Hi everyone, We’re a working couple currently house-hunting in West Hyderabad. We're looking for a 2BHK apartment with a budget of up to ₹1.3 Cr (all inclusive). We're specifically looking for locations that are closer to the city and not too far out — so areas like Tellapur, Kollur, Osman Nagar are not preferred at this point. We’re open to suggestions in areas like: Gachibowli Kondapur Madhapur Narsingi Financial District (if anything falls within budget) Key preferences: Ready to move or nearing possession (within a year) Decent resale value in future Good access to main roads, social infra, and safety Not looking for too cramped high-rise societies Would appreciate any leads on good projects, or even suggestions on areas we might be overlooking that still offer decent connectivity and value. Thanks in advance!

Seeking 3BHK Villa recommendations (Budget: ~2.5 Cr) in West Hyderabad Hi all, I'm looking for under-construction villa projects for end use in **Kismatpur, Kollur, Tellapur, Bandlaguda Jagir, mokila , peeramcheru, shamshabad, Rajendra Nagar**. • **Requirement:** 3BHK • **Budget:** ₹2.5 Cr • **Timeline:** Possession in 3-4 years (2028–2029) • **Preference:** I’m specifically looking for gated communities with more breathing room, as I’m trying to avoid the high-density 50-floor apartment trend. Is this budget still realistic for these areas with a decent builder? Any leads on upcoming projects would be appreciated. *Edit 1 : Got contacted by Siva Sai infra Myra villas - 8900/ sft. RTM. Any reviews?*

Hi everyone, We are planning to move into a gated community in West Hyderabad and wanted some suggestions from people who already live in these areas. Requirement: 3 BHK Budget: Around ₹55K–₹65K Locations preferred: Nanakramguda, Financial District, Gachibowli, Kondapur (open to nearby areas too) Family:Senior citizen parents, a couple in our 30s, and a 1-year-old child. So safety, walkability, lifts that actually work, good maintenance, and a peaceful environment are important. The idea is to rent for about 12 months to understand whether gated community living truly suits our lifestyle before committing a few crores to purchase a flat and then regretting the decision. Would love inputs on: Communities where rents realistically fall in this rangeSocieties that are family-friendly (not overly bachelor-heavy)Good maintenanceNot crazy traffic during peak hoursAny societies to avoid Also, if you live in one of these communities, I’d really appreciate hearing the pros and cons. Brokers are welcome too, but I’d prefer resident feedback Thanks in advance!
I have a requirement of 3BHK flat for self use. Looking for areas close to Hitech city. Any low density upcoming projects where I can find 2000sq ft 3BHK under 2cr. I am okay if possession is by 2028/2029. Does it make sense to look for Villas by tier2/3 constructor in kollur side for 2.5cr instead of apartment? Recently visited Jayabheri Sahasra project and everything seems good except budget which is non negotiable at 2.4cr. Please suggest, I am searching here and there without much clear direction
I am looking for a ~400sq yards of land in a gated community on the west side of hyderabad. requirement is to have easy and quick access to financial district via ORR and also an area that becomes atleast residentially vibrant in the coming decade. having access to the next phase metro is a huge plus. Purpose is for personal consumption in the coming decade. looking for gated community for property security and to be in a homogenous residential block. buying a built villa seems very expensive and also i don't have an immediate need for the house. currently i am considering Mokila, vattinagulapally, Kokapet, Narsingi, Kismatpur, Rajendranagar and shamshabad. Out of which; communities with open plots i could find are; Aparna western meadows - Mokila Ashoka kadri central highlands - Mokila Sark green fields - Mokila Muppas green fields - not a gated community - Vattinagulapally. Prestige Nirvana - Rajendranagar Prestige Orchards - Shamshabad What other communities should I be looking at ? What are the prices that i should be expecting ? all the areas seems to be at ~70,000 per sq yrd(approximate median of all) except for rajendranagar which is at ~1,30,000 per sq yard(seems to too high. sounds too much off).
I'm a recent transplant to Hyderabad and I'm on the hunt for a villa in the western part of the city. I'm looking for recommendations on areas and communities that fit my criteria: 4BHK villa Quality builder with good reputation Good public transport connectivity Wider roads Green spaces and a peaceful environment My budget is around 3-3.5cr. I'd love to get suggestions on areas and communities that I can explore. Some specific questions I have: What are some good areas in Hyderabad West that fit my criteria? Are there any quality builders or developers that I should look into? Are there any specific communities or gated societies that you'd recommend? I'd appreciate it if you could share your recommendations in the open forum, so that others can benefit from your insights as well. No DMs, please! Thanks in advance for your help.
Our 4 year old child was introduced to schooling through a Waldorf-inspired school in Andhra Pradesh, and we’ve really appreciated the emphasis on play, creativity, nature, and overall development rather than academic pressure. We’re now moving back to Hyderabad (West Hyderabad) and are exploring options. So far, we’ve looked at schools such as Prerana Waldorf and Thraya, both of which follow a Waldorf-inspired approach. Thraya being more closer to the environment what our child has already experienced so far. At the same time, we’re wondering whether this might be the right opportunity to switch to a different curriculum altogether instead of moving from one Waldorf-inspired school to another. Our priorities are:• Low academic pressure in the early years• Strong focus on sports, outdoor play, and physical development• Overall personality development rather than rote learning• Easy on our pockets- Reasonable fee structure (not looking for ultra-premium international schools) Has anyone here gone through a similar transition from Waldorf/alternative education to mainstream schooling in Hyderabad? Would love to hear: Which schools you shortlisted and why?Any schools you would avoid?Whether you felt switching from Waldorf to a mainstream curriculum was a good decision in the long run? Thanks in advance for any insights.
Hello good people - need some feedback! Recently visited western springs and I liked the overall plan and layout. Based on my research they seem like a mew player in the residential space. Was quoted around 2.5 cr for 2500 sqft. Basically fits my requirement- kind of luxury 3 BHK (balconies, big rooms, gated community) which is sparsely occupied compared to other new projects. Anyone has any experience with the property or builder in general? And are there less pricey options available for similar sqft in the property that anyone may be aware of?

What is people’s opinion on Western springs. Was thinking of buying a house in this. They are quoting 9300 base price and all inclusive comes around 11200. Also there seems to be some legal issues ( attached links below ) which builder is denying. I am confused between my home avali and western springs. Western springs has location advantage But my home has brand and price advantage.
