approach road isn’t great. A Hallmark project is coming up in front, so dust/construction for the foreseeable future. Didn’t like the layouts — builder prioritized huge balconies but rooms felt matchbox sized. 2BHK is close to 1.3 Cr here. Happy house hunting to everyone else in this crazy market 沈

Oorjita Vedant is a hidden gem in Narsingi by the reputed and reliable Oorjita Developers! The project offers spacious 2 and 3 BHK flats for sale in Narsingi Hyderabad at an affordable price starting at just ₹81 Lakhs*. The community is beautifully designed with 2.1 acres of landscaped gardens and all the amenities one could think of. Other Oorjita projects speak volumes of the quality of construction and best practices. You must check this one out.

Marketing team is very rude and impolite. 2bhk cost around more than 1.25 cr I felt very expensive. Best to go other options. Highly not recommended.

“Living at Oorjita Vedant feels like a dream! The apartments are well-designed with plenty of light and space, and the range of facilities—like the gym, jogging track, and kids’ play area—makes it perfect for families. The connectivity to major areas like Gachibowli and the Financial District is a huge bonus!”

all blocks at 1 side & all the amenities at 1 side, looks odd as it is not spread properly. And later I got to know that the amenities are in FTL/Buffer zone. & it is near to a Grave yard too..

This project impact with FTL buffer zone. They gave amenities and palyareas in 2acres span but it's in buffer zone. When we ask the same question to sales team it's part of the project but registration is not under the project.which means we can use it but officially it's not belong to project. Before purchase here check all the details,don't fall trap after seen huge paly areas and parks just think why it's kept one side of project.. ALSO THEY REMOVED ALL NEGITIVE COMMENTS FROM THE REVIEWS

Oorjita Developers has exceeded my expectations with their Oorjita Vedant project specifications in Narsingi. The project is offering affordable 2 and 3 BHK apartments starting at just ₹81 Lakhs*. The boutique gated community is more spacious than other projects in the same vicinity. It’s going to be a tight-knit community which I wished for, for my family. I highly recommend this project to anyone looking for a new home in a small community with the best possible benefits.
