I have explored properties in arround puppalaguda and narsingi. This is the only property me and my whole family liked. Sales team was coperative and transperent. The design of the house, finishing, quality of materials, grand look of entry zone of each block, location primeness, low density flats per acer, appealing to eye, the feel like 'this is the house built for you'. These things i did not felt in property by No 1 and 2 builder projects in Puppalaguda. Who built 3600houses and 3200 houses in near by projects. This is one of the best project by small builder compred to so said No 1 and 2s, but the way it is built is far ahead than these No 1 and 2s. Also during my visit o came across a person with note book in hand in the fpat who was performing Quality Check, this was not expected from samll builder, but witnessed it at Western springs, being from QA background it was more staisfying and value adding for me. One of the best properties i witnessed here
There have 7 iconic g + 36 floor Tower with 3BHK luxuries apartment with 3 balcony. And every floor have 6 flats. 3 level basement parking for vehicle. This apartment is near beside of ORR just drive 1-2 min. Far away.
Tha location off this company is very good no rush no pollution
Bought an apartment here through nobroker. Was a good experience overall. It's a bit pricey but nobody else is selling for lesser. The main usp is it's density.
Decent property, bad sales team(lady present at 3:30PM on 05th July). Helped with our decision of not having to do anything with Western Springs.

I am looking for a ~400sq yards of land in a gated community on the west side of hyderabad. requirement is to have easy and quick access to financial district via ORR and also an area that becomes atleast residentially vibrant in the coming decade. having access to the next phase metro is a huge plus. Purpose is for personal consumption in the coming decade. looking for gated community for property security and to be in a homogenous residential block. buying a built villa seems very expensive and also i don't have an immediate need for the house. currently i am considering Mokila, vattinagulapally, Kokapet, Narsingi, Kismatpur, Rajendranagar and shamshabad. Out of which; communities with open plots i could find are; Aparna western meadows - Mokila Ashoka kadri central highlands - Mokila Sark green fields - Mokila Muppas green fields - not a gated community - Vattinagulapally. Prestige Nirvana - Rajendranagar Prestige Orchards - Shamshabad What other communities should I be looking at ? What are the prices that i should be expecting ? all the areas seems to be at ~70,000 per sq yrd(approximate median of all) except for rajendranagar which is at ~1,30,000 per sq yard(seems to too high. sounds too much off).

Hi everyone, I’m currently evaluating a resale unit in Western Springs, Puppalguda and wanted to get a pulse on the current market sentiment and pricing for this society. The Offer: Configuration: 3BHK, ~2500 SQFT (West facing). Floor: Mid-floor (between 10–20). Base Price: ₹9,500 per SQFT. Total Quote: ~₹2.54 Cr (includes car parking, club house, infra, and advance maintenance/corpus). GST: Seller says GST is already paid to the builder, so no GST for me. Status: Handover for interiors expected later this year. My Context: The builder is currently quoting ₹10k+ for new inventory, so this looks like a ₹25-30L "discount" on paper. However, I’ve heard mixed things about resale volume in the Puppalaguda-Narsingi stretch. My Questions: Pricing: Is ₹9,500 the actual ground reality for resales here? I’ve seen some mentions of landowner units going for less—is it worth hunting for those instead? Society/Legal: Are there any known issues with the land title or water logging in this specific patch? I noticed some old mentions of litigation; does anyone know the current status? Noise/ORR: For those living in nearby projects (Provoncia, Twin Towers), how bad is the ORR road noise on mid-to-high floors? Hello good people - need some feedback! Recently visited western springs and I liked the overall plan and layout. Based on my research they seem like a mew player in the residential space. Was quoted around 2.5 cr for 2500 sqft. Basically fits my requirement- kind of luxury 3 BHK (balconies, big rooms, gated community) which is sparsely occupied compared to other new projects. Anyone has any experience with the property or builder in general? And are there less pricey options available for similar sqft in the property that anyone may be aware of?
